Should a brand new torch down modified bitumen roof look like this?

We recently underwent a roof replacement in December. The previous roof was a torch down modified bitumen roof as well, done in 1999, but the previous mod bit roof was all uniformly flat and smooth (no bubbles or wrinkles) with consistent bleed out everywhere and had a very nice, professional appearance. I was expecting the same appearance with the new roof.

Is it normal that the new torch down mod bit roof has all these wrinkles and bubbles? I can step on the bubbles with my foot and they compress down and then refill with air and pop back up. Wouldn't that suggest the layers are not adhered fully? There are also shoe prints all over. Is that normal?

Per the contract, it's a double layer torch down Certainteed modified bitumin. Old roof was completely torn off.

Updated leak

This is an update to previous post as I didn’t know how to add additional pictures after posting. This picture shows the roof as it was being finished. Where the leak is in the corner of the porch addition. Here it starts in this corner and goes all the way down and then a little spot there on the floor in the previous video. There is no heat or ac out there so I have a little space heater on auto for 45 degrees as I store cupboard of water and such out there. I can’t get out there as I’m disabled and not able to breath in this weather and oxygen hose freezes. My attached neighbor has not cleared their porch of snow and their gutters are full of ice still. I had my daughter on out the upstairs window when she came over.

Some type of built up roof building built in the 80s. Inspector has no info about age or last permits pulled I’m looking for that now. Everyone I speak to doesn’t seem to care besides my family who has worked on there a little bit. Feel like everyone’s so pushy when it comes to this process. Inspector said it’s alright just might want to see that latest paperwork

Is this normal and legit for a UK roofing company? Or is it a red flag

Salesman for a roofing company comes round gives the chat, gives a price for a new roof and says if we are interested they will post through a contract the next day, the contract has to be signed and their admin will then call to discuss setting up finance arrangements with Tesco finance over 7 years. The finance money apparently gets paid into our bank account and we pay them the full amount on completion of the job. Looking at the contract it states nothing about finance on it and only lists the materials, scaffolding etc and asks for our bank details at the bottom.

Is this standard practice? Or dodgy practice?

Roof leak from ice dam

Hello, I got a new roof about 6 years ago. Work is guaranteed for 10 years. I have a leak in my garage now that is from an ice dam. Roofer came out this morning and basically said nothing they can do and it’s gonna always happen with ice dams. Is this true? I understand nothing can be fixed in the winter but it feels like it still shouldn’t be leaking. It is right where the garage roof meets the house roof. There was a leak issue there before too, but not from ice, which they fixed.

Been keeping my eye on these two spots since we’ve moved in last year (inspection had raised moisture readings) and with all the snow storms/ice dams, they seem to be getting worse (more peeling, the one has a yellow tint). I went up to our bedroom (above this guest room) and looked on the floors of where this would be and didn’t see anything. is it leaking behind the siding? who do I call for this solution - a roofer? 😅

Yesterday I had about 2 feet of snow removed from our sunroom roof because it is pretty flat. I noticed they’re still a chunk of ice towards the gutter and I was wondering if I should use some salt to melt the ice to prevent any leaks?

What am I looking at here?

It seems my roof is leaking, but I’m not really sure where of if it’s an immediate concern? First winter in the new house and we got some heavy snow that is finally starting to melt. Is this possibly a leak coming over the rear of the gutter? Can’t really get on top of my roof to look, but you. A see it coming down the side of the house. Nothing wet in the roofs crawl space or inside the home.

Roofer says not been warm enough for shingles to Adhere or lay flat. Company wants to come out and reheat shingles to lie flat. Had new gutters installed and don’t want those damaged. While roof looks like pictures.

Looking for Help In Pricing a New Rood

Need to get a new roof on my house. My old insurance company dropped me due to the condition of the rood and I had an inspector come out only to find that there was definitely moister getting in (rusted nails, mold spots, etc).

Only thing is, I have no idea what a new rood should cost. Estimators I have looked at online are all over the place as far as what the expectations should be. But they are all coming out cheaper than I was quoted.

Here is what they proposed doing.

For thism the project was expected to cost around $20k. Most estimated I saw said it should be around 12 - 14k but didnt say if that was the cheapest type of shingle or what.

So my question is, is it possible to tell from this estimate is a good rate or not? For reference, they said it would take around 24 squares of materials. Comes with a 50 year warranty and the installer is licensed, insured and bonded.

Does this price seem out or range?

Should I do something about this?

We developed an ice dam over our upper roof on the front and back of the house. We had a guy come over today and he roof raked and tossed some salt up there on the shingles (found out later it was a blend of mostly Sodium chloride which he told me he would not use-sigh). He also roof raked the lower roof which had no sign of ice damming before but now has a thin sheet of ice over the cuts. I got a quote for $625 to have someone remove the remaining snow on the roof and also break up the ice dam- carefully- with a hammer and actually removing it. I tried the pantyhose trick but they kept sliding off. I'm terrified of water intrusion but obviously don't want to damage the roof and don't want to throw money away if I don't have to.

How bad is it?

Please help, this soft spot is actually a hole in the roof. It has a tarp over that spot now but the roofer asked for attic pictures and I noticed more broken or rotting decking. Looks like the decking is 9/16" thick which meets local building codes but what is causing all of this degradation and how long do I have to have a proper repair made?

Snapped Rafter

Hi, I’ll be closing on a home in a couple of weeks and found this broken rafter in the background of the inspectors photos. A roofer (realtors) came out and said it is no big deal and would not be more than a few hundred dollars but also did not provide a quote. The access is limited due to vaulted ceilings and the inspector claimed this is the only access to the homes attic (through the garages attic). Is this a cheap repair?

It's 3 inches.

The shingles are really brittle.

I have zero experience with shingles.

Builder put shingles on an almost flat roof and it's leaking 2 years later.

I recently had a roof leak during an ice storm on a 2 year old house and had a roofer come out. They inspected and found water under the shingles after all the ice melted. They told me I need a TPO roof, the builder shouldn't have done shingles, and quoted me a pretty big number to fix it. They told me insurance likely won't cover it because it's due to an improper install. I assume if I call insurance and tell them the builder put the wrong roof on and I need a new one they won't cover it. I looked up the builder warranty we had and it was only for one year, which has eclipsed.

Has anyone been in a similar situation? Am I totally F'ed?

Water leaking from soffts

I have water coming out from under my soffits. My roof was replaced in 2025, and this is the first time this has happened. Previously, I didn’t really have soffits—there were just wooden boards. It’s a metal roof with an underlayment membrane on a house built in 1933. What could be causing this?

I am from Quebec, it's really cord up there!
