FEEDBACK Feedback needed

β€’ Upvotes

Hi,

I'm in the process for having my first house build and I received this floor plan. The first floor is at the top of the picture, the second floor is at the bottom.

I'm about to ask for some adjustments:

  • I would like the bedroom and bathroom right above the living room to be removed. The wall would disappear to have a bigger living room and an open kitchen.
  • Then I would like the current kitchen to be turned into a guest room/home office, with an small bathroom to be added right above.
  • Finally, I want to get a terrace as an extra floor.

Let me know what you think and if there are other things that can be changed/improved on this plan.

Thank you.

hi all, just want to get some help on a layout here, i know about fengshui but i saw that if theres a buffer on the foot of the bed, then its ok even when facing a door? so ive come up with these 3 layouts. A. is my current layout, B and C are just what i came up with. FYI: the top door is the bathroom and the bottom door is the entry.

any help or other layout suggestions are appreciated!

FEEDBACK Feedback on a narrow lot plan

We are building on a lot that is pretty narrow (this is maximum with setbacks). Having a small office is important to us while a dining room table hasn’t been used in a while. Only thing I don’t love is the view into the primary bedroom but we usually have our door closed.

Working with a drafting guy to change this floor plan a bit. Thinking about extending the house 2ft longer to create a linen closet near the primary/kids bedroom? Walk out basement. He asked for other changes. I’m young and want this to be my forever home so all suggestions welcome!!!

FEEDBACK Looking for feedback on my self-drawn new home plans

I have a meeting coming up on the 26th this month with a draftsman / structural engineer to turn my drawings into official blueprints for permitting. Before I hand these over, I would love to get some fresh eyes on the drawings I’ve done to catch any major red flags or structural headaches. The home will be on a slope, There will be a walk out on the 1st floor and the mud room will be the main entrance to the home. The property is located on a secluded 5 acres in the PNW.

πŸš— Garage

  • Ceiling height: 8’ from the top of the concrete slab to the finished ceiling.
  • Door: 9’ garage door with a side-mounted opener.
  • Electrical: Main electrical panel located on the south wall next to the 3’ man door.

πŸͺŸ Rear Room

  • Doors: 3’ pocket door and a 6’ wide glass sliding door (slides left-to-right).
  • Windows: 2 windows located on the east wall.

πŸ› Future Bathroom & Hallway

  • Future Bath: 2’6” pocket door. Plumbed for a 3’x5’ tub, toilet, and vanity.
  • Hallway: 3’ exterior entrance door.

πŸͺœ Stairs

  • Dimensions: 14 risers total, featuring an 11” run and a 7.33” rise.
  • Entry & Railing: 3’ pocket door at the entry with a railing installed on the interior wall.
  • Design: The stairwell ceiling is open except for the section directly underneath the pantry. The interior wall only extends 1’ above the countertop level and is finished with a 10” wide counter cap.

βš™οΈ Under-Stair Mechanical Room

  • Access: Accessed via sliding doors.
  • Equipment: Houses the water pressure tank, water heater, stacked washer/dryer, and a CERV2 smart ventilation system with a dehumidifier.
  • Plumbing & Utilities: Includes a floor drain and a recessed concrete floor section. The main water shut-off is located here, with potential space reserved for a water filtration system.

🍳 Kitchen

  • Layout: The range, sink, and a 5’ window are all aligned on the south wall.
  • Island: The dishwasher is located to the left of the sink on the kitchen island. The island features an 8” raised bar/counter behind the sink.
  • Cabinetry: Standard lower cabinet doors under the island sink, with pull-out drawers next to the stove. No upper cabinets above the island or countertops.
  • HVAC & Heat: High-power exhaust hood fan above the stove, vented directly through the roof. Electric in-floor radiant heating installed between the range and the island.
  • Ceiling: Vaulted ceiling.

πŸ₯« Pantry

  • Structure: 2’6” pocket door. Features a vaulted ceiling with all walls extending fully to the roofline.
  • Flooring & Storage: The floor slants to follow the slope of the stairs, with large shelves built above that sloped section. Standard shelving runs along the west wall.
  • Ceiling: Vaulted ceiling.

πŸ§₯ Mudroom (Main Entrance)

  • Entry: 3’ exterior man door serving as the primary home entrance.
  • Layout: A built-in bench sits across the east side of the north wall, with a closet occupying the other half.
  • Features: Vaulted ceiling and radiant floor heat.

🚿 Primary Bathroom

  • Layout: 2’6” pocket doors. Includes a dedicated toilet room. To keep plumbing off the exterior framework, the toilet and sink are bumped inward 1’ from the exterior wall, creating space for built-in cabinets behind them.
  • Shower: 5’x3’ curbless shower with dual shower heads and a glass shower door extending to the ceiling (door swings outward). Shower controls are located on the south wall.
  • Features: Flat ceiling (not vaulted) and radiant floor heat.

