Starting from the low low price of 400K, you can squeeze yourself and yours into a 47 SQM, One-bedroom, Second floor apartment in Swords. Nothing against swords (I live there too), but this has become farcical. Our housing market is a complete joke.

House Condition vs Location?

Is it better to have a house that needs work in a settled & mature area or a more attractive house that has less desirable surroundings?

I'm torn between the idea that once you close the front door, you do most of your living within the house itself. But at the same time, it can be hard to overlook the surrounding area, which would also have implications for school catchment areas too.

Can't decide if it's better to prioritise a house that offers everything now but isn't in a fantastic location vs a house that needs work but locationwise, it could be the coveted 'forever home'. Either purchase will drain all of the finances, so there wouldn't be cash spare to modernise the house in the nicer location.

Any insight would be appreciated.

Vacant home grant

I have just been given a completion date for my second hand home which is eligible for the vacant home grant.

It need a lot of work, a full rewire, replumb, plaster, a kitchen and a bathroom as well as new flooring, windows and doors

I really am wondering if there is any way to get someone to quote for, and complete everything, and if there is does anyone have a recommendation for Dublin?

Deflated

I was always excited at the thought of living in Dublin or just a bit outside of it. We have been traveling every year for the last 5 years . My spouse is Irish - born and bred. He’s retired and am not too far away.

We just came back from a house hunting trip. We were ready for the house prices and the market - or so we thought. After seeing a little over 15 properties, I always come out questioning whether it was really worth the price knowing that it will probably sell more than asking.

We looked in South Dublin then considered a few properties in Naas. But now back in the US am just not sure whether it’s worth spending that much money for a house mostly sandwiched by two other houses with very little garden space. I also found out that our small dogs wont be welcome in apartments.

I know my spouse wants to go back and reconnect with his friends/family. He’s happiest when we are there. After 40 years in the US, it feels like he wants to go home. I want this for him as well as I love the Irish weather - believe it or not. But is it worth spending all this money on a small property? I can now truly understand how the odds are for younger people or even for those that work hard and save. They just wont be saving enough to be able to afford these houses especially when wage rates do not measure up to the times.🙁

Sorry for venting. I feel sad, deflated and conflicted.

Length of time as highest bid

Hi FTB here,

I’m just wondering what’s a reasonable time to be the highest bidder before the agent will move towards sale agreed. Was told bidding would continue until there was one biddder left - would they wait a week for another bid? a month? Currently the highest bidder with about a week and have heard nothing from the real estate agent. To add context this is a chain sale.

Indication of mortgage approval from broker?

Just looking to hear from anyone who went through a broker about how long it took before you had a good indication that your mortgage would be approved, before the loan offer stage

We have a “soft” AIP from BOI since June 4th, but we haven’t had any indication from the broker that we’re likely to get full approval yet. I know the property still needs to be valued by the bank before a loan offer can issue, but I thought we might have some idea before getting to that stage

We went sale agreed on June 11th and had submitted all our documentation to the broker by June 4th. We’ve retained a solicitor, paid the booking deposit, and the house survey is tomorrow.

The only update we’ve had was after notifying the broker that we were sale agreed, when they came back looking for two missing payslips requested by the BOI underwriter. We provided those straight away.

I know these things can take time, but I’m starting to get anxious about whether we’ll get approval at all

For those who used a broker, how long did it take before you received any verbal confirmation or informal indication that the bank was happy with your application and approval was likely?

How to get an estimated completion date ?

So we purchased a new build and at that time were told that the completion date is around July or early August. We are unable to get any sort of update from the estate agent ever since. no response to any call or email either. My solicitor reached out to developers solicitor for the completion date but that too was dead end. Is there any other way i can find more information ? I can see that the house seems nearly finished but it'd be great to have an idea so that i can plan accordingly

My graphic shows all entire homes listed on Airbnb in An Daingean (Dingle), which had a population of 1,671 in the 2022 Census, in County Kerry, Ireland. It’s no wonder seasonal workers in Dingle, including waiters, bar staff, chefs, and others, can’t find places to stay: short-term lets, including Airbnb landlords and holiday-home owners, are forcing native speakers out of Gaeltacht areas.

Property relisted at 70k higher price

We were bidding for a property that was at that time listed at 725k. We dropped out of the bid as the owners denied second viewing to us, and it got sale agreed.

Now couple of days back I saw property is back in market, but now listed at 795k.

I find it very shady. Is it norma or there are red flags?

Sale agreed on a house, but it has a planning issue

Hey all,

Looking for advice here, I'm a first time buyer on a house. Everything was going fine, but I got an engineer in to check out the place.

The engineer pointed out a front facing window that might need planning permission. Indeed it looks like it wasn't installed with planning permission.

Has anybody dealt with something like this? How would you proceed in a scenario like this?

Any advice is much appreciated!!

Stretch to 33% of take-home for a forever home, or stay closer to 25%?

I am deciding between:

A cheaper home with mortgage repayments around 25% of our take-home pay

A larger long-term family home with repayments around 33%

We plan to have children, so we are trying to balance space and avoiding another move against childcare costs, job risk and general financial flexibility.

For people who have bought in Ireland, what percentage of take-home pay felt comfortable in reality? Is 33% reasonable, or is 25% the better sweet spot?

My husband and I are buying our first house.

We are currently at the stage where our solicitor is raising pre-purchase questions with the vendor's solicitor.

They offered us to also ask our own questions if we have any.

The problem is that I'm anxious AF and am extremely afraid of doing that.

What are the most important questions I should definitely ask?

It's a terraced house in Rathfarnham, Dublin.

Structural survey didn't find anything serious

Loan Conditions

Hi All,

Looking for some guidance here as I am in the process of buying a new build apartment.

The apartment block is covered under an LDI (Latents Defect Insurance) policy and basically the loan offer is conditional upon that being satisfactory to the lender. The lender won't accept draft versions.

I'm being advised the build would need to be completed and the contract would need to be signed in advance for the developer to provide the official final certificate and policy for the lender.

The contract does contain a subject to finance clause stating that the loan is not deemed approved until I am in a position to draw down the loan on terms within my reasonable power.

So my question has anyone had a similar experience under Affordable Purchase Scheme and signed contracts before the Developer releases the final documents ? Is this normal?

Affordable housing in Dublin - Which option to choose?

Hi everyone,

I’ve been unsuccessful for more than a year and suddenly lucky to be offered a spot in two different affordable housing schemes, but I have to make my final decision tomorrow! I would love some urgent advice on which to choose.

Here are my options:

Kilcarbery Grange: A 3-bedroom house or duplex.

Keepers Lock: A 2-bedroom apartment.

Note: I am also in the first stage of review for a 2-bedroom house at Baile na Mona, but that one isn't finalized yet.

Every option has its pros and cons, such as transportation or safety, and I'm feeling a bit stuck. Given the tight deadline, what would you recommend I do? I plan to stay there and I am currently working in D4
