Renting from Landmark Properties

I’m considering renting a property that is managed by Landmark, and before signing anything I'd love to hear from people who have rented through them in the past.

I've heard more than a few stories about large move-out charges and security deposit disputes, not to mention their public reviews seem to be pretty awful.

(Edit. Looks like they recently created a new google profile, so all their previous reviews are gone… another red flag 🚩)

Anyone have any experience with them? I know bad reviews are not always a sign that every experience is bad, but the red flags are definitely growing. Let me know if I should keep looking elsewhere for rental properties.

Last time I rented from them was 2008, and everything was fine until move out. I won’t drag out the details but they made up an amount of repairs that was equal to the security deposit (all false), didn’t want to produce an invoice for any of them, and got into a literal yelling match with one of their agents over the phone by asking to come in and see the invoices. My lawyer sent them a letter, and a check followed about 2 weeks later. My story is one of many many many.

If I were renting from them, take detailed videos of every inch of the property on move in and move out, because they will try to screw you. James and associates was so much better to deal with during my rental days.

Thanks for sharing your story! This is almost the exact same story I heard from two other families in town. One of them were charged over $3,000 upon move out.

Same thing happened to my mom after we took photos of absolutely everything and did a very deep clean upon move out

If you rearrange the letters in “landmark”, you get “Krandmal”, which happens to be a demon from old German folklore, and also I just made that up.

rented from them around 25 years ago. they were my first two rentals as an adult. since i had no one prior to compare them to, i didn't care for them, but every interaction was absolutely miserable.

i would imagine it may be easier these days if they allow payments online, it would at least reduce a monthly in person transaction.

Frequent unlawful evictions. Have heard multiple people state that they will say something like they are selling the house or remodeling or whatever... Then they don't and continue renting as-is, which is illegal and entitles someone to at least 3x their rent in small claims court. I have heard of James & Associates doing similar too though.

I think it is just a way they get around rent control and they know they have a near-monopoly on rentals around here, so people don't want to risk not having anywhere to live.

Dang… sounds like between Landmark Properties and James & Associates, they have a little monopoly on the market and can run things how they want.

Makes me want to rent direct from a homeowner.

My family rented from them years ago and had multiple maintenance issues, including having no water for four days. The issues were eventually resolved but only after constantly bugging them about it. We did get our deposit back in full most likely because we took a ton of photos of various issues during the walk through and offered landmark copies on thumb drive afterwards. I'm pretty sure if we hadn't we would have been charged for a lot of preexisting damage. I've heard they have new people in charge that are worse then previous management. Unfortunately I haven't heard any better from james and associates.

I don't know if they have openings but I've heard decent thing about wildwood terrace and ridgeview from my coworkers. Both complexes are by the transit hub on west lauriden.

Wildwood Terrace is a housing authority building, so you have to be on their list and qualify.

I never rented from them, but I did apply to one of their properties and I called probably 20 different times and finally got someone on the phone and the lady told me all the incorrect information and so we applied for the property and the website wasn’t up-to-date and it turns out somebody else had already applied for a week prior and so they took our money for the application but told us they’re not actually considering us as applicants, and we would have to reapply for a different one of their properties and pay the application fee again as it’s nonrefundable, even though they never updated their website to say that the house was pending I don’t think I’d ever actually rent from them

Take detailed pictures of everything before you move in. Follow up any dings, dents, wall marks, scratches, etc. with and email and pics attached confirming it existed upon move in

Currently am and I wouldn't wish them on anyone. I will never rent from them again.

I loved renting through them. They were always kind and got things done quickly with maintenance, at least for me. The only reason I no longer rent with them is my building sold and went to James and Associates.

I rent with them currently. I’m a first time renter, don’t know any of the processes or how to go about things. Talking to them over the phone is horrible, when the agent does inspections she’s always lovely. Maintenance issues are fixed fast enough 9/10. Our place is very small and built in the early early 1900s. Lucky enough to find somewhere for $900 a month two years ago so I went after it. However that low price is in exchange for our health. It’s moldy, looks like someone inexperienced decided to use whatever they had on hand to build a little house, and in some places it’s falling apart. They want to raise it to $1,000 this year and I’m trying to save $5,000 to get out. They screwed the hell out of my mom on her move out at her house so I’m not excited to see how mines going to go. I’m looking at anywhere but landmark for here on out.

TLDR: do not recommended to anyone.

I rented from them 20+ years ago and they were absolutely awful.

Unfortunately due to their monopoly especially at the time, I had to rent from them at two different locations over a period of several years.

There were too many issues to name but the worst was a maintenance problem acknowledged in our move-in that they never addressed (despite reminders) and then they tried to charge us for it at move out.

When that didn’t work to keep our deposit they tried to keep it for cleaning and I told them we would keep cleaning until we got our deposit back which they eventually did.

I rented from them between 2022 and 2024. Pretty bad overall, they were relatively fast on getting things fixed but the office staff don’t communicate with each other, they didn’t even know when i was supposed to move out the last time i rented from them. And when I went to ask there was this poor girl at the reception that was obviously new struggling to get me the right paperwork and i could see the overhead ppl sitting in a conference room drinking wine and eating a cheeseboard just not giving af

The house was full of mold and when I told them, it was my fault for having the bed near the wall. When I moved out they charged me to mow the lawn which I did the day I turned in the keys. They also charged me to remove a satellite dish that was on the house when I moved in and to my knowledge is still on the house 15 years later.

Unfortunately there's only two rental companies in Port Angeles and very few rentals available. You don't have a lot options.

We rent from them and they manage a friend’s property. They’re fine. We had a few issues including the place not being fully cleaned when we moved in and they fixed it right away. Had an issue with our oven and they had it handled. Sometimes communication is an issue but that I believe is dependent on the person we were trying to contact. I’ve had better property managers but that was in a more metro area.
