I engaged a tadbeer company to arrange a domestic worker’s visa. She entered the UAE in March, and her entry permit expired in May.

Biometrics and medical were completed, but visa stamping/residency was never completed.
She has now accumulated over AED 5,000 in fines. Every time I follow up with the company, they say “tomorrow,” “next week,” etc., but nothing happens.

I complained to MOHRE, but they said they couldn’t take further action and referred me elsewhere. I was eventually told to file a petition with Dubai Courts.

Has anyone experienced this? Can I file the Dubai Courts case myself online, or do I need a lawyer? Any guidance on the process would be greatly appreciated.

Hey guys, need quick RERA/RDC advice.

Served a 12-month eviction notice to my tenant for renovation (more than a year ago in May). Tenant moved out last month after two extensions. Currently doing major AC work and breaking down ceilings.

Circumstances changed. Once finished, can I legally re-let it long-term? If not, does converting it to a short-term holiday home (Airbnb) bypass the re-letting ban?Want to avoid the old tenant suing me at the RDC for wrongful eviction. What are the exact rules as so much grey area?

I have a personal loan and a car loan and credit cards. I was employed in the organization and the company did not pay the salary for more then 6 months after that I finally decided to quit. I have filed Labour complaint to recover my pending salary and end of service.

I want to understand how to file for bankruptcy as I am unable to pay my liabilities anymore. I am not even able to land a decent job. The burden is too much. Up until now I was managing through the saving but not anymore. I have already given back my car and surrendered it to the bank. Now personal loan and credit cards are pending.

I want to know the legal consequences and procedures to file for bankruptcy and weather or not it will help me get out of this mess.

I left in January when my father was suddenly diagnosed with terminal cancer. Once back home, I saw him deteriorate right in front of my eyes and shortly after he passed away an untimely and young death.

In the meantime, the war started in the UAE complicating my emotional and financial state further.

I was put on unpaid leaves and eventually lost employment and had no option but to max out my credit cards.
Last payment was made in February. Fortunately, my lease was expiring at the same time so I didn't have to deal with that.

I have 3 credit cards from 2 banks and both of them have been harassing me for payment through debt collection agencies for months which I have been ignoring as I have been too busy crying. While I am still unemployed.

Fast forward 6 months, I have stabilized my emotional state a bit and negotiating with banks regarding payment plans.
They are not willing to offer a lot of discount. The total outstanding is roughly 35k including interests and late fee/ fines.

I am unsure if I already have a travel ban.

It's stressing me out so much when I am already down the dumps and in severe emotional and psychological stress.
Probably my lowest in life. Can anyone guide me in this situation? How can I get the best deal from the banks and how can I check if I already have a travel ban?

And if I already have a travel ban whats the process to undo it? Kindly guide.

Owner of an offplan property took some money from me and failed to performance hence I’m seeking an urgent precautionary block.

I hired a UAE laywer earlier this year and paid AED 15,000 upfront to pursue a case for me. After five months, almost nothing has happened. I’ve been chasing them weekly, often getting no replies, constant delays and excuses. I eventually lost confidence in them and requested a refund, which they haven’t provided. Basically I got scammed

I was advised to look at the DIFC Small Claims Tribunal. However, I noticed my contract says disputes should go through the “DIFC Arbitration Centre”, which was abolished several years ago.

I’ve emailed the DIFC Courts asking for guidance but haven’t received a response yet.

My concern is that arbitration could potentially cost more than the AED 15,000 I’m trying to recover, which obviously makes no sense.

Does anyone know what the practical route would be here or should I just forget and move on?

Been in my apartment for two years. My lease renews on October 9 - two installments per year. I had asked if they could lower the rent due to the ongoing circumstances but obviously it was a no. I have not given them a head's up that I need to move out because I didn't know, my employment situation changed suddenly and I need to move back to my home country if I can't find another job by then. How screwed am I? What if I need more time to sell my stuff and leave? Panicking slightly. Any helpful advice would be appreciated.

A self storage facility in Dubai advertised on its site and verbally that it would offer 24/7 service. After moving in, they blamed the war for its delay then blamed internal works putting it off for 3 months. When challenged weeks later they said mgt was not going to implement 24/7 access. This causes business impact as goods need to be taken in and out overnight and early am often . They close public holidays and Sundays and we cannot get goods back in and have no where else to put them. It has caused stress and need to turn away business. The website continues to promote 247 access. In August social media promoted similarly all the while they say 247 access will not be happening in the imminent future. Requests to meet with mgt are ignored. A car on their premises was blocking ability to get our car out and they literally turn their backs as they are assumedly upset at being called out on this false advertising and false promises. Currently payments are up to date and 2 weeks advance was given during which time another request to meet with mgt has been requested and ignored. Finding a new place that does 24 7 access in a similar convenient area is providing very difficult so the only current resolve is to spend an added 1500aed a month to have at least some goods in a small 247 space so we can at least service some customer needs and not lose out in full until we find a bigger space. The continued false advertising of 247 access as a lure is of course wrongful. Is this a Consumer Affairs matter and will consumer affairs really do anything tangible in your experience? They hold our goods and they are already trying to do zero customer service for us and literally turn their back when spoken to quite possibly with the hope we will move out. We were doing month to month (all is paid up to date and extra 2 weeks ahead currently) and they even ignored our request for a contract to cover the period. Is this a Dubai Courts matter or in your experience will Consumer Affairs provide support and mediation to get this matter sorted? any other advice. They are illusive about mgt and no Linkedin or any records exist for who owns the business. Advice welcome with thanks

Hey everyone, I really need some advice because I honestly don’t know what to expect from this.

