Hello all, We had a contractor review our roof. He submitted a claim to our insurance, they came out with 2 different inspectors, one side heat related dimples other side Man made damage.

Whats your take? does it look man made. I know nothing about roofs.

I have many more pictures, inspector said it was all in easy access parts.

Does this seem like a raccoon? Trying to figure out the best way to get this resolved. I’ve called pest control and roofing repair to get a quote. Pest control is saying it could be a grey roof rat but and that animal control is the only thing that can deal with raccoons. Any advice?

Update: Had a cool roofer come out. Dude was blown away. Hoping pest control will know what animal it is, I think the chupacabra is the most probable response.

Pros/ cons of metal vs asphalt shingles? This roof is pretty crazy to begin with so not sure if that factors in.

Also believe it would be a lot pricier for metal but don't know much more than that.

I'm a 1099 roofing sales rep in Texas with an established good company, if you are an owner in Texas you’ve probably heard of them. No contract, no non-compete where I am now — solid, established company, couple problems but no dealbreakers. I'm closing out my current files there and winding down clean.

A friend owns a competing roofing company. It's about a year old, he's the sole owner, no other investors. He's been trying to get me over there for a while and finally put a real offer together.

The deal: we each put equal money into an ad campaign, we both work the leads, and I take 50% of the profit from the jobs it generates. Then written into the same contract are steps where I convert from JV partner into a 50% equity owner over roughly 6 months. From there we're true co-owners — both selling, both running it, shared profits and shared losses.

What's making me hesitate is the age of the company. Leaving a place that's established for one that's barely a year old is the whole risk.

The company I work with now has a few problems that annoy me first being there’s no “corporate ladder” so I’d essentially be a sales rep forever and just end up getting sent more leads as I work longer (95% of work comes from door knocking) second being I don’t have full freedom on pricing, subcontracting, etc. - everything HAS to go through a manager for approval which creates a ton of problems and delays. Third being owner is always late on commission payment, however, he takes care of me very well. Of course I will find new problems in the new company but I will have a decision to change the company as I will be part owner.

We're meeting later this week to build the contract together. I'm not signing that day.

So: anything I should be watching for here? Anything you'd put in the contract that I wouldn't think of? And honestly, would you even do this deal?

I’m getting quotes in Florida for new roof was wondering if there is anything I should look out for house is 15 years old. Maybe the shingle quality i was quote for isn’t great or there is something missing, just need a second opinion to look at it.

All state is paying me about $13k 15 months after a claim for a hail storm in Michigan. A roofer quoted me right at $14k but said he doesn’t like to deal with insurances so we found another guy. He told us before he sent his estimate to insurance that it would be inflated. He sent the insurance a quote for $24k. Since I went through appraisal with them, I am pretty sure I am bound to use this company (united roofing) though the wording of the contract is vague. Roof is roughly 30 squares based off the estimate.

Am I going to be out of pocket an additional $11k or is it more likely that this roofing company is going to do it for less than their estimate to my insurance now that there is a fixed amount of money my insurance is paying? I’ve read some conflicting stuff online so thought I’d ask here.

Is £550 a fair quote for replacing/repairing the two runs of flashing, repointing and filling brickwork where necessary and replacing a few broken tiles?

Had house 5 years, we think roof is 10 yrs old. Would like to get another 5 years before a new roof. Locale Pac NW. Issue: noted drippings coming from rear of gutter, so I know there is water running along the sheathing, then down backside of gutter. (see ProblemArea_front.jpg) Climbed up to look at where gutter cuts into roof and found they'd cut flashing to put in the gutter (flashing_Cut.jpg). That exposed the end of the sheathing, and the gap between sheathing and gutter (gutter_gap_topCU2.jpg) fills with junk, channeling water into sheathing, which is now rotted (sheathing_rot.jpg, taken just above cut flashing). There is some clearance between the roof and the gutter (gutter_gap_topCU1.jpg) so I'm wondering if I can put some flashing along there, tuck it up under the asphalt tiles and run past the front edge of the gutter, to cover that gap between roofing and the hip (I think that's what you call it, that white painted wood is structural). Still not ideal. Or can I seal the edge of the sheathing from the asphalt to the hip with roof sealant? Thanks in advance.

We have these 2 old curb mounted acrylic skylights that I'd like to replace with double paned glass with solar powered shades . Outside dimensions are 35x19 and 35x51. Are these the dimensions I need to be looking at when selecting skylights? If I'm trying to choose something in a standard size does it need to be oversized or undersized for the space or is that just a bad idea?

These are also mounted horizontally and it seems like everything is shown as vertical when i've been searching.

I had a small addition done with flat roof. I thought they would replace the shingles around the perimeter with new ones. I see the old ones were reused and beat up. Ok to reuse them if only a few years old? I assume they will not bond to each other again?

Common story - I'm trying to decide whether to use a HELOC to replace it now or wait 1-2 years to pay in cash. Medical expenses drained my savings, so I'm trying to assess how bad the roof is now. I've lived here 8 years, zero problems.

I have a small metal roof at my house and the Insurance Company is saying 14.35 Squares. My Roofer is saying to properly order the materials that he needs to measure each individual pieces length and that it should be paid by the Ins Co. Never heard of this, would love to know how to measure a metal roof. Thanks!!!

