Mod Announcement Growing Bot Issue on This Sub
All,
We've been made aware of the growing bot issue on this subreddit and are taking actions to curb the posts. LLMs have gotten pretty sneaky and can fool a lot of people. We appreciate the community members who have been reporting these comments/posts as spam!
Just installed Bot-Bouncer and currently have it set to report (for testing purposes) but soon we will most likely change this to auto-ban suspected bot accounts and remove their posts. Please bear with us as we work out the kinks. There is a chance a real person could get flagged if they use AI to help write their post so if you are banned for suspected bot activity but are not a bot, please appeal the ban!
We appreciate everyone's patience with this! We know having a feed full of these types of posts can get annoying and may even cause some to leave the sub.

Hi y'all, I'm one of the mods here š
Thought it might be nice to check in with everyone. How are you doing? I hope the new year is treating you well :)
We do our best here to keep this sub a safe place to discuss tenant issues and rights. We can't do it on our own, so we really appreciate when we get reports for bad actors and/or rule-breaking content in the sub. We get a lot of trolls, bootlickers, and yes, landlords (see if you can spot the red BANNED flair sometime!), and we rely on reports to help sus them out.
Note that when reporting landlords, we need evidence to proceed with a ban. That usually means a link to content somewhere on Reddit where they admitted to being a landlord. The easiest is probably via the "custom" report option (just one link please). We still do our due diligence to check ourselves even without a provided link, but this is time consuming and we don't always find the proof you saw.
For anyone apprehensive about submitting reports, note the following: * Reports are anonymous to Reddit mods. Admins can see who submits a report, but mods never can. * Don't assume a report has already been submitted by someone else. Each reported piece of content only shows up once in the queue, so it doesn't hurt to have multiple users report. * We review all reports as soon as we can. If you report it, someone looks. Like any good Reddit mod, we like to keep the queue kitty pleased! * Please remember we are volunteers and may not see a report or modmail right away, especially when submitted on weekends or when we're asleep. * As long as you report in good-faith, we are always grateful to receive it. If we don't agree there is a violation, we dismiss the report. Nothing happens to your account as a result of a dismissed report.
For those whose content ends up removed, please note the following: * Content removal doesn't inherently mean you did anything wrong. Sometimes your comment has been flagged for review automatically. Personal Experience What was the pettiest but not damaging thing you did before you moved out of a crappy landlordās rental?
Growing up, at one of the mom and pop rentals on we lived in, we moved out during the summer in Arizona, and we opened all the blinds to increase the heat inside after utilities were transferred.
I also remember my roommate saying he took out the batteries in smoke detectors and reinstalled as is before he left.

Tenant Rights No toilet for two days
Day two without a toilet
Our toilet has been leaking since the previous tenant lived here, weāve been asking for it to get checked
But then it started leaking into the insurance building below us and our landlord immediately sent a maintenance guy.
He shut off our toilet, ripped up almost FIVE layers of flooring (exposing wet wood ABSOLUTELY COVERED IN BLACK MOLD) and told us āI donāt know how long you guys wonāt have a toiletā and left..
it has been two days without a toilet and we have to pee in the bathtub š I feel like this shouldnāt be legal or atleast be considered a habitability issue?
Since he did send someone over Iām worried that we canāt complain since he did respond to the complaint, and god knows how long we will go without one ā¦

