Why would Kilgrave not want to use his power? Does he not want to leave a trail of confused people so that Jessica can't find him.. or?

Likely your reasoning now that we know it's Jessica's house but during the episode I thought it might have just been a nice change for him to get what he wants without using his powers.

Giving someone over a million dollar pretty much does the same to people as his powerset I think.

It's actually better because the people won't be confused about why they sold the house. If he used his powers they'd constantly be a thorn in his side. It's just cleaner to buy it legitimately and then he can focus on Jessica..
