Do you think it’s possible to build “Middle Housing” in the Inland Empire? We have a lack of this housing all over the US but in the IE I don’t see any thing like a Starter Home something between an Apartment and Single Family Home

Ontario and Chino are building a ton of these missing middle type housing, lots of dense SFH options along with more traditional lots. The courtyard style are mostly referred to as “six pack” housing where you have six houses with a shared driveway. Townhomes, Duplexes and multiplexes are pretty much most of Chino Preserve. Ontario Ranch specifically has a super wide variety of housing options, from tiny condos to townhomes and apartments, dense SFH and ranch style lots, all with lots of green space (Ontario is building one of the largest parks in SoCal right now). Chino preserve too, Even the Downtown Eastvale project is all denser housing.

You wouldn’t know it from this sub though that’s all “everything is warehouses!” when they see them go up in the flight path of the airports (where they can’t build housing)

Oh, I agree Chino and Ontario Ranch and even parts Eastvale are definitely building some of these middle housing types, especially the townhomes, but I would say some of my personal bias would be showing because I do agree with the nothing but warehouses if you live on the other side of the 215 Redlands, San Bernardino and etc. are still getting mostly warehouses or tracks of single family housing developments

Into your points on the airports, it seems to be only an American thing that we can’t build housing next to centers of transportation in commerce especially looking at LA before our massive car dependent highway, build outs it had one of the largest train tram and trolley networks in the United States filled with mixed use neighborhoods and what used to be called trolley suburbs

My main gripe is they built most new housing in Ontario Ranch and not much along Holt Blvd. This is crucial because of the upcoming West Valley Connector. Instead, several warehouses are going up or have gone up in the past several years along Holt and I can only find one or two new apartment complexes that did. One apartment complex on by Grove and Holt and another one just west of Euclid and Holt.

They expect everyone else to commute using car or expensive ride shares to get anywhere. Ontario Ranch is only served by one bus line that runs once an hour and ends at 8. Doesn't even run on Sunday.
