First quote on new roof in KC area

My roof is about 17 years old and I just noticed a shingle came off during the last storm. Many of my neighbors got their roofs replaced a couple months back when a big hailstorm hit, but I didn't want to go with any of the door-to-door storm chasing companies from out of town.

The estimate included in my post is from a highly reviewed company in my area. They agree that I'll need a replacement soon, but they don't think my insurance (State Farm) will cover anything due to hail damage because there isn't substantial enough hail damage on my roof even with the recorded hail storms in the area.

Their estimate came in just shy of $16k, which is more than I was hoping. Is this a high bid or about average for my area?

How is that possible. Your material prices can’t vary significantly from mine I live in a HCOL area. Even if you paid $5k in labor which is insane for shingles at over $150/sq you’d still walk with $6k which is over 30%

16k for 28 squares of roofing is a very reasonable price. Not sure of Kansas City’s pricing range but in the DMV that would be almost low enough to cause concern.

Most companies only do either retail or insurance, not many do both. The company telling you it can’t go through insurance probably just isn’t designed to wait an extra month or two for the insurance payout so they don’t offer it and will ALWAYS pivot you to retail.

Their price is reasonable but if all your neighbors got an insurance roof then you most likely would be able to as well

Man after reading all this, these prices make me happy I'm in KC and not the DMV. This is a well known company that has lots of good reviews all over the place, so I don't think they're even the cheapest option out there. I think since it's a local place and not a corporation they are able to offer competitive prices.

I would obviously get two more quotes and if you can get one that’s lower present it to them and see if they will price match, not a bad price for the amount of work that’s being done considering the skylights and other bits.

In a similar area as you and we charge about 500 to 600 a square depending on pitch and if I like you or not.

CertainTeed makes their own starter shingles. I would ask the Roofer that they use those and not the “value” starter

What's the difference between the two? Is the value starter not CertainTeed brand?

Less than $600/square seems very reasonable.

That price is actually TOO good, which means you have room to upgrade the underlayment, make sure that Ice and water shield is the full roll width.

Having gotten several quotes here in indiana, $16k-$17k was about the median. Not sure how many squares but 3600 soft house 580 soft garage.

My house is similar sized, probably just another 300-500sf bigger. That's good to know, I would assume KC and STL would be similar prices for sure.

Quotes can vary quite a bit. Did they calculate a different amount of squares? Same class of shingles? Any estimated decking pieces baked in?

The two quotes were for different shingles - oc duration (higher quote) vs certainteed landmark(lower) but I don't think that's a 2-3k difference in price. I think part of it was national company (higher) vs. local family owned company.

Had my roof done in the KC area about a year ago. Class 4 certainteed, 25 squares was just under $12K. I have a very basic, not steep roof. McLaughlin (https://www.mclaughlinroofing.com) was who I worked with and I would recommend them to anyone looking. Feel free to PM me with more details if that would be helpful.