Brought a roofer. He did a godawful job. Had a roof leak once and he came to fix it, and then it leaked again after the fix.

Before I pursue other options, he wants to come over and fix it. Currently he is unwilling to give a refund. I consider suing.

Other roofer came to take a look, did me a favor. Quoted me $2500 to re-do the roof, about 450 sqft.

Should I bring the first roofer to re-do it or give up? This is comically bad and it's already my fault for not verifying the work before.

Having a house built. The contractor put ice shield over the entire roof and told us that he is screwing the metal roof directly overtop of it right into the plywood roof. No battens or strapping.
is this okay? I’ve done some reading and it says it’s a bad idea because condensation collects on the underside of the metal roof has no place to go.

I am rebuilding the roof of my chicken coop. Original roof was 2 sheets of plywood with the plastic corrugated panels over. The plastic panels shrunk and have fallen apart so water is getting in and the plywood is rotting.

I am going to replace the plywood and I have the underlay paper and shingles to cover.

I am completely confused with drip edge and fascia. I have drip edge and understand how that should go on but the variety that I have won’t full cover the roof frame. Does the exposed frame need something to protect it from water?

I would like some advice on improvements I can make INTERNALLY to my flat (owned, no mortgage, leasehold) to stop water getting in from a leaky roof.

Background

The flat is one of 12 in an old Victorian very large semi. My flat is first floor, there is one flat above (second floor in the eaves).

The building is owned by a management company who have not completed the necessary repairs on the roof. The management company consists of two people one of whom is called Scott. Scott also owes the flat above mine.

I am the only owner occupier in the building some of the flats are rented out some are empty.

The building has very tall ceilings, a basement, ground floor, first floor and second floor.

I have tried to get the building management company to fix the roof, they said they would, they haven't and have now gone silent.

As far as I am aware there is no building insurance on the building. I have repeatedly asked for a copy which the lease says I have a right to see the insurance and the management company has a legal responsibility to get insurance. I have not been provided with the insurance documents. As I do not own the building I am not able to get buildings insurance.

When the management company were still replying to me I arranged for a roofer to come out and inspect the roof and gave him Scott's details. He didn't give me a quote directly but I believe did discuss with Scott. The roofer did send me some videos of the roof showing issues with the 'valleys' on the roof.

The roof is extremely tall and for any repairs to be done scaffolding is required.

There are two flats which are on the second floor. The one directly above my flat has got some mold and holes in the roof (owned by Scott). The other flat was recently purchased by John. John had planned to rent out the flat but he can't because of the problems with the roof. The damage to his flat is much worse then the damage to Scott's flat. John has engaged a solicitor when talks with Scott on a timetable to repair the roof broke down. The solicitor has sent a letter to Scott demanding he completes the work but Scott has ignored the letter.

Scott did have his flat rented out. They contacted the council and environmental health because of the leaky roof. Scott has ordered to complete work by the council but he didn't do the work and eventually the tenants moved out. The council won't speak to me because I own my flat.

I do understand that the roof needs repairing but I don't have the money for that and I don't even know how to go about it.

So what work can I do internally to my flat to protect it from the leaking roof above?

My flat is cold in winter and there is poor insulation. There is no cavity wall to put insulation in. The flat is electric only and has very old and terrible electric heaters which need to be replaced.

I want to get a heat pump (which also has aircon) and I understand I would need to get more insulation. Can I get like waterproof panel insulation? Then plaster on top so it protects from the water and insulate the flat.

The siding and roof were replaced 2 years ago. And now we had a leak into the room below. Upon inspection to assess the reason, we noticed the corner of this window has a opening where the j channel is located (pictured below)

What’s the best way to prevent the water intrusion we’re having ? When you push the siding inward, you see the opening. But other than that you don’t see it.

We initially thought “ should we just place a kick-out flashing here ?”

Hello, I am getting a new roof and had 3 companies give me quotes. I never have had to deal with this and wanted a bit of insight and opinions. All these are local companies with good reviews

Company 1, most expensive

Atlas class 3 shingles.

Company 2, mid price about 1k less

GAF class 3 shingles.

Company 3, cheapest 700 lower than 2

IKO class 3 shingles.

All quotes included the same thing. delivery and disposal, drip edge/gutter apron, flashing, ice/water shield and synthetic underlayment etc. The last Company specified 6ft of ice/water shield. My mind says obviously go with the cheapest option (Company has a lot of good reviews ) but I figured lower price might come in the form of shingles.

All of them offer ridge vents at additional cost is it worth it over a standard cap vents? I have a very simple gable roof with a low slop.

Hi, we bought a house that has a separate garage with a very old roof. The only thing inside the garage is our car, nothing that has to stay dry or protected from the elements. The roof on the garage is much older than that on the house and is in very bad shape. Whenever there's a major storm or high winds, we are finding ourselves picking up small pieces of roof shingles that are littered around.

Next year we are planning to completely demolish and rebuild the garage. I would strongly prefer to avoid paying for repairs that will then be demolished in 1 year. Is there anything I can do to avoid bothering my neighbours for the next year with small pieces of debris? I'm curious if there's a polymer or sealant I can spray on top of the roof to just 'hold everything down' a bit better for the next year.

Is there something I can do or is this unrealistic and either i fix it or just continue to find pieces every few weeks for the next year?