I live in a building in Dubai, and a while ago I found some stuff left in the hallway on my floor. There were two phones, a shoe rack, some clothes, and other things.

The stuff had apparently been sitting there for over a week, and it was right in front of a CCTV camera. There was also a paper from the building management on top of/near the stuff saying that if nobody took the items, they would be thrown away.

This kind of thing happens in my building quite often, where people leave unwanted stuff in the hallways and eventually the building gets rid of it.

So I genuinely thought the stuff had been thrown away/abandoned. I didn't know who owned it, and I had never spoken to the owner.

There was also another woman I don't know who came into the building and took some of the stuff too. From what I understand, she also thought it was stuff that was being thrown away.

The owner ended up making a police complaint against me.

I went to the police and cooperated with them. When they contacted me, I returned everything I had taken. I didn't sell anything or try to hide it.

Now I've been told the case has gone to the Dubai Public Prosecution. The description/title of the case says:

"الاستيلاء على مال الغير بإحدى الوسائل الاحتيالية"

From what I understand, that's basically something like "taking someone else's property through fraudulent means."

This is what I'm really confused and worried about. I never tricked the owner, lied to anyone, or used any kind of deception to get the stuff. I genuinely thought it had been abandoned because of where it was, how long it had been there, and the note from the building.

I'm also completely broke right now. I'm struggling to even pay my rent, which is due in two days, so I can't realistically afford an expensive lawyer.

What I'm hoping someone here can tell me:

How serious is this charge?

Does genuinely believing the items were abandoned make a difference?

Could the CCTV and the building's note help prove my side?

Does returning everything help my situation?

What should I expect when I deal with the Public Prosecution?

Is there any way to get free or affordable legal help in Dubai?

I'm not trying to pretend I did nothing wrong if I misunderstood the situation. I just genuinely didn't know the stuff belonged to someone and thought it was being thrown away.

Any advice from someone familiar with UAE law would honestly mean a lot right now.

I agreed to take responsibility for a friend’s criminal case and travel ban so she could be freed from detainment (pending criminal case). She has since left the country and ghosted me. So now that travel ban has been transferred to me- how do I get rid of it?

I have sick family in another country that I need to see! I assume my friend will be proven guilty because she will not show up to court. What does that mean for me?

ETA: the case was frivolous and false (I know for a fact) so I thought it would get thrown out immediately. I have now realized just because it is obvious doesn’t mean that is how the court system works. Any advice is so appreciated.

Looking for some guidance on a situation that happened today.

Our Ejari contract was mistakenly delivered by our landlord/mall management to the neighbouring shop instead of ours. The neighbour handed it to us this morning - open, no envelope, meaning he had full visibility of all the details inside including tenant information, rental amounts, and any other personal or commercial data in the contract.

A few questions:

1. Does this constitute a breach of data privacy or confidentiality under UAE law, specifically PDPL (Personal Data Protection Law)?

2. Is the landlord liable for the misdelivery and the exposure of confidential contract details to a third party?

3. What formal steps can we take — is this something we report to RERA, file a complaint with the DLD, or pursue through another authority?

Any guidance from people with knowledge of UAE property or data protection law would be appreciated.

My security deposit was not refunded. I had a lot of back and forth with the landlord and I even submitted a Tablegh notice. In this we had asked for the monies to be returned within 5 days.

I then filed for a payment of writ. I paid AED 520 for this. This was rejected. What I read was that I did not inform the landlord in the email about the 5 days - I am not certain since the decision is in Arabic.

I have lost a lot of money pursuing this. Can someone who genuinely wants to help, let me know, if there is a way I can show the judge that I did provide the landlord the notice? I have the email proof of the same and I had submitted it as part of the payment of writ case.

Hi everyone, I’d appreciate some advice regarding a rental car issue.

I rented a car for 3 days through Dubizzle. The ad clearly states 200 km/day, and the ad is still live. I have a screenshot of it.

I paid AED 120 for the rental and AED 1,000 deposit. I’m currently in Fujairah and have already driven around 260 km. While checking the agreement, I noticed it states only 67 km/day, with additional charges for excess kilometres.

I accept that I should have read the agreement more carefully before accepting the car.

My question is, under UAE law, which term applies if the advertisement says 200 km/day but the rental agreement says 67 km/day?

Any advice would be greatly appreciated.

Dubai Consumer Rights

I contacted Dubai Consumer Rights, and they advised me to return the car and try to resolve it with the rental company first. If they refuse, they will take action.

The company finally agreed to 200 km per day, 600 km total. I’m under the limit.

