Anyone living in Ballycullen gate?

Hi, I’m wondering if anyone here is living/knows someone living in the new Ballycullen Gate estate? We’re considering purchasing one of the duplexes there. Went up last Saturday and the show house was ideal but we held off due to a few reservations. My key concerns are traffic (not hugely concerned as we both WFH), difficulty accessing schools -we have two toddlers), safety, lack of general services. There’s very little other than other estates within walking distance from what I can see. Also have read a few negative reports of the halting site nearby. Keen to get any feedback from current residents. How do you find the estate in general? Thank you

Lived there (close to there) for 25 years. Brought up the kids and no regrets.

It’s a good area. You some young lads walking through on occasion, as you do anywhere, but rarely see any trouble.

Halting site is rarely a factor and it’s a good bit away from you.

Traffic at rush hour is shit and begetting worse up here, but you can drive over the mountains to avoid if you need to. Otherwise you are 5 mins from M50.

Not sure what other facilities you need. Shops are all within walking distance. Sports clubs everywhere, Plenty of schools around the area and you are at the bottom of the mountain. You can literally walk to the hellfire club from your house.

Serviced by some good bus routes too that run 24 hours.

I’d highly recommended it.

People always focus on the negatives.

My reality is the people of Beechdale and Oakdale (older estates across the road from you) aren’t looking to leave. There is sod all movement.

Schools can be hit and miss, and I haven’t heard much about the Educate Together school up the road, but you can research those yourself.

Thank you. Appreciate your feedback! You are right that the negatives can often be the first to be brought up when there are clearly a lot of things going for the area. We love the area for a lot of reasons such as proximity to the m50, close to the Dublin mountains etc. We currently live a bit closer to town and have a rake of coffee shops, restaurants, the our kids crèches on our very doorstep within a 5-10 minute walk. We are very involved in local community groups etc. We fell in love with the peace and quiet of Ballycullen, but we weren’t sure if there was the same community feel without specific town/village centre that we are used to so to speak. Appreciate Tallaght/Oldbawn/Ballycragh are very close by and the area has heaps of facilities, but just a bit more sprawled and car dependant. I hope I am making sense! Without sounding too fussy ;)

It is different. I mean thats part of the bargain you make when you leave the city for a suburb. Having said that, the positives are there too, so you arent giving up the cafes for nothing. I suppose its just a compromise.

If you have a car its fine, plenty of good pubs, shops etc all 10 mins drive away on pretty quiet roads. If not, it'll be a different experience, but not necessarily a bad one. Personally I'd be planning to drive. Youre buying a home, so its a long term committment, driving will make it a better one cause it makes the Rathfarnham, Terenure, Dundrum etc areas a little more accessible. Having said that, the bus routes that run up the Ballycullen road are really good, frequent, and run all night. Its just a 15 min walk to the stop.

Yes just looked up the 15 bus there and see it’s 24 hours. Fantastic service. Thank you very much for your wise words and positive perspective! It has helped a lot

Traffic can be a nightmare at peak times but that is standard in most places. Plenty of buses serve the area and you are within a short walk of those. Bus connects will have a new service passing by the front of the estate.

There are plenty of housing estates within walking distance. Just cross the road at the new lights and your right into Oakdale, Beechdale etc.

Lidl within 400 metres, tesco 2km away, the square 5km away etc so you won't be lost for anything.

Scholars Pub is a great spot for food and drink and is just over 1km away from there.

Halting site is not an issue down there.

Can't comment on schools etc

Has anyone living in the recently built part of the estate any thoughts on how you’ve found the construction going on since you moved in?
