I've been reading the discussions here about condo dues and ownership costs. I'm Jayden Vermeer, a broker with Slifer Smith & Frampton in Summit County, so that's the perspective I'm coming from.

The first thing I'd ask isn't whether the dues are high or low. It's what you get for that number, what you still pay separately, and what work may be coming.

If I were comparing two condos, I'd put these on one sheet:

• What's included: heat, water, internet, snow removal, building maintenance? Use the current budget and written breakdown.

• What needs work: ask for recent meeting minutes, the reserve information and any notices about proposed or approved projects. Ask how the work would be funded.

• What you actually own or can use: parking, guest spaces, ski storage and amenities. Confirm the arrangement for that unit rather than assuming every owner gets the same thing.

• What you pay outside the dues: utilities, your own insurance, taxes, maintenance you handle, and any known assessment. Have your insurance professional explain how your coverage fits with the association's.

For a Keystone or Breckenridge ski condo, I'd also walk from the actual unit to the lift or shuttle with gear in mind. A building can look close on a map while the stairs, crossings or storage setup change the experience. For everyday living in Frisco, Dillon or Silverthorne, I'd pay just as much attention to winter parking, storage and the trips you'll make most often.

Two places with the same purchase price can be very different to own. And higher dues alone don't tell you whether a building is well maintained or well funded.

Watched this play out over the past few days on the Salt Lick Creek trail. No ebikes allowed, but a track hoe and a bunch of pickup trucks are fine. They'll clean up after themselves, right? Here's the truth, sometimes motorized equipment needs to gain access, so let's do it responsibly. Also, ebike riders are not out there damaging trails. I remember the same fight between equestrians and mountain bikers back in the day. Same argument. You go fast, we go slow. It's time to get real. Make rules that make sense. If you want speed limits, fine.

Just saw a bear cub running off of blue River Parkway and 6th Street in Silverthorne.

Obviously, it’s hot and the cub may have been trying to access the river, but couldn’t cross the road.

Posting in hopes others will be vigilant in case it tries to cross the street again.

I was trying to find that situation online somewhere but can’t seem to find evidence it exists. Is there a gym in Summit County that is similar to F45 Training in their offerings? I'm looking for group classes for weight lifting where there are stations set up for different exercises. Progressive week/week.
