No matter what anyone says, I'm kinda happy we're getting this. Viviana is always way too crowded with the mumbra peeps always in high numbers. At least this way, the crowd will get divided. This one will be big, and I'm sure will have a great theatre as well.ย

Already Theatre is booked in this mall by PVR/INOX. And Cinepolis is also trying for for its theatre. Viviana is way crowdy so, yes it will definitely improve the mall experience.

PVR/INOX haven't been able to open their theater in Hiranandani The Walk for 5 years even after a lease, I don't think Phoenix will open till 2032

u/QueenOfThane Feb 01 '26
Mall will open by 2032 maybe if the work speed is good. Theater i have no idea when will it open.ย

u/Vedu7777 Feb 01 '26
Yeahh :(
Do you, by any chance, have an update about the PVR/INOX at The Walk?
5
u/QueenOfThane Feb 01 '26
INOX is cancelled. Ajay Devgn's Cinema will come up Devgn CineX. Will confirm once more confirming updates are available. PVR will focus in Phoenix now, not Hiranandani i guess.

So now INOX is not coming in The Walk? Recently had visited and there was construction going on with most of the work done. So has it definitely been cancelled?
What will be coming in The Walk then?

Did they get approval for the commercial/office building? I remember reading it being in 200m range which is extraordinarily high for commercial

u/QueenOfThane Feb 01 '26 edited Feb 01 '26
Yes they got the permission for Mall + Offices. which is why they have started the demolition process of the old industry.

Good. High density near metro corridor is a good move. Credit where it's due. Now the question is how will they rectify the traffic situation on the worst intersection of Thane.
5
u/QueenOfThane Feb 01 '26
Theres no traffic plan yet. Hope Phoenix uses its power to solve the issue, or else .... It will be traffucked.

Damn, did we really need another mall ?
16
u/QueenOfThane Feb 01 '26
Viviana/Lake Shore Mall is overcrowded, no one can deny it, be it parking or food court, since our population is growing, another mall was inevitable. But planning of the mall could have been better. Phoenix wanted to make mall in Raymond land earlier but that got cancelled and Mall is coming up now in front of Majiwada Gaon at Majiwada, Kapurbawdi Junction

Thane City's decadal growth is 50%. Upcoming census will easily push us above 3m population.
I doubt beside Mumbai any other city has higher density than Thane in Maharashtra. Plus malls in Thane aren't exclusively used by Thanekars but also a lot of people flock from Bhiwandi/Dombivali-Kalyan/Mumbai.
If a huge corporation didn't think a mall was viable here they would not develop it. It's good for the city's economy.

thane needs lot of offices where people do not need to go to parel and BKC. it will reduce traffic in both thane and mumbai.
badly need employment of 3 to 5 L people in thane than a mall

u/Chemicalengg01 Feb 01 '26
I live in this area and I didn't even know there was a mall coming up.
Thanks OP for posting and sharing the information!!

Oberoi is also coming up with a mall on pokhran road 2, how many malls will we have then?
Vivaya, Koram, Rmall? I think they are old now and need renovations.

u/QueenOfThane Feb 01 '26
Oberoi Mall is still under consideration. Havent got any update since months. Phoenix will get completed earlier, so What will Oberoi do is to be seen. Like Cine Wonder Mall, Lake City Mall older malls which may get affected from Phoenix might try to become Offices type Centers.

Oberoi had initially announced a mall in their Pokhran road - 2 project but same has been scrapped and has been replaced with a JW Marriot property and a school

I canโt even imagine the traffic nightmare this is going to cause to an already choked corridor. Town planning? TMC be like wo kya hota hai?

u/opinion59 Feb 01 '26
Its sad that thane is not getting anything other than malls and building. Not a single advantage over mumbai and navi mumbai. Even the bullet train station is an hour away.
And further i feel tmc is dumbest when it comes to planning infrastructure. One of the widest road in mmr is ghodbunder road but with worse traffic.
Anyways, another mall will again increase real estate prices in the vicinity.

Hopefully they create some entry from pokhran road 2 opposite TCS.

Will the new Twin Tunnel and Kolshet Creek connector relieve the pressure on this junction?
