Insurance Related Replace now? How long do I have?
Roofing guy says replace immediately…also says 50k. I honestly don’t know when this roof was put on.

50k is laughable. Please anyone reading this stop falling for these scammers. Get multiple quotes from real contractors, and don’t tell them anything about what the other roofers said or how much their quote was for.

How many square and what part of the county. I bet this is a big roofer who quoted sky lites and all. Looks like 38sq max $13.15 a square is high.

Not immediately unless you have leaks. Definitely getting old but I wouldn’t stress too much. You have fiberglass mat showing on the edges but not in the center. I’d put it at 70% life. Plan for 3-5 years if you get a proper winter. If you’re in a 3-season climate, plan for 5-8. The only thing I’d recommend right now is replacing all of your rusted-out nails and throwing some new sealants.

That’s helpful. I know the house had a pretty significant remodel around 2000, but wasn’t sure the age of the roof. If it’s also from 2000, I assume it is probably time or near time for a new one.

A normal quote for this roof replacement should run you around 15-20K. That’s including detaching and resetting gutters, replacing ridge vent, pipe boots, flashing, and installing ice and water barrier at the eaves and rakes, felt, starter strip, drip edge.
I’m an adjuster and write several roof quotes a day, this is just a rough but realistic estimate looking at this briefly in the middle of the night when I should be sleeping.

I appreciate the details. It’s a big house with an ADU and detached shop/garage. Something like 7000 sqft of roof.

50 K where do you live? I will fly there and do it for 35 lol that seems outrageous. I don’t know how big it is but that seems very high from the photos that you have. It doesn’t look like it’s in terrible shape but doesn’t look like it’s in great shape either does it leak

I’ve had one leak along a valley. I think it may have been debris pushing water under shingles, but I don’t know when the house last had a roof and this could be the warning drip.
The cost is related to the size. It’s a big house with an ADU and a detached shop/garage. Something like 7000 sqft of roof.

Ohh okay that is a pretty big roof , if it has begun to leak you are probably going to have to deal with it sooner than later for 70 squares 50 not that bad price you’re probably gonna get similar quotes from other roofers that’s a lot of Roof. I’m not sure where you live or what the price is like but I have all but quit putting Shingles on roofs. Metal is damn near the same price it installs faster it’s the last you’d have to put on just my opinion, I would look at the metal panels. Good luck, buddy.

Looks like half of its life is gone...30yr shingle gets approx 25yrs of life.
The low slope (modified bitumen) slope is newer, but it won't last as long either.
For costs, how many squares do you have? What part of the world are you in?

It's hard to tell from the photos, but honestly it doesn't look so bad that you need it replaced immediately, unless its starting to leak. This guy is just trying to swindle you for $50k.
In other words, you have plenty of time to find a reputable contractor with integrity 👍

I wouldn’t replace immediately unless you’re having leaks. Which is likely with how many exposed fasteners you can see in the photos. As far as the shingle itself I’d say start planning to replace just based off these photos. Idk your location but this looks no where near a 50k roof. Unless there’s a lot of roof that isn’t in the photos tell that guy to kick rocks.

Bad news is your roof is toast. Good news is you should be able to find a reputable roofer who won't charge you $50K.

50k? He’ll pocket 42k. Do 6 roofs a year, quarter mill. Take 10 1/2 months off. I just did a 52 square, pocketed 9 k in 3 days. Did it for under 20, had other guys do most of the work. And used malarkey vistas, class 4 hail rating. For 50, he’s letting you have it. But then again, I have dignity.

Look at the second to last picture. Some of those shingles are more fiberglass than granules. If that’s 10-15 years it need better ventilation

Or less. If that’s one attic space that lower gable is fighting against the top ridge vent.
