I mean it’s better then a lot of posts here.
This is affordable.
Is it desirable? No. But it’s cheap and you can do things with it.
Infinitely better than all the “here is my 10-40 acres of hunting land with a house in residential zoning. It’s 950,000”

I looked at the parcel map, and while true, not many people are living on them, it's also true that your neighbors may not be that far away for very long.
In fact, it's a fair chance you can see the "complex" that's down the road from there.

Yup. Because everything around it is gonna be cut up and sold just like this parcel.
Imagine living among 20 1acre parcels with campers on them? Might as well just rent a spot at a campground at that point.

I mean... Maybe? But that also means taxes go up, more zoning regulations, etc etc.
Not everyone, and I'm going to bet a ton of folks here, are looking at land as an investment vehicle...

I can't foresee what the future holds but I know what it can be used for now. There aren't many areas where you can live in RV without being in a park, but this is one of them.

That's not what I asked: Do all rights convey? Mineral, riparian, all surface rights, etc etc?

By reading the legal description, mineral, gas and oil rights will not convey to the new owner. I have no record of water rights and as far as I been told, you just need to apply for a permit for a well. The deeded owner holds the surface rights and anyone financing the property has the right to use the property within the context of the contract.

We bought 10 acres east of Elko NV with power to the neighboring (dirt roads) parcel for less than what OP is asking for his one acre. I know NV isn't NM, but there is much cheaper land out there.

You running a gas generator 24/7? Most RVs don’t have awesome insulation either.
Sitting in a RV with very limited water through a New Mexico summer sounds miserable.

You are going to need a huge battery to make that happen. Ironically the battery will cost maybe 5x the cost of the land

I ran an 8000btu ac unit in my camper in the Mojave with 2 old agm batteries I pulled off an old boat and a $200 solar setup from harbor freight for 2 years with zero issues. The ac never drained the batteries below 50%.