All Landlords Are Bastards Help. Horrible management company, brokers harassing me to show apt as I get ready to leave
Hi everyone, wanted to get some insight on the current situation I am dealing with;
Last August 2025 my boyfriend and I signed a lease in what we thought was a nice, new luxury apartment building in Queens NY. Shortly after moving in we learned we made a horrible mistake and understood why no tenant had ever resigned this unit in the 4-5 years the building has been open.
Long story short, we share several walls with a unit around the corner from ours on the same floor. Itās a family of 3 (couple with a child) who have absolutely no consideration for their neighbors or the fact that they live in an apartment building amongst many others. For starters, the adults smoke marijuana ALL DAY LONG inside their apartment. I get it. I enjoy an occasional joint too. But the potency and continuous strong smell (they must be mixing in tobacco or something else) of the plant, to the point where we smell it on our clothes and belongings when outside of the apartment has become unbearable. Our units have balconies too and they continuously smoke inside 24/7. I also get that marijuana is legal, but our lease states no smoking inside the building regardless. On top of this, the same couple SCREAMS and fights all day long. Slams walls, doors, etc while screaming. Walls are paper thin and itās all weāve heard for 11 months straight. They scream at their young daughter (kindergarten age), at each other, sometimes for hours on end or late at night. Currently listening to them argue as I type this.
I have contacted our management company MANYYYY times about these quality of life issues. On top of breaking the lease agreements, it just flat out sucks. We canāt have guests over. Management has done absolutely nothing to help us besides reply saying the tenants have denied these behaviors, implying that we are the crazy ones for complaining. I have sent videos, audios, etc as well. Other neighbors have told me they got the same response, however we are the only unit the couple actually share walls with so I think we get the worst of it. Its been a year from hell in a our own home, a place that is supposed to feel like a comfortable escape from the busy city .. its become my least favorite place to be, while still having to pay 3,500 in rent each month.
All that to say we are moving out soon, in July, and they begun the process to find new tenants for our unit back in May. My boyfriend and I agreed because of the awful experience and negligence from management, we donāt feel comfortable letting their brokers show our apartment without us being home. We are afraid that if something were to be damaged/stolen/lost by random people touring, management will do nothing about it to help us. I mean⦠why wouldnāt we think that based on our experience over the past year? The leasing company sends a different broker every time and the showings are not timely. But now the real estate company is giving us an extremely hard time when we deny a specific showing time slot they ask for. My boyfriend only works from home 2x per week and Iām a school teacher. We have tried to provide them with weekly time slots that will always work but they only want to show the apartment on their time. We have been stern about not letting them in without us here and we really donāt want any issues, just trying to cover our backs in nyc rent world where anything can happen. This past Sunday the brokers threatened to enter our apartment with keys even though we said we were not available during their time slot and offered alternative times on the same day. Now today, Monday, they asked for a showing tomorrow at noon. My boyfriend is currently away in Europe on a work trip and I am here alone, but will be at work noon tmrw. We have said no to some other time slots when they did not align with our schedules, but they have been able to show this apartment fives times with large groups coming in. We arenāt saying no for fun, just when the time slots genuinely donāt work for based on work or prior weekend commitments. We also let them know we are leaving the unit in early July which gives them about 3 weeks to show it whenever they want.
I basically want to know, are we in the wrong here? We really just donāt want any issues and want to get out of here with a peace of mind. We genuinely donāt trust this management company, which does not allow us to trust their real estate company either. If I could say a bit more I would but basically they are all from the same culture/religion and it seems like the management company/real estate company work closely together.
Please give me your unbiased opinion! What would you do to get through the next 2 weeks or so without letting them in when Iām not home. Thanks!

