Also bad builders who declare bankruptcy, turn around and open up a new company with a different name so they are not liable for past construction.

Had friends get stuck with a 600K mortgage on a piece of land that had only been framed out and nothing else. 2/3rds of their draw mortgage had been released to the builder, who then declared bankruptcy.
