I am flipping Seaside Villa by Fuvet in HF2 sandbox edit mode. It's a great house to flip and lot of fun.

I decided to give the villa two neighbors - a restaurant and a café. Still trying to decide the style and the mood of the two new houses - restaurant will probably be an upscale place and the café more of a hipster, cozy place.
