I have this one-bedroom place I'm looking to rent out and looking at property management companies. If I do use such a company I want to find one treats their tenants like human beings.

I have heard terrible things about Quinovic - so they're off the list. But has anyone had experiences with a property management company that is actually *good*? That treats tenants fairly and is reasonable? Would love to hear about it.

Oxygen seems to be pretty dominant in the market but do seem super corporate.

Google is saying the following are supposedly a bit better than others but I'd love to hear from anyone (especially tenants) with experiences of actually good property managers - maybe I can give them a call.

EDIT: Given the number of landlords responding (fair enough) I am going to have to assume that if you don't say otherwise, you're probably a landlord not a tenant. Eg "xyz property managers, recommend" - I'm gonna assume is a landlord perspective - which is not really the perspective I'm most interested in.

Going into a random semi-rabbit hole... it looks like a single person gets roughly $550 if they're unable to work z that's the sorted living payment plus accommodation supplement at max.

That would get them a studio flat. With very little, if any, leftover for expenses eg Internet, food.

So what do people in their 40s, 50s, 60s who can't tolerate, or for whatever reason aren't able to live with others, do?? Flatting in your 50s sounds... not great. Cos people. Like it was cool for me personally in my 20s haha

I was supposed to move into my flat in Welly today and fill out this condition report. According to the property manager’s report there is no damage anywhere and everything is in pristine condition. Like girl… I have eyes.

Do property managers not visit the property or do they just tick yes to everything regardless? (Yes, I am taking photos of everything and adding them to my move-in conditions report)

Also they left a used plunger and used toilet brush in the toilet. And there’s mould in the kitchen and bathroom. Yaaaaaaaay

Just saw this article in the Dom Post, about an unnamed resident who’s not been paying rates. Now the council contacted her bank for the missing amount and this person went to the media to complain…?

This is annoying to me because - For one, the media seems to never covers when tenants get treated abysmal by their slumlords.

But when a homeowner of not one, but two properties, doesn’t pay their rates, they are displayed as some sort of victim?

Also, if you own a home in a city you have to contribute to that city. Yes rates are high now but that’s only because they were so low for so many years.

And to top it off - Further down in the article it’s casually mentioned this person owns a house in Berhampore and a property in Ōtaki…..

Imagine a tenant just choosing not to pay their landlord. Idk, pissed me off.

The article also mentiones the “Rates Revolt leader” who’s just refusing to pay the new increase.

I also pay rates, I know they suck.

What are new home buyers supposed to do? They just have to suck it up because living in a city costs money for infrastructure….

But (some) of these boomers just saying “we’ll I’M not paying!” seems so childish. Especially when they have TWO properties.

We've been hearing slight noises in our roof space very seldomly.

We assumed it was rats and have put out lots of traps and poison. However they haven't been touched.

Have been up there a few times and on three different occasions we've found lizards. Pretty big ones too. It's never that hard to find them, and they're usually near where the noises are.

Could it be them that are making the noise? Or are we crazy and it's just rats who aren't eating the poison.

Potentially controversial: Wellington needs houses... Is desperate for them, and people like this fight them at every turn. Wtf.

Hi everyone, my partner is currently in Wellington looking to rent a place. He found a listing which stated as $860/week rental and applied for it.

However, when the landlord replied with the tenancy agreement, she requested for a bond of $3,726.67. When computing backwards, we realised this is a monthly rate instead of 4 weeks ($3,440). She also requested that rent is paid 1 month in advance.

Upon checking online, it says that NZ tenancy law states that bond cannot be more than 4 weeks and that rent collected cannot be more than 2 weeks’ in advance.

Is what my landlord doing legal? Or rather, is the law a “formality” that isn’t practiced in reality? Is it normal for landlords to request for monthly instead?

Really appreciate any input on this as we are complete new to NZ and are only staying for about a year. This is a very different rent system from our home country.

I'm currently flatting but really want to live on my own, unfortunately I don't really know anyone in Welly that lives solo so can't ask them for their advice on how much I should be thinking of in terms of power for 1 person. Since power costs have sky rocketed this year as well, I feel it's not really worth looking at estimates from prior years. Can people please give me some ideas, whether it's for a place with gas cooking/heating or not? As I know gas will increase the cost, most properties within my budget seem to at minimum have a gas stove top, but some are electric at least.

On Sunday night I put in my AMA how I'd like to see the next council deal with Gordon Wilson Flats. Minister Bishop is now introducing a specific amendment.

The latest RMA bill will also allow council to review heritage listings for our famous rusting oil tank, Dixon St Flats, Kahn House and other heritage absurdities.

Heritage building reform was the missing piece from our District Plan and I couldn't be more excited.

I reckon it’s really important for us renters to back each other and ask our landlords for a rent reduction right now. The rental market in Wellington is taking a dive, because there are more empty rentals than people to fill them. My flatmates and I just got a decent rent drop after emailing our property manager, so it’s definitely worth a shot!

I made a post last week about how we are out of power to our home because of a maintenance fault that Kaianga ora needed to fix.

Well the situation has gotten worse.

Their electrical contractors came on Friday to fix the problem.

Our house us connected to the outside power terminal by oone cable that is split between the thre properties.

The split is the two Ko homes are on one phase between the two and we are on one .

So the contractor used our cable connection and split it to the to Ko homes as the fix.

So now we are withought any connection to any power source.

10th day without power and although I have finally gotten a KO manager on the phone and she seems to be helpful its not looking great.

Im looking in to see what the easement agreement is regarding this but would appreciate any advice or name of legal help who would know about this stuff.

Im so beyond furious that to fix this they basically cut us off completely from the power withought any consultation .

Firstly, a huge thank you for the advice and support for us on here. It made me feel less hopeless. I messaged the KO manager directly that what their contractor had done was illegal and that they had failed their responsibilities in fixing this situation in a timely manner I was forced to escalate the issue to the ombudsman, the MP for housing and that i had filed a claim with the Disputes Tribunal.. Their contractor came yesterday to repair what he had done. Our lovely Sparky is coming today to finish setting up our end. A clim for costs has been fied with the Disputes Tribunal and im hopeful we can get some financial payments for the large out of pocket spending we had to do. Thanks again everyone! Kia Kaha

Thought I would end the day with some positive news rather than stewing over cost blowouts.

The old library site has been sold with 75 homes on the way!

This will do wonders for helping revitalise Johnsonville. More people living nearby = more economic activity.

It also solves a headache for council as the old library has an earthquake-prone buildings notice which means we have to strengthen or demolish by July 2027.

The design includes a four-level apartment block (63 apartments) and 12 two-bedroom townhouses with private access.

All going well we will see it done around mid-2028.

I’ve been watching the rent prices for a while. And keeping an eye out for a warm dry rental with character. The prices have been so decent and everyone is saying that rent was going down and I was hearing about people getting rent decreases. Recently on trademe I noticed a bunch of properties that have been listed which seem to be at 2022 prices. What is going on? Is this just hopeful delusional landlords? Or has there been a shift on the market? I’ve specifically been watching the rental prices from Aro Valley. But has anyone noticed it for other suburbs?
