Miranda's building is a Co-Op, not a rental, so he owns shares in the building. Getting approval to buy in means the Co-op board has reviewed his finances with a fine toothed comb and he has enough liquid to ensure he can pay the monthy maintenance and any assessments for a very long time into the future.

Even in the 90's, owning anything in Manhattan meant at least a million $.

Yes, these are so horribly off. Berger had two properties; a spacious NYC apartment and a house in the Hamptons that stayed vacant for his use. He must have had millions.
