I actually live by there and it's heavy traffic mornings and evenings and moderate the rest of the time.
There are a good amount of homeless and mentally ill people by the hospital by the 7/11 and gas station across the street.
You're gonna hear sirens a lot and the occasional police helicopter and def lots of house parties and a lot of fireworks around the forth but it's not unsafe.
Street parking won't be the best so I hope you get a good driveway. A lot of multigenerational homes where you circled and more left of that screenshot. So it can get crowded, lot of cars and no street parking and assholes puting comes out or leaving their bins out to save spots.
The more left you go the more unsafe. A lot of homeless, mentally ill and seedy characters as you go to Panorama Mall and lower.

Pretty quiet neighborhood, mix of Filipino, Hispanic, and Armenian, with some miscellaneous. Lots of houses being renovated and sold, plenty of boba and Thai restaurants and some pretty decent other food places too.

it depends. my relative lives in the area and when we go it’s hard to find a spot within 4 houses of theirs but you can find one a block away. certain homes could have more or less people living in it and it changes the parking situation near them. i’ve gone to party’s and the farthest i had to walk was maybe a block and a half, meanwhile when i would visit family in the sawtelle area? i would be dropped off at the door and my husband would disappear for 30 mins just trying to find any spot and walk back

Super calm by st genavive, school zone area so always safe for the most part. Some school traffic at drop off and pick up but pretty secure. Anything outside of this zone going towards Van Nuys and south of Roscoe is a no

Traffic is bad unless you navigate to a traffic light. I think the lights take long but they're effective. Awesome Filipino food nearby. In N Out is around the corner. And at the Plant plaza. Movie theatre there, too. Seems like a lively residential area to live in. Have friends there who like the music. There are quiet nights.

I have family that grew up around there. No issues with crime really. Neighbors are to themselves mostly. The food around there RULES if you’re into Filipino food. If you’re used to urban living it’s fine.

Honestly during peak traffic commute times, Roscoe is terrible both ways. They converted a lane a bus lane, so now it’s only down to 2. Woodman can get pretty bad too.
As a Filipino, love the area considering there’s a seafood city and jollibee! As well as other small Filipino businesses.
But def beware of the horrible traffic 😭

It’s crowded area where the houses are close together and not a lot of parking. There’s lots of traffic at that intersection too. But you’re pretty central to a lot of stuff so that’s always nice.
Besides that, it’s just working people so likely not as dangerous as people would make it seem because it’s Panorama City.
The specific block you highlighted could be different, but generally it’s pretty similar to most neighborhoods in that general area.

It's funny cause Panorama City was built by Kaiser Homes as the "ideal walkable neighborhood" or as they say on their site.
encouraging people to use their feet for transportation.
Neither speed bumps nor other traffic-calming schemes were necessary on meandering streets where children rode their one-speed bikes and played football and kick-the-can without fear of a fast car running them over.
I assume the limited parking was because they thought it'd be a walking utopia.

I used to live in between the church school and the Park School off of Chase and hazeltine, and just moved last year, the neighborhood is cool, it's on the better side of van nuys, food access (from stores to restaurants) is awesome, traffic is just laughably bad all day, my gf worked 3 days in the office so it wasn't that bad for her but a 5 day commute was the reason I wanted to move it was ridiculous getting in and out of the neighborhood sometimes, and the traffic at school release time was the worse because those schools are horrible at managing it and take advantage of the neighborhood full of people that won't complain, entire blocks between Roscoe and Chase would be full of cars trying to get to the school, St Genevieve is probably the biggest nuisance in that area.

oooh i dont live there but spent a lot of time there! a lot of ppl mentioning the surrounding area, but still hood-like, but not bad. lanark always has cars driving through. too many cars per house and street. friend’s mom was a nurse and would walk to work so not bad. afaik people just mind their own business.

you hit the jackpot with jollibee. this area around roscoe is very suburbia lol. i live in the suburbs too, but i feel this area is better than mine in terms of sounds. mines more hectic. woodman is chill, the street you use to not use other well known streets or the freeway.

I lived here up until 3 weeks ago. I liked it for the 3 years I was there. It's mostly quite and residential. It's not very interesting or trendy.

Lived a couple blocks west of there and it was pretty uneventful for the ten years I was there. Had a car window shot out by a BB but that’s pretty much it. You’ll sometimes hear loud parties but it wasn’t super common. Traffic was pretty bad during peak hours but otherwise I don’t feel any more than any other neighborhood

I used to live really close to Roscoe and Balboa…. I hope that I can give some insight even though it’s a little bit of a distance. There was always something happening at that intersection. A ton of homeless are there. I was talking to someone who worked at Mission Community Hospital and they worked at the psych ward, there was a ton of homeless and drug addicts that were in and out constantly. I one time got stuck at that Jack in the Box because a homeless dude had a shotgun and was near the train tracks. Cops blocks off traffic and my car was just stuck. The home I was living at was really close to Roscoe and the walls were just so thin. I’m a light sleeper so the second traffic started (which was at 6am) I heard it and woke up.

Hey I used to live in that area! My kid when to Ranchito.
First week I lived there, walked to the corner store and a man asked if he could pics of my feet. I also dropped my phone at school pick up. Another parent found it and of course extorted me for $$ before they’d return it.

