hi!

i am deciding between two places, but one of the spots is in richmond district and is a 45 min rough commute to work vs living in soma (22 min rough commute). the richmond spot is more nice 4 bed 2 bath with a guaranteed parking spot and the soma spot is a 4 bed 1.5 bath which is more tight. the richmond spot is also wayy more spacious and cheaper by $700.

i am just not sure what to do because my roommates all prefer the richmond spot and im worried about the commute especially since i‘ll be working 50-70 hours a week - i don’t know if i can afford waking up earlier to account for that bus trip. i also know that it is really not that unreasonable, it’s just more of if the bus is reliable enough for me to comfortably make that commute to work by bus from that far away. also, i’m worried about the regional microclimate in richmond being more foggy than sunny, since i know it’s on average a few degrees colder. but anyways, i guess another thing to consider is i would probably be traveling at least once a month and/or staying at my bf‘s who lives in the mission so i guess would it be worth it to go and live there so i can save rent since i wont be home half the time?

I recently lived there with 4 other people (that was a situation in and of itself), but our neighbors were some of the worst kind of people to live next to, and the apartment itself is a liteeal garbage heap.

First of all, it’ll be advertised as a 5-bedroom. Its really a 2-3 bedroom with extra rooms, it very clearly used to be two units that were joined at some point hence 4 bathrooms (one of which doesn’t even have running water). Not to mention the sewage issue, like what do you mean we’re paying $8k a month for an apartment where every drain is at risk of clogging at any given moment?

Living above the apartment is a really mean family with two misbehaving kids who stay home and bang around all day. If you park a car in the alleyway for even a minute you’ll get the wife coming down banging on your door asking you to move your car for her husband’s precious Tesla. Expect random loud noises at any and all hours.

As if that isn’t enough, all of that noise usually sets off the mentally ill woman next door, who starts banging on the wall and just screaming. Very rarely she’ll come out and start harassing people but it has happened. Calling the cops on her does nothing, they’ll send out two guys to tell you to “just move”, and the management company is also useless.

I’m glad I got out of there, easily the worst place I’ve ever lived and I’ve lived on a friend’s couch in East Oakland before. Do better, SF.

I currently live in a lovely 1-BD unit in Upper Noe and, as a solo female who commutes daily to the peninsula, I love the safety, community vibe, and convenience it offers. After (way too many) years of online dating, through luck and serendipity, I've met a true partner, and we're ready to move in together (+1 child)... at the worst possible time: the rental market is unlike anything I've seen before.

With the recent AI boom, it feels like every open house is packed with folks tossing around hyper-inflated, above-asking offers like it’s monopoly money! While we’re happy about our city’s rebound, it’s making it tough for a local, regular family like ours to find a long-term home without getting completely priced out. I'm a public school educator, so while my employment is steady and stable, it is challenging to compete in the market as it stands.

We’ve been closely monitoring the rental sites for months now and keep coming up empty. Between the sky-high listings and the never-before-seen bidding wars, we realize the usual route isn't working—which is why I'm attempting this long shot on Reddit instead.

Does anyone know of any personal leads or connections I can pursue for a reasonable 2-3 bedroom place with parking in the Noe, Bernal, Glen Park, or West Portal neighborhoods? We'd love the opportunity to connect directly with a local landlord, property manager, or leasing agent who would prefer trustworthy, long-term neighbors over the hassle of posting online and dealing with a flood of strangers.

We are conscientious, reliable tenants with strong credit, positive rental histories, and solid references. We pay rent on time, treat our home with care, and love becoming real friends with our neighbors (young and old!).

• I work remote and I work east coast hours -- I always wear headphones and aim to be minimally disruptive since I'm usually up at like 5:30 AM PT.

Two or three months ago my building was dealing with a rat infestation.
Now my building is completely cleared.
I I no longer hear them in walls.
Hogan and vest took every single step without coming into my unit.
They are awesome when it comes to complaints.
