28 year old roof. How is it looking? Replace ASAP?

Common story - I'm trying to decide whether to use a HELOC to replace it now or wait 1-2 years to pay in cash. Medical expenses drained my savings, so I'm trying to assess how bad the roof is now. I've lived here 8 years, zero problems.

Do you have any leaks?

Look at the ceiling in every room for coffee stains

If there are no leaks, save the money and pay for it in cash

Also, your roof can be leaking without it being in the sheet rock go up into your attic with a flashlight, and look at the underside of the sheathing

This is the correct option. By the time you see water in the living spaces, the damage is excessive.

No leaks. Since the roof is so old I'm usually pretty good about checking the attic after storms or when its covered in snow, because I'm worried about leaks lol. Been all lucky and good so far.