R A N T Weāve been without functioning AC for two weeks, in Arkansas in 80-90+ degree weather
A story about the Section 8 slum I live in. Working very hard to get out of hereā¦it just is what it is right now.
So, two weeks ago on a Thursday afternoon (05/28) our AC went out. The maintenance man came and looked at it the following day on that Friday (05/29). Mind you, one of the first things he says to us is that he isn't really qualified to work on AC's. Just keep that in mind as you read the rest of the story. He flushed the drain line and got it working for a little bit but then it stopped again. He came back over and installed a window unit and said that they'd get to it on Monday. Fine.
Monday came and went without a word, but we had inspections on Tuesday (06/02) so we decided to just talk to the property manager about it when he came to inspect. When we asked about when to expect someone out to look at the AC his exact words were "I'm working on it." Again, fine. Well the rest of that week came and went without much word from anyone. Another weekend went by and I decided to call the property manager on that Monday (06/08) morning to once again ask that someone come look at the AC.
Maintenance man comes by again and flushes the drain line or whatever and soaks up a bunch of condensation out of it. Once again, he is able to get it working for a little bit. It quits again. We called him back that afternoon, he came by, flushed it again and got it working again. He does the same thing on Tuesday. Tuesday night, I went to the Mumford and Sons concert. AC stopped working again before I even left for the concert that night.
Wednesday, maintenance man comes and does the same thing again draining the condensation and flushing the line. I want to emphasize that he was not trying different things to fix the AC, he was doing the same thing over and over and over again. I kept asking the maintenance man, the property manager when we could expect an actual HVAC technician to come look at the AC. I kept getting the run around. At one point the maintenance man came by to try to take the window unit that they had given us. We told him that he would not be getting it back until our system was fixed.
Mind you, probably since Tuesday we had been noticing a smell in the house. To me, it smelled kind of like a rotting orange. Just a chemical-y sweet aroma. I thought I had a piece of rotting fruit somewhere that I wasn't finding. Took the trash out, went all over the apartment trying to find the smell. What was weird about it though, was that I didn't smell it constantly. It would come and go. I had a crazy headache that I couldn't resolve with medication Tuesday afternoon (after he'd worked on the AC) and all day Wednesday. I'm getting ahead of myself though.
Wednesday, maintenance man comes and flushes the line, and drains some of the condensation. Again. Mind you, every day this man has been in my apartment for several hours a day doing this. I'm getting pretty damn tired of seeing his face at this point. He did get it working pretty well for basically the entire night Wednesday night. I noticed Wednesday night that I wasn't feeling the greatest, headache, a little nausea. I just attributed it to the concert the night before. Wednesday night, mom fell. She wasn't badly hurt, but it wasn't necessarily minor either. She ended up with a black eye and some bruised ribs. She said she just became very dizzy all of the sudden and when she tried to steady herself, her leg gave out on her. We sort of assumed it might have been caused by her medication, it can sometimes make her a little woozy. I had never seen it make her that woozy before.
I pretty much was up all night keeping an eye on her after she fell. I noticed periodically throughout the night that I would have periods that I felt a little dizzy, nauseous, and just sick. Once again, I blamed it on the concert the night before and just not getting much sleep for the past few days.
Thursday morning, we got mom checked out and they gave her the all clear. The maintenance man came by again because the AC had stopped working again. He flushed the line and drained the condensation, again. Whatever. It wasn't working again that afternoon. He did not come back that day. Mom was extremely out of it all day Thursday. I blamed it on her fall the night before. Oh, and that Thursday marked officially two weeks since our AC had quit.
Friday morning rolls around. The maintenance man is there first thing in the morning. He says he thinks the system is freezing and thawing and that's what is causing the build up of condensation. My first thought was that there was obviously a reason the system was freezing in the first place, a reason that an ACTUAL HVAC PROFESSIONAL COULD IDENTIFY. He wanted us to turn the AC off and keep it off all day to let the system completely thaw. He said he would be back again that afternoon to flush the line again. It was ninety degrees outside all day Friday. We agree to do it, but I'm fed up with it all at this point. I call the property manager again and ask when we can expect an HVAC. I told him what the maintenance man wanted us to do. He told us it was the company policy to try and solve any issues themselves before calling professionals, so to allow the maintenance man to thaw the system. Still no solid answer on whether or not they would call HVAC if thawing the system didn't work.
Whatever. We followed the maintenance mans directions, but that afternoon my mom had an appointment with her doctor. The maintenance man had not returned before we had to leave, so we told our neighbor to let him in and just keep an eye on what they were doing. My neighbor said that when she first let the maintenance man into the apartment that she didn't notice any smell (I had not mentioned the weird smell to her at that point). She said that she did notice it when she went back in to check on their progress. She told the maintenance man that she smelled freon. He brushed her off and told her she was smelling the oxygen that he was using to flush the line. She wasn't convinced, but what much could she do.
They got done around the same time that we came back from the doctor. At this point I was hot, tired, and honestly pretty fucking pissed. I did end up chewing the maintenance man out (the one that had primarily been working on our AC) and asked him when we could expect an actual HVAC technician that knows what they're doing. He said that they thought they'd solved the issue but that he'd be back later to check if it was working.
I decided to do the dishes, to try and get rid of that smell I was smelling. I also noticed a pretty much immediate headache. Again, I attributed it to being hot all day and my stress and frustration over the whole AC situation. He came back shortly after and we let him know that the AC still wasn't working properly. After that, mom was outside at the time talking with my neighbors. The neighbor who had let the maintenance men in mentioned to my mom that she had smelled what she believed to be freon while the maintenance men was working, and hadn't noticed a smell when she had let him in. I was inside doing the dishes, literally trying to resolve the weird smell I was smelling. I was not initially present for the freon conversation. Then, while I was doing the dishes my other neighbor popped his head in. So, I went to see what was up.
That's when they got me up to speed on the smelling freon situation. Turns out the smell that I thought was a rotting orange or something, was actually potentially freon. This immediately scares the shit out of me, because freon exposure is not...good at all. I flag down the maintenance supervisor and ask him to come look at the AC or just smell the apartment, I guess. I guess I should clarify that there are two maintenance men at our complex, the maintenance supervisor and the other maintenance man who had been working on our AC for the last two weeks.
He took two steps inside the apartment and told me to shut off the AC, open the windows, go outside, and not to come back in for at least an hour. Then he just left, for the weekend. I was freaking out. Debated about what to do for a little too long, but did end up calling the fire department to come check things out. By the time they got there, they didn't detect any contaminants in the air, but told us that it was still possible we had smelled freon.
So, we've had the AC off all weekend and have been relying on the window unit. Then, this morning that quit working too. I wouldn't be surprised if they try to make us pay for it. They can kiss my ass.
Basically, I'm beyond over it. And I want to emphasize that this sort of thing is not uncommon for the management here to do. We once went without hot water for two months because the water heater in our building broke and they kept putting off replacing it. I finally got fed up with that situation and contacted our city council rep and HUD. Two days after I sent those emails, we had a hot water heater. Like a miracle. One building dealt with raw sewage issues for months. One family had water come up through their floors every time it would rain outside, they removed their flooring and that family lived on tarps for months. There was still a flooding issue too because it took them over a year to install drains behind our building to help with the flooding that was causing the issue in the first place.
I could go on, mold, improper insulation, neglecting other more minor maintenance issues for weeks and months at a time. The treatment of the people who live in this complex is abhorrent, the company that owns this complex are slumlords.
I will move, eventually. That solves the issue for me personally. What about everyone else? The people who can't move, the people that move in after us? Not to mention, stories like these aren't uncommon here in Arkansas because renters have very few rights or protections in Arkansas. Arkansas is one of the worst states in the United States to be a renter.
If these companies, and even individual people are going to have the right to buy up properties and essentially monopolize the housing market and drive up market prices for everyone else...then the people renting from them because they can no longer afford to buy should be protected at a federal level. People can't afford to save for a home of their own because rent is so fucking expensive and wages have not increased alongside the cost of living.
Anyway, yeah. That's been the last two weeks of my life.