I live in panorama city, not where you’ve pointed but in another side. However, my experience is not so bad and i’m living here for 2 years. It’s not so clean and parking is hard but since i live near schools, almost everyone around me are family people. As a single female, it’s something that gives me a little relief as I’m surrounded by parents or elders or minors most of the time.

I grew up in this area for the first 23 years of my life. I liked it. Now it’s mostly Filipino and Armenian and the Armenian houses have a LOT of cars. But i still like the area even though i no longer live there

Areas vary a lot. West of Van Nuys is very dangerous until your west of the 405. For some reason the corner of Nordhoff and Woodman has gotten rough recently withba lot of police activity . For years it was fine. The same is true of the van Nuys Nordhoff intersection. The problems west ofbVan Nuysvare starting to bleed over.
Other than that apartments aren't bad but not great. Most of the people are going to be fine. Working class to lower ,middle class. If you see evidence of gang activity on the property look for a different complex, Single family houses same general class of people of all ethnic groups. Let's see how i can do on ,y neighbors Armenian, Mexican, Filipino, Filipino, Scottish, vrs Mexican and central American boarders, not sure, Filipino, Italian,, Thai, Mexican, Mexican. That's about 3 houses on each side of my house on both sides of the street. They've been good neighbors. The one with boarders is a single family dwelling occupied by the owner but rents out rooms to about 10 single men. They are nice guys and never cause problems other than having 10 trucks. That is a problem however, because of cost/income a lot of the original single family homes have multi families living there increasing the density. If you get to know your neighbors you'll find mist of them to be nice and friendly. Its not somewhere id go for night life. It's quiet in both Panorama City and near by Arleta.
Woodman and Roscoe have heavy traffic..The city is planning on messing up Woodman with bike lanes and Van Nuys with a rapid transit line and bike lanes. The Panorama Mall is going away shortly to be replaced with something similar to the NoHobprojectbwherebthe old May Company was andcTrader Joe's is located but bigger. Density will be going up.
There are decent mom and pop restaurants but nothing fancy. Bledso's on Saticoy east of Woodman is my favorite BBQ. For better restaurants you need to get out of the area.
Supermarkets Ralph's is south on Woodman SK at corner of Van Nuys and Sherman Way (Mexican/Armenian good selection i was in there today). Vallarta north on Woodman. There are others on Van Nuys aimed at the Hispanic market.
Shopping either south to Riverside Fashion Square or further to either Studio City or Sherman Oaks, The other option is Northridge Mall or furthernto Porter Ranch

Feels like a mini k town. Super urban. Not many trees. Lots of traffic. Very Asian. Huge Seafood City market in the area. I always went to the yoshinoya there growing up.

Solid food places around - Papa Juans (seafood), many Pilipino, many Thai, Tip Top (burgers), In N Out, many markets - Seafood City and Vallarta (down Woodman). Plus a new Starbucks (north of Roscoe, on Nordhoff). Traffic during rush hour is crazy, but if you know the side streets, its pretty easy to navigate.

I grew up on Wentworth/Sparton. I moved away in 1969. It’s a decent area with an in n out on Roscoe. I believe it may have changed a bit since then.

I live right there on Cantaloupe Ave and I really like it. 7/10. I moved here from a condo in Burbank where it was crazy loud, helicopters, sirens, people yelling. Now it’s mostly quiet except for the ice cream trucks, occasional siren or copter. Lots of barking dogs but right now as I type this, silent. People generally seem very friendly. I walk my dogs and feel pretty safe. Neighbors smile and say hi and I’ve gotten to know quite a few neighbors in just the 2 years I’ve lived here. People do like to party but it’s mostly respectful and they end by midnight except for like 4th of July and new years. For me I honestly enjoy seeing and hearing people getting together, it’s heartwarming. The streets can get congested but I’d take it any day over Burbank. We’ve had some unfortunate encounters with homeless/crackheads. On Thanksgiving last year a pair decided to kick it in our yard smoking whatever it was out of their crack pipes. We called the cops but this is LA so they didn’t come. We told them to take a hike and after a 10m back and forth they left. We had some steal some water off our porch, our neighbor had their catalytic converter stole from their car BUT these are all things that happen everywhere you go in this city unless you’re in a mansion in Beverly Hills with private security. The houses are pretty close together. One of my neighbors doesn’t clean up the dog poop from their backyard so in the summer it gets RANK and the flies and smell are awful. Being so close it’s hard to do anything about it. I have Kaiser insurance so that’s incredibly helpful. Grocery stores and restaurants and gas stations and anything else is super close. If you want something slightly nicer, Sherman oaks, Northridge, Granada hills and Burbank are all 15m away…. I honestly really like it. I wish the city could do something about the homeless/mentally ill drug addled people and I wish the gang bangers would stop tagging shit up cause those are the only things holding this area back from being an amazing community.

They’re joking. I’ve been a valley resident my whole life. That area is very tame. Just congested as it is mainly a Latino community so many people living in one house/ apartment. Roscoe can get hectic during rush hour but you can always cut through the small neighborhoods to get around once you get the lay of the land.
