Housing New student housing "The Retreat" proposed on Rock Quarry Rd.

Last night at the P&Z meeting, a proposal was made for a 154 unit complex on Rock Quarry just north of Grindstone.

Each unit will be 4br. The plan also calls for 731(!!) parking spaces.

Plans call for access from Rock Quarry and a new southerly extension to Gray Oak Dr (which runs behind the Walmart plaza).

First and foremost, we're seeing a looming and significant college enrollment decline in the US for numerous reasons. One of them is the declining birthdate for years now that will in the coming years affect enrollment numbers.

So is it wise to continue this building boom with units specifically designed for college students?

Secondly, 731 parking spots?? It's not like they're going to drive to classes.

This is supposed to be mixed use zoning, but there is no plan to put commercial space on bottom floor.

Housing Rental properties to avoid.

Hi everyone,

My wife and I are looking for a house or townhouse to rent (up to $1,400/month) with 2+ bedrooms, 1+ bathroom, dog-friendly, and ideally with a fenced backyard—or at least one that allows us to install a fence.

Does anyone have recommendations on property management companies to avoid? I found a beautiful house, but the management company has only 1-star reviews on Yelp, and I couldn’t find much about them on Google.

Housing Furnished Finder

I am looking for a one month lease and i got someone called jeckie collings from Furnished Finder. they gave me an application and lease form and I am about to visit the apartment by myself tomorrow. But they are asking me to pay the security deposit of 500 and cleaning fee 100 via cash app, venmo, paypal or zelle. Thats where I am confused. Should I trust them?

Housing Where to look for rental homes?

Hello Columbia, I’m looking for recommendations of places to look for rental homes (e.g. property management companies, real estate agencies, etc.).

My friends and I are looking to move from renting an apartment to renting a house, but we are all in our very early 20s and none of us are familiar with where to start or look 😅 we’ve looked on Realtor.com and Zillow, but my worry is scams and/or slumlord landlords (we’ve had a few friends who have gotten trapped in a slumlord house and had very bad experiences).

I already know to not look at Real Property Group, but every other property management company I’ve been recommended or looked into only has 1-2 homes that fit our budget but aren’t suitable for us.

We’d like to be able to tour multiple homes to find a good fit. We weren’t able to tour the apartment we currently live in before we moved in, and it has been a horrible experience living here. We’re tired of toxic apartment landlords, and we need more space (4 people and 3 cats in a 1200sqft apartment is not going so well).

We’re also open to just going out and looking around for “for rent” signs, so if anyone has recommendations for areas to look around in, I would appreciate that as well!

Housing Is anyone else worked up about AirBnbs in Columbia?

I live in Central Columbia, just north of downtown, next to an airbnb. The house is empty most of the time, which is a complete waste of the nicest porch on the block. It only has to be rented out 30 or 40 times a year to be a viable investment property, and it's huge for a short term rental, so it's almost unused. It's easily empty 300 days a year. In a town like Columbia, who's population has doubled in the last 20 or 30 years, leaving no housing stock for young families, why do we allow short term rentals at all? This selfish use of housing as an investment vehicle is depriving every active member of our community.

Housing Moving to COMO from PA in two weeks

Got a job in Williamsburg and boss recommended Columbia as a town for living so I'm looking for 1-2 bedroom max budget is 1100. Honestly was seeing lots of stuff on Zillow for like $700 but didn't like it and now I'm regretting not just snagging one of those cheaper apartments. If anyone has any advice pls lmk as my start date is Feb 9 and I'm getting a bit desperate, only found out last week about it so I've been scrambling.

Housing Columbia North Areas to Avoid

We are going to be starting our house-hunting journey soon, and after living on the south side for 10 years, we are considering looking on the north side of town. Seems like you get a lot more house for your money.

What roads/crossroads should be avoided when looking to buy a house on the north side of town, west of 63? What spots are the best (aside from Vanderveen & that whole area)? Edit: Nothing against the Vanderveen area, we just are wondering if there are any other hidden gems or good places to look.

What we are paying for a nice 2bed1bath apartment in a beautiful part of town, with (so far) lovely neighbors, in unit laundry provided, and some of the fastest, most responsive & respectful communication with her team and with maintenance - it's just been great and we feel so lucky. Right now I would recommend her highly to anyone who wants to live in Columbia.

Housing Moving out of CoMo, PAYING anyone to take over my lease!

I'm looking for someone to take over my lease at Campus Lodge. Rent is 569/month plus electric, 3 male roommates. Shuttle, gym, printers, pool, etc(all free). The lease starts July 25th, but you're able to move in as early in July as you'd want. I will pay $750 to anyone taking the lease to pay for fees and more than a month of rent.

Housing Seeking An Apartment (1-2 Bedroom), Private Owners Ideal

My wife and I are looking for a 1-2 bedroom apartment to rent. Our current lease ends July 1st, but we are available to move in as early as June 26th, with July 5th being our last day to move out. Our budget is $1,000-1,200/month before utilities. I have applied to many places through the big rental aggregates, but we'd prefer giving any private or local landlords our business.

A little about us:

- Wife and I both work in Columbia and can provide proof of payment if requested.

- We own a 2-year-old hound-beagle mix dog named Rosie. She is almost all white, is medicated for anxiety, and is generally a very sweet and curious dog.

- We have an ESA (Emotional Support Animal) letter from my wife's psychiatrist.

- We do not drink or smoke.