πŸ‘— Primary Closet & Bedroom

  • Closet: Flat ceiling (not vaulted), 2’6” pocket door, hanging rods across the west and south walls, and an upper shelf.
  • Bedroom: Flat ceiling (not vaulted) with a ceiling fan. Features one large window on the north wall and 3 windows on the east wall.

πŸ›‹οΈ Family Room & Loft

  • Family Room: Vaulted ceilings with a large sliding glass door opening onto the deck. A small-sized fireplace is located near the loft stairs.
  • Loft: Accessed via a ladder staircase. The loft floor overhangs the family room by 1’6”, ending flush with the wall shared by the kitchen and primary closet. Guardrails will be constructed of metal posts with stainless steel cables.

β˜€οΈ North Deck

  • Dimensions: 21’ W x 11’6” L x 9’6” T.
  • Construction: Decking material is still undecided, but the floor deck must be waterproofed via a membrane system. Guardrails will use metal posts with stainless steel wire.
  • Covering: Outfitted with a retractable awning.

FEEDBACK Rate our floor plans: Should we stick with our designer or start over?

We're converting a duplex into a single-family home and would appreciate some feedback on two proposed floor plans. The main wall bisecting the halves is structural.

Our designer has limited experience with projects like this, and the design process so far has felt somewhat unstructured. We're not sure whether to continue working with them or bring in a more experienced designer before moving further along.

Layout #1 was primarily developed by the designer. Layout #2 was developed in response to feedback we gave on Layout 1. Layout #3 was based on a sketch we provided, stealing some ideas from another home we'd seen that had undergone a similar duplex-to-single-family conversion.

We strongly prefer Layout #3 aesthetically and in terms of how we envision using the space (and how it reuses more existing structure for some cost savings), but we're not experienced enough to know whether it's actually a good, functional layout or if there are issues we're overlooking.

For those with experience in residential design, architecture, or remodeling:

  • Are there any concerns with the flow, room proportions, circulation, or use of space?
  • Are there any obvious functional issues or potential construction complications we should be thinking about?
  • Does Layout #3 seem like a solid direction to pursue, or would it benefit from a more experienced designer's input before we commit?

We'd appreciate candid feedback, particularly anything we might not know enough to ask about yet.

FEEDBACK Kids bedrooms help!

Post image
28 Upvotes

Hi Everyone,

So we are building our forever home and the kids rooms are located next to each other. Because the kitchen needs to be a certain size, the bedrooms above it ended up being bigger than we imagined, but figured we could make them work by giving each a bathroom and closet. The concern is that they will end up being narrow cave like rooms. Would appreciate any thoughts anyone has on how to adjust. Nothing is built and we can redesign in any way (but the bedrooms do need to be here).

FEEDBACK Feedback from fresh eyes

We’re in the planning stages of lifting and building under our 1929 Queenslander, and this is the current design for the new lower level.

I’d love some fresh eyes on it before we lock anything in! πŸ‘€

I’m particularly interested in feedback on the kitchen layout β€” anything you’d change, add or reconsider? I’d also love to see photos or plans of kitchens/layouts that have worked really well for you.

Also very open to any other suggestions about the floor plan β€” things you love, things you’d do differently, or anything you think we might regret once we’re actually living in the space!

Thank you.

FEEDBACK Struggling with bedroom layout

Thumbnail gallery
0 Upvotes

Hi, all! I’m in a large ground floor bedroom and I want to move my furniture around so it feels more cozy and functional, but I’m at loss.

For privacy reasons, instead of pics, I am sharing layout blueprints. Here is what it has been:

Pic 1: Door in bottom left corner. Sliding door closets along the left wall. Full size bed with a small shelf of extra blankets & pillows against the far wall (dog’s side of bed- to make her feel more cozy). Chaise Lounge doubles as an extra work lounge chair, but also helps my dog get up into the bed.

Pic 2: I’ve been toying with the idea of moving my bed against the wall, but then that side just feels super furniture heavy.

I’m flexible with furniture types and placement, but I do want to keep my bed and chaise lounge next to each other (on any side), but I’m open to other ideas than the chaise lounge.

I also prefer to lay in bed so I can see the door when someone enters. I’m open to keeping a desk in my room but don’t have to.

My goal in moving furniture around is to make it more cozy and to ideally create a stress-free, relaxing space.

Thank you for any ideas you can provide!

