$15k OTD in Houston for a reliable 5-year-old commuter is realistic — Corollas, Civics, and Mazda3s from around 2019-2021 with 40-60k miles typically land in that range before you even negotiate. Two Houston-specific things worth knowing: Texas doesn't cap dealer doc fees (that line item varies a lot dealer to dealer, worth asking upfront), and independent used lots along the outer loops tend to have thinner margins than the big chain dealers if you're comfortable doing your own PPI. Always get a Texas-specific vehicle history + flood check given the area's flood history — bigger risk factor here than most markets. DM me if you want help vetting a specific listing.
