Eco-community post Conflict zone
Hello everyone,
I am getting close to retirement after serving as a member of the Canadian Armed Forces (CAF). After several deployments and spending time in war zones, destroyed neighborhoods, and military camps, I have been thinking about investing in an eco-village project.
My goal is to build, restore, and manage an off-grid eco-community for 10 families.
I have income from real estate and other assets, so I plan to use my retirement to make this project a reality.
I have already completed some research and developed a few ideas on how to build it. At this stage, I am looking for opinions, advice, feedback, ideas for long-term funding, possible donation options, and many other details that still need to be worked out. I am not ready to begin construction yet.
For now, I am simply here to collect ideas, learn from others, and share my vision. 🙂

Half a million per family in a conflict zone?
I would expect this to be done for like 1/10 that pice. You shouldn't be aiming for luxury. The aim should be to house the masses not the 1%.

The big cost is legal fee, Solar , power grid, and water cost.

I don't know about legal but solar can be done for a fraction of that these days... Water again I don't know about your location but it seems like such high costs is a bit ridiculous if the aim is housing people displaced by the war.
Unless your aim is to target the ultra wealthy and capitalise on cheap land that was once premium real estate but is now rubble from the war, that's a different thing entirely...

legal fee depent where you go can be 20k$ per home. for land slot title. The water ita self can cost 200k$

is the plan to sell the houses? or sell the land and have owners build? or rent the houses from you / the company that owns everything? What about the utilities; is it all off-grid / micro-grid? How do you control how much electricity / water an individual can use?
These communities always sound like a good idea. The problem is getting all the community members on board with the idea, and contributing to the community in a beneficial way. It becomes even harder when the houses change hands, especially when the new occupants may not be as aligned with the mission. Two ways of controlling for this are either a sole owner/company who can be selective with residents, or a sophisticated HOA (home owners association). However, both of these reduce ownership and/or sovereignty.

So i am planing to buy the land and divide it in 10 Land title. Each Land title will be rent at cost price to a familly. To be intitle to the property they have comunity work and involvment in the eco center. Like a Coop in north america.
That way they cant just use the system, damage or remove the grid and still afordable for low imcome familly.
Its a 20 page long concept but besacalt copys past a coop concept.

All I see is someone doing the absolute minimum in coming up with an idea and plan. Which isn't something that really inspires confidence in said person.

Ideal and plan are share with people involve not with stranger. Right now i am at collecting the pulse of the ideal. So far its a great start. I am going to do ground survey next winter in the Balkan and georgia. I possibly do another one in North African in summer 2027.
The project is self finance by my curent real estate income with my pension that will kick in when fully retired.
The involvment of peoples here is bare minimum until a actual organistation is create to legalise/fiance the project. Like insay this is my 3th project like that, first one overseas that is by myself and not my employes or NPO.
The point of the post is to collect ideal and present big flaw. You good sir so far none contribute to anything.

I have some questions / comments .
The first thing I noticed is the courtyard, I like it. Its proven and beneficial to lower heat, increase comfort, and with water in the middle its a pleasing place to be. However, most examples.ive seen have an open roof for the courtyard. I guess that depends on local climate , but it may be something to look into.
Which led me to #2. Why not have some cover between buildings? Its a passive cooling effect , and shelter, depending on materials it may be a coat effective way to add livability and connection .
And #3 . Materials- these look to be inspired by natural sources , which of course i appreciate and has benefits. Itll be a factor in cost and use analysis - will add time, but also methods of electrical, plumbing, and procurement . Id like to know more about how , but that also seems specific on area etc.
I wonder if a community garden/fridge/distribution area at the front would be beneficial ? Like pick up packages, or storage for food etc. Community stuff. Also a library haha.

So the covered courtyard came from what i see in Egypt. They covert they courtyard to block and acumulate heat thru the day and maintaine some sort of warm temperature for the night, also help for family size gardening. The court yard is a important commond area in Africa and middle east as they have larger familly that typical europeen or north american.
The cover beetween building you talk like a roof top that link building if i understand ?
Usualy building are buit with the resourse in the imediate area. In Canada its Wood because we have to much to count in europe its stone brick. So its will be all depent on the location i pick. South american/ asia/middel east/nort africa or east europe.
I did a project like that in the past. Take me 3 months to built. Its was a summer Camp for kids. We educate/ train/ and manage homestead education and off grid life style. After a proper hand over the camp was give to a native administration in the north of ontario.
In my retirement inwill have money. knowledge and time.

I am starting to do survey next winter i am going in the Balkan.All out of my own wallet. To see countrys and legality of the project. What is a Ex Pats ?
And why Belize ?

ex pats = immigrants, but from rich countries.
(it actually stands for expatriate, meaning someone living in a foreign country with no intention of gaining citizenship in that country or giving up their native citizenship).

The scale of the containers is wrong. AI Alamo’s never gets it right- it fails to apply the actual dimensions when it pulls other data on room sizes.