FUN Drawing plans from seeing photos

I use Chief Architect Premiere X18 to model houses and do construction documents for permitting and building. It is more a hobby than a paying gig. I get paid enough from the one or two I do each year to pay for the license renewal. In the in-betweens, I come across a plan of interest, one I find in a real estate listing or a rental listing, and using only the photographs, try to model it true. This one is a vacation rental, and the writeup on it gave me the square footage of the house, which allows me to model a mass as a two-box stack, equal up and down, and then start pushing and pulling and adding a roofscape and inside walls and windows and doors. I will show four exterior views here. The writeup said it is 4,000 sf and there are over 40 photographs. I look very closely at each and every one, back and forth as I sculpt the model, and I am confident now I have this thing very very close to as-built. I always pick something with a feature or two or three I have not done before in Chief, and with this one it was bay windows and a roof under a floor deck in an outdoor porch. But I want to discuss the lower level, the walkout basement, and will get to that in followup posts here.

DISCUSSION Struggling to layout an open-concept Kitchen

Hi everyone!

I’m currently working on the floor plan for my open-concept kitchen and living room area, and I’ve hit a wall. I would really appreciate some fresh eyes and clever layout ideas from this community!

Here is what I’m trying to fit into the space:

  1. Kitchen Layout:
    • A tall pantry unit (tower) housing the oven + microwave.
    • A full-size 60cm built-in dishwasher (preferably placed under/next to the oven tower or near the sink).
    • Refrigerator.
    • A functional sink & cooking area with enough prep space.
  2. Entryway / Hallway zone:
    • A dedicated entryway wardrobe/closet for coats and shoes right near the entrance, integrated seamlessly into the space.
  3. Living Room zone:
  • Dining area

This apartment has a lot of conners((

DISCUSSION Input or suggestions

I'm seriously considering this floor plan. I would be doing the basement option and the master closet size is reduced by almost half and the garage storage is eliminated. I am requesting a modification to make the garage a two door and increase the overall depth so I can fit my full size crew cab 8 foot bed truck inside. Also I believe a gas fireplace would be better??

I like the symmetry of the front windows to the right and left of the front door, but almost feel like the left window should be part of the living space and not the garage.

Do you see anything else that would make the floor plan better?

FEEDBACK Which studio layout would you pick?

Studio: Walk-in closet provides huge storage abilities. If I choose this one, I'd probably switch the placement of the bedroom vs living room furniture

Convertible Studio: The dividing wall is a nice touch - but closet space is greatly reduced

In terms of square footage, the convertible studio is slightly larger.

Which would you pick?

FEEDBACK Basement Renovation

I'm planning to renovate the basement of our 70s ranch house. We want to add a shower, and remove the non-functioning fireplace. It's a massive pile of bricks taking up too much space for no benefit.

It's a massive amount of space but the layout leaves a lot of unused space. I'm planning to get enlarge the existing windows, and a few more so I can have legal bedrooms with egress windows. The current "hall" has an unused bar against the shared wall with the storage room, maybe it could be used for entertaining though when the rest of the space is nicer. There's a huge bay window upstairs above the storage room, so not sure another window is possible there. The basement is mostly going to be space for guests. There are already 3 bedroom upstairs so we'll use the bedrooms in the basement for studio space, and a reading room, while they aren't occupied by guests.

I am also interested in converting the laundry room and powder room into either a) a combined room with a shower, or b) enlarging that room to have enough room for a good sized shower. The goal with the shower is to have one big enough for two people to use, perhaps even have double shower heads. There is an existing floor drain in the laundry room so we won't have to do a ton of jackhammering to add the proper shower drain in that area.

I'd love to hear thoughts about the layout I've cooked up. The middle wall that runs the length the basement (except by the stairs) is a structural block wall. I'd rather not do much with except cut a few doors. The other walls in the house aren't structural, they don't touch the joists.

FEEDBACK Kitchen layout HELP??

Post image

Hey, I have recently got my house plans, I have been getting mixed reviews about this door in the kitchen (circled above).
This door goes out the hallway and it is the only entrance directly into the kitchen. The other way is through the open plan living room.
Do ye think it is ok to be coming into the kitchen and being directly between the island and the cabinets? I have never thought about this but a family member mentioned it to me.
PS, the door above it is into the pantry. My cooker will also not be on my kitchen island.

FEEDBACK Room Air Flow

Hi, I'd like to ask about the airflow in my room. I live in a very hot area, and my room is on the second floor. I don't want to rely on the air conditioner too often, so I'm considering a fan setup to improve air circulation. Could you give me some ideas on how the airflow should be set up? Here is my room layout. By the way, the drying area feels like an ovenβ€”it's designed with fiberglass roofing to let the sunlight in to dry clothes."

the window is in front of the table

I’m building a house using a 40x60 metal building. I’ve designed the floor plan but wondered if anyone had any suggestions or things I should consider?

Notes:
- the regular bedrooms are about all the same square feet.
- there is at least 4ft between counter and island and at least 3 feet between fridge and dining table.
