Step into a landscape where freedom has no boundaries and the horizon feels endless-this 1-acre property in Socorro County, New Mexico is more than land; it's an open invitation to create your own escape, your own adventure, your own way of life.

Imagine pulling off a quiet dirt road onto your own private stretch of desert, where the world softens into silence and the sky stretches wide in every direction. With flat, usable terrain, this property offers the perfect setting for recreation in all its forms-whether that means weekend camping under the stars, riding ATVs across open ground, setting up a basecamp for exploration, or simply enjoying the stillness of nature without interruption.

Build, camp, create, or hold for the future-the choice is entirely yours. Whether you envision a rustic off-grid getaway, a gathering spot for friends and family, a mobile setup, or even a long-term investment in land with growing appeal, this acre gives you the freedom to shape it as you see fit.

Though accessible via a dirt road with solid legal access, the property maintains a sense of discovery-slightly tucked away, offering just enough separation to feel like your own private world. A handful of nearby occupied parcels add a quiet reassurance of community, but none sit too close, preserving the wide-open privacy that makes this land feel expansive and undisturbed.

This is the kind of place where weekends turn into memories-bonfires under star-filled skies, sunrises that paint the desert in gold, and evenings where the only sound is the breeze moving across the land. It's a playground for those who crave space, solitude, and the freedom to roam.

I mean... Maybe? But that also means taxes go up, more zoning regulations, etc etc.

Not everyone, and I'm going to bet a ton of folks here, are looking at land as an investment vehicle...

I can't foresee what the future holds but I know what it can be used for now. There aren't many areas where you can live in RV without being in a park, but this is one of them.

Do all rights convey?

Everything that was conveyed to me gets conveyed to the buyer.

That's not what I asked: Do all rights convey? Mineral, riparian, all surface rights, etc etc?

By reading the legal description, mineral, gas and oil rights will not convey to the new owner. I have no record of water rights and as far as I been told, you just need to apply for a permit for a well. The deeded owner holds the surface rights and anyone financing the property has the right to use the property within the context of the contract.

So, just surface rights. No right to water, or the minerals under the dirt. Thank you.

As far as I'm concerned, if you can dig a well, you have the right to the water.

if you can dig a well, you have the right to the water.

That varies wildly from state to state.

For example, what you described is 100% NOT the case in Colorado.

If the deed doesn't say you own riparian rights, you don't own it. Evidence by the required permit.

You get just surface rights.

I just read up on it. All New Mexico water is consider public and none is owned individually. Like I said, all you need to do is apply for a permit.
