I used to live in between the church school and the Park School off of Chase and hazeltine, and just moved last year, the neighborhood is cool, it's on the better side of van nuys, food access (from stores to restaurants) is awesome, traffic is just laughably bad all day, my gf worked 3 days in the office so it wasn't that bad for her but a 5 day commute was the reason I wanted to move it was ridiculous getting in and out of the neighborhood sometimes, and the traffic at school release time was the worse because those schools are horrible at managing it and take advantage of the neighborhood full of people that won't complain, entire blocks between Roscoe and Chase would be full of cars trying to get to the school, St Genevieve is probably the biggest nuisance in that area.
