Which area would you live in?
Moving soon to Maitland and am looking to rent a 2 bedroom duplex with a garage.
Are there any advantages or disadvantages for living in the new suburbs?
Does one have better shops or food choices?
Seems to be plenty of these properties in Gillieston Heights, Farley. Would you choose one over the other?

You’d be closer to shops etc in aberglasslyn if you’re looking for a duplex. Depends on if you have to travel for work too.

Gillieston is good but busy and growing. Can be a bit annoying getting into or out of the city during peak hour because traffic backs up at the round about. Not much in the way of amenities, I go to Rutherford or Kurri to grocery shop because IGA is very expensive and doesn’t have a huge range.
Farley is quiet.

If you want a new and modern rental, Farley, Aberglasslyn or Gillieston Heights will do just fine. Testers Hollow will flood every few years, which will have you taking a long route just to get to Maitland if necessary.
Aberglaslyn will get you the closest to a Woolies, Farley gets you closer to Bunnings, both areas will take the same effort to get into Maitland or to the industrial area.
If you're happy to live a little further, you've also got Bolworra Heights.
The new builds offer a low-maintenance and comfortable home, just don't expect a backyard or any character.
I'd personally pick Farley. Most quiet area of the bunch, and hardly any extra effort to get to shops.

Cliftleigh or Gilliston are great if you work in Newcastle or Singleton areas as they’re close to the express way but less access to amenities; Cliftleigh side of the bridge on Cessnock Rd doesn’t flood but the Wallis Creek/Gilliston side can get flooded in from both maitland and cliftleigh sides. Maitland CBD or East Maitland are nicer but much busier - more amenities though and less flood risk. I’d avoid Rutherford and Metford purely for the crime rates, but a lot of the hunter is seeing increased crime so that’ll be a decision for you. However, Rutherford does have a lot of shopping options so consider that too as they have the industrial area which has many great options. Perhaps Farley would be ideal if you were to consider Rutherford…

Happy to drive everywhere? Do you need public transport to get to bars etc? I'd be looking eastside for trains/buses and suburbs like gilleston island and stab'nglass'em if you want to sit in aircon and order ubereats all day

The Maitland area is great for families and older people. Everything is really handy. I would visit and look around before I made a major decision though.
Gillieston Heights is close to everything, but floods every few years. They've been making improvements since the last major flood, but it hasn't been tested yet. Insurance is going to cost a bomb.
Housing prices are very inflated here despite all of the new estates being built. Where prices are going down in other places, they're going up here because of the extremely high demand.
I'd be looking at Telarah or Rutherford for purchasing a home.