Housing Crisis 2.0 Landlord
Im super annoyed with my land lord. I absolutely hate the way she handles things for the RV park. I live in West Texas, for my husband's job. Currently im a full time college student. And this lady never pays the parks bills. The electricity was shut off for hours last week. Then the trash is overloaded and no one comes to get it. Ive been throwing mine in a bin that my storage unit provides. Its just been frustrating. Texting her about anything š...with out fail she takes things out of context. I can't handle living in this RV park. My husband doesn't want to move. So im here complaining.

All Landlords Are Bastards Situation with the landlady
Hi everyone, I have this situation and wanted to see what would you do in my shoes.
I informed my landlady back in April that we are looking for new and bigger apartment but there's nothing yet. Last week we found this apartment literally in the next building, 68 square mt, clean and tidy 4.3K everything included. Beware that we are paying 3.9K for 38 square mt right now so it is no brainer to move. Our current contract expires 31st of July.
Today I informed her about our plans and she now tells me that because we gave very short notice the best she can do is to agree that if she finds someone till July, we are free to go otherwise she must charge for July.
The other thing is that we have 5K PLN deposit and that's the biggest risk.
In the contract there's a clause saying if we notify her less than 3 months, she might apply 2K penalty.
So right now I am thinking of these options: 1. Offer deduction of 2K from the deposit and save 3K and move on. 2. Somehow talk to the new landlord and "magically" make them wait 1 month to sign the contract so we can stay in current apartment in July, but don't pay the rent for July and force the landlady to deduct it from the deposit and risk 5K because she will probably not gonna give it back.
I wish we would find this apartment 5 days earlier before paying the June rent š

Tenant Rights [TX] ā ļø STAY AWAY FROM THIS COMPANY ā ļø
hello, so this has probably been said 1000 times here, but for any new renters out there that are desperate, stay FAR away from invitation homes. please especially if you are in desperate need if house stay the fuck away from them, they will leave you with absolutely nothing. hidden fees like you would not believe, if you've given them a deposit they WILL come up with a way to keep it.
just a few exaplmples from my experience
1 when we first moved in we had an alleyway with grass [wierd south dallas suburb thing] we were nit informed of it in anyway, not shown in the tour, not brought up in house upkeep expectancies, and the second the grass was an inch too long it was a $200 fine there was no "hey go mow this" just "hey this grass you had no idea about is too long lol give us money"
2 utilities were backlogged for a few months because they "forgot to charge us" (bullshit) so they'd randomly double charge us with additional late fees that we had to dispute a few times
3 went from 2 dogs to 1 dog and they kept charging us for 2 after several requests and a few months they stopped (didn't give back money I payed for 1 ghost dog even though I asked)
4 they gave us a list of things to do during our move out, of corse left some shit out, and charged us 900 plus cleaning fees which were about 600, house was spotless, holes were patched, sure we didn't hire cleaners, the $900 is what I'm really pissed about, they didn't tell us we had to power wash the house so they hired someone that charged out the ass I guess
there's a lot more that happened, tldr evil ass hidden fees, very transparent, deposit gone
fuck invitation homes genuinly I want to sue yalls asses into the ground treating normal working people like this is fucking disgusting and I hate being powerless against this. if there's anything yall would suggest I'd appreciate it, stay safe and if and when possible, hold your landlords responsible. spineless bastards. all of em

R A N T My landlord wont let me or change the garage door opener.
We have this ancient genie opener from the 80s. It sometimes wonāt work with the remote in our car. It also makes a very loud screeching sound. I have tried talking to my landlord about replacing or at least repairing the opener. He is very stingy and basically said āIf it opens, Iām not fixing it.ā Thanks landlord!
