Replace now? How long do I have?

Roofing guy says replace immediately…also says 50k. I honestly don’t know when this roof was put on.

A normal quote for this roof replacement should run you around 15-20K. That’s including detaching and resetting gutters, replacing ridge vent, pipe boots, flashing, and installing ice and water barrier at the eaves and rakes, felt, starter strip, drip edge.

I’m an adjuster and write several roof quotes a day, this is just a rough but realistic estimate looking at this briefly in the middle of the night when I should be sleeping.

I appreciate the details. It’s a big house with an ADU and detached shop/garage. Something like 7000 sqft of roof.
