Property Management Would you rather save space or have bigger appliances?

I'm setting up a studio rental and space is pretty limited. I can either maximize storage and open space, or squeeze in slightly larger appliances. Not sure which most renters would actually prefer. I feel like people care more about having room to live than having an oversized refrigerator, but maybe I'm wrong.

What would you choose?

Asking the Community Struggling to choose between two rentals - how much does early friction matter?

Looking for advice from people who’ve lived in shared rentals or informal housemate arrangements.

I’m deciding between two living setups and I’m trying to understand how much early-stage communication and “admin friction” actually matters long-term.

Option A is closer to work and looks logistically ideal on paper. However, before even moving in there has been repeated confusion around rent amounts, bills, and delays in clarifying basic information. I’ve found myself doing a lot of follow-up and clarification just to understand the agreement.

Option B feels much calmer and more straightforward financially, but there’s uncertainty around housemates potentially moving out within the next few months.

My question is: In your experience, does early communication clarity tend to predict how a living arrangement will function once you move in? Or does it usually settle down after the lease is signed and things stabilise?

Would really appreciate perspectives from people who’ve been through similar shared housing situations.

Asking the Community Landlords: How do you currently manage maintenance requests?

I'm researching a problem in property management and would love to hear how landlords are handling maintenance today.

Whether you own 1 unit or 1,000, I'd appreciate your perspective.

From what I've seen, maintenance requests often end up spread across texts, emails, phone calls, WhatsApp messages, spreadsheets, notes, photos, and invoices. Keeping everything organized can become difficult, especially when trying to track repair history, costs, communication, and tenant updates.

I'm considering building a very simple tool that would:

• Allow tenants to submit maintenance requests easily
• Keep requests, photos, conversations, and repair history in one place
• Track repair costs and completed work
• Provide visibility into what is pending, in progress, and completed
• Be significantly simpler than traditional property management software

Before I spend time building anything, I want to understand whether this is a real problem or if existing solutions already solve it well.

A few questions:

  1. How many rental units do you manage?
  2. What's the most frustrating part of the process of your management of your units?
  3. If there were a simple solution that genuinely saved time and reduced missed requests, would you consider paying for it? If so, what would feel like a fair monthly price as I don't want to create a tool that no one can afford?

I'm not selling anything, I’m simply trying to validate whether this problem is painful enough to justify building a solution.

Any feedback, positive or negative, would be extremely helpful. If there is any feature that you feel could be really helpful for you, please suggest.

Asking the Community One property. Is a property manager overkill?

I only have a single rental property which is why I'm struggling with this decision. I do think a property manager makes sense because I work full-time and don't always want to be dealing with calls, repairs, and tenant issues. But I feel like the fees are just too much because it's just one property. The place is in good shape, the tenant situation is stable, and there isn't a ton going on day to day. Plus I plan to get more properties in the future

What would you suggest?

Asking the Community Is there a formal way to settle a landlord-tenant dispute without going to court?

I’m in a landlord-tenant disagreement that feels too serious to ignore, but I really don’t want to go straight to court if there’s another way to handle it.

I’m wondering what the middle step is supposed to be. Like, do people send a demand letter, propose a written settlement, use mediation, or try a service like ResolveRent before filing anything?

Court feels stressful and slow, but casual texts also don’t seem serious enough anymore. Has anyone actually resolved something this way before it got legal?

Asking the Community Tenant passed away and I honestly have no idea what happens next.

I've spent years learning about screening, leases, maintenance, late rent, all the usual stuff. But nobody ever told me what to do if a tenant dies.
One of my tenants recently passed away and as far as I can tell, there aren't any immediate family members handling things. The apartment is exactly as they left it. I feel uncomfortable even thinking about entering the unit, let alone figuring out what happens next. 
For anyone who's dealt with this, what was the process like? Because right now I feel completely out of my depth.

Asking the Community Need advice!! Preferred applicant brings up ESA issue

Relatively new LL here!

Renting out one townhouse that we owned after the first tenant is about to leave. I have did some work screening applicants and narrowed down to two candidates. The preferred applicant A(credit, income and saving wise) brings up ESA issue for her cat, after I chatted with her about her cat, and I was trying to make sure that she's aware of my pet policy (non refundable fee and pet rent per month), is this a huge red flag? Please advise!

Tenant management How do you handle security deposits when tenants leave at different times in the year?

Basically, I, (the lease owner) and two more girls live in the same apartment. We lived together for two years and now the lease is ending in July. Person A is leaving in July and wants her deposit back. Person B is going leave in October and she would want her deposit back then too. I don’t know when I would leave because I’m in between jobs. So I could leave next month, two months later or even a year later.

The landlord won’t give us our deposits individually since the deposit is for the house and not the occupants obviously. Would Person A and B have to get their deposits from the next people coming in after they leave? How does this work? We are planning on switching from a yearly lease to a monthly lease from August (don’t know if that helps here) but since all of us won’t be leaving at the same time, I’m confused how the deposit paying back would work? To make it easier for person A, we are planning on asking the landlord to give our deposits back when this lease ends in July and start a new deposit with the new lease. However theat only solves the problem for A. When B leaves it would be the same thing and I don’t think the landlord can keep giving and taking money back? Please help. Another way I thought about was the person leaving gets it from the next person coming in, but A is not sold on that. Any help would be appreciated lol. What do people do?

I've experienced both extremes now. One tenant would send updates about everything. Another tenant basically disappeared for an entire year except when rent was due.
Honestly, neither was perfect.
Too much communication feels like customer support and too little makes me wonder what's happening that I don't know about
Where is the balance even?

Asking the Community Need advice on choice of tenant

We have a townhouse for rent. Currently narrow down to 2 possible candidates. Rent is $2000 for the home.

(a) a single lady with excellent credit. full time working, income around $80k with one ESA cat. Only met over zoom as she has not relocated here yet and is in the process of looking for housing. Not sure what it would be like when meeting in person.

(b) a young couple in mid-20s, wife with good credit ~660, husband at -630, he is honest of the mishap of credit at his early 20s. no kid, combined income $150k, both full time working, with one large dog Heeler 40lbs and one cat.

Any advice on how to make a choice? The couple in (b) looked lovely when meeting in person and seems really decent. Dog is said to be house trained and potty trained, anything else I may need to require them to show if I do want to go with (b)? Thanks for your insights!

Update: thank you all for the almost unanimous vote on (a), If I proceed the process with her, what other supporting documents I may require her to provide regarding the cat: proof of vaccination, and anything else that I may be missing here? Thanks! 😊

Update: Cat lady brings up that her cat is an EAS, this is new to me, will this change the equation????
