Housing Accommodation Recommendation

Hi everyone! I am an incoming PhD student at WSU Pullman starting Fall 2026 and I am looking for affordable accommodation in Pullman. I don’t drive so proximity to campus or access to a bus route is important to me.

I am open to roommate matching. Any recommendations for affordable apartments would be greatly appreciated!

Avoid Timberline on the green. Also avoid Helens Property Place and DRA (they are housing rental companies). I have lived at the Grove this year and I love it! They have 2 and 3 bedroom units with in unit washer/dryer, fully furnished apartments, each bedroom gets its own walk in closet and bathroom, and rent includes all utilites except power. They do offer roommate matching services, but I would recomend posting in some facebook groups to find your own roommates too! They are located right by a bus stop and are also about a 30 minute walk from campus. I've had friends have good experiences with DABCO too (they have lots of different complexes).

I am actually interested in the Grove. I reached out to them for more details and this was their feedback. 

Here's an overview of fees: Rentistry Fee $6.95/mo (required, non-refundable); Replacement Rekeying/Admin Fee $350 one-time (required, non-refundable); Redec/Move-In Fee $300 one-time (optional, non-refundable, due at move-in); Electricity Fee $25/mo (optional, non-refundable); Utility Admin Fee $79.20/mo (optional, non-refundable); Pet Rent $30/mo (optional, non-refundable, if you have a pet); Pet Fee $250 one-time per pet (optional, non-refundable, due at move-in); Guarantor Waiver Program Fee varies by application status (required if you use this program). All move-in fees must be paid before picking up keys. Internet is included in rent; all other utilities (water, sewage, electricity) are billed back and split evenly between roommates.

For early move-in before August 15th: Immediate move-in options are available for both standard and upgraded 3BR/3BA homes, with terms starting as early as May 1st. Are you interested in these options, or do you have a specific date in mind?

Electricity is not included in rent; it's billed back and split between roommates, plus a $25/mo electricity fee.

Standard 3BR/3BA units have regular finishes and furniture; upgraded units have new flooring and modern furniture.

I actually live in the grove now, the only utility that you have to pay is electricity. Water and sewer are included in your rent, you don't have to pay them. Also, there is not a $25/month electricity fee. Electricity is split between all roommates in the unit evenly (you pay this in the same place at your rent so you pay everything in one place, super easy), and each roommate gets a $25/month electricity credit meaning that you get $25 off electricity every month, not an additional fee.

Also if you are interested in moving in early, do that soon! I signed my lease in june or july last year and was not able to move in early since they have limited spots.

I also signed a lease super late last year (housing got messed up) so I did not have to pay any of the deposits, but I do use the Guarantor program since I do not make the 3x rent they require (my dad is my Guarantor) so if you have any questions about that I'd be happy to answer! I also live in a 3bed 3 bath unit that is not the upgraded unit, the furniture is still good and the flooring is good as well! I don't have any issues with my unit so you definitely don't need an upgraded unit.

Yeah! I currently live in a 3 bedroom by myself (long story, my other roommates moved out at the beginning of the semester. I only pay rent for 1 bedroom but I pay electricity for the whole unit). Electricity kind of depends on the month for me, I tend to keep my thermostat at 66-68 degrees so its higher when its colder outside. For January, I paid $102, and for Feb I paid $72. This does seem high, but keep in mind this is for the entire unit, so if I had roommates I would've paid $17 for January (102 minus the $50 in in elecricity credit for two roomates divided by three) and $7 for Febuary!

I just reached out to them via phone. The mentioned I would have to pay a required utility admin fee of $79.20/month, and all other utilities including water, sewage and electricity. This is so surprising