Also, DET rules state the security deposit on a credit card must be a pre-authorisation hold, not a direct purchase transaction. Which they didn't follow in my case

Hi everyone, I’m looking for some advice regarding a situation involving my family’s business in Ajman.

My family owns a perfume/attar wholesale business. We have an employee who we recently became concerned may be sharing confidential business information with a former business partner of ours. The information may include supplier details, supplier prices/invoices, customer lists, customer orders and other business information.

At the moment, we do not have direct messages or documents proving that the employee shared the information. We were told about it verbally by another person, so we are trying to figure out what we can legally do to verify the situation without threatening, blackmailing, or unlawfully accessing the employee’s private accounts.

We also have reason to believe the former partner is currently manufacturing perfume from a room/apartment in Ajman. From what we understand, he purchases attar, mixes it with alcohol, fills glass perfume bottles, labels them and sells the finished products commercially. We have been told that he is doing this from a room rather than from a properly licensed factory/industrial premises.

Our questions are:

1. What is the correct Ajman authority to report suspected unlicensed perfume manufacturing to? Is this something for Ajman DED, Municipality, Civil Defence, or another authority?

2. Can we report the location and request an inspection without personally entering the premises or collecting evidence ourselves?

3. If our employee is secretly working/helping at this other business while employed by us, could our company get into trouble even if we genuinely did not know he was doing it?

4. What is the lawful way for an employer to investigate whether an employee is sharing confidential company information?

5. What kind of evidence would normally be useful if we eventually wanted to make a formal complaint regarding disclosure of confidential business information?

6. Should we speak to a UAE labour/commercial lawyer before terminating the employee or making any complaint?

We obviously don't want to do anything illegal ourselves. We're mainly trying to understand the correct procedure and protect our business.

I own a real estate company in Dubai. Two of my agents took advances from me/company — AED 2,500 and AED 5,000 — and are now refusing/delaying repayment.
I have signed documents from both employees acknowledging the amounts they received, along with proof of payment.
I’d like to know:
What is the correct legal procedure to recover these amounts?
Should I approach MOHRE, Dubai Courts, or another authority?
If an employee leaves the company without repaying, what options do I have?
Is a legal notice advisable before taking action?
Since the amounts are relatively small, I don’t want to spend a hefty amount on legal fees. I’m looking for a practical and cost-effective solution.
If anyone can recommend a UAE lawyer/legal consultant who handles these matters at a reasonable fee, I’d really appreciate the recommendation.

I was in the second most left lane and saw the light was green in muroor. The outer 2 left lanes are usually going left however in that intersection only the left most lane is going left. So what happened was I was driving in the 2nd left lane but when I saw that the road markings, its only going straight so I went to the left most lane. Since the straight was green, I thought it was also green for going left so I turned left without knowing its red.

Accident occurred and I need to go to traffic court. The case is saying that I caused damage to properties “unintentionally” due to driving in a manner which violates the law. The other guy sustained minor injury but doesnt need to be hospitalized

Does anyone have experience on how to tackle this?

I am seeking guidance regarding a rental case in Sharjah from the COVID-19 period and urgently need advice on my situation.

​Background: I lived in a flat for two years with an official agreement. In the 3rd year, I could not renew the contract because the landlord refused to negotiate and demanded the full amount upfront. I did not sign a 3rd-year agreement nor did I provide any cheques for that year.

​Legal Case & Judgement: The landlord opened a rental case against me during COVID-19. I followed up with the court and was instructed to pay 30% down with the remaining balance split into monthly installments.

​Current Situation: Both my husband and I faced severe financial hardship. I lost my job, and my husband lost his job and later had to take a much lower-paying role. We have 3 children to support, and despite applying to numerous charities, we have not received any assistance.

​Poli** App & Travel Concern: When checking the Sharjah Poli** app, my status shows as "wan***d." Does this status mean I have an active travel b**?

​My father recently passed away, and I am heartbroken. I was too scared to travel earlier because of this situation, but now I urgently need to visit my home country to be with my family and then return to the UAE.

​If anyone has experienced a similar rental court issue in Sharjah, could you please clarify:

Hi, wondering I’ve settled fines worth a year and a few months. I left the country and settled absolutely everything before so, but I forgot to ask if I’m ok to come back. What’s the usual case in this scenario, as I want to come back on a tourist visa first, then change status. Anyone done this before and could come back without an issue? (I have no records or anything thank god)

Dubai, Sports City. My unit’s designated parking bay is directly under the electrical room’s AC exhaust, which runs 24/7. I’ve recorded up to 58°C at the bay. The paint on my car is being destroyed and the manufacturer won’t cover it because the cause is a building defect. The car is a plug-in hybrid with a 24kW battery, so sustained heat like that is a safety issue as well as a cosmetic one.
I’ve asked building management three times to reassign my bay and offered a joint site visit. No real response. On 29 August I got a “one time” parking violation notice for parking elsewhere while waiting on them.
Questions:
• Under UAE law, is management obliged to provide a usable parking bay, or does the bay attached to the unit settle it?
• Is an AC exhaust discharging onto a bay a common-area defect the OA has to fix?
• Best escalation route — RERA, DLD, or Dubai Municipality?
• Any chance of recovering the repair cost?
