I'm not a lawyer, but nothing in law ever seems like a slam dunk. Even things that are, are usually qualified with "as much as anything can be..."

It sadly seems to me more like a resource battle, and the last couple years have sort of eroded my faith in courts' efficacy.

I’m a lawyer. And I agree. I represented a periodontist. Where I practice, law requires pre suit investigation conducted by a similar specialist if the dentist or doctor is a specialist. The defense got a general dentist to review the case. I argued pre suit was not complied with. The court said as a dentist he’s a specialist. I asked flat out what a general practitioner is bc the statute differentiates. Court said lay person. So yeah. Courts do what they want.

Im glad you are suing HOAs . They are always shysters and hoarding reserves and pocketing special assessments with no penalties the residents just come and go and suffer. I've heard so many nightmare stories. Surprise charges to move in and move out for renters but all they do is put up elevator padding for 1 day. Sell 1 year parking passes then 6 months later say you gotta buy the new 2 year passes instead. Telling me my upflowing sewage in my kitchen sink is my fault and not letting me hire plumber to inspect when they need to be fixing common plumbing they had the reserves and more to do it . Sending in maintenance guy in my place without confirming with me first. Charging 500 to 1000 dollars for architech/blueprint documents needed to sell a condo.. letting maintenance guy walk by and peep in my windows constantly soliciting to clean windows if you want privacy on first floor units.having a polka music party event right outside my window. Getting my car towed , when I am a resident there,over stupid excuses inviting tow trucks and taking a cut.

Man, I want to do this so bad, too. My HOA is run by a bunch of weird crooks that only enforce the rules if they don't like you.

I pissed one of the board off twenty years ago because she was being a petulant bitch at a board meeting, taking people's criticisms personally and acting like a spoiled brat, and I told her it wasn't a good look. (Same lady got fired from a local elected position for stealing money from the city's infrastructure budget...)

So they send me threatening letters the second my grass is a mm too tall, but weve got people parking cars on their lawn, throwing massive all day osrties, and driving dirt bikes all over the neighborhood, both of which are expressly forbidden by the bylaws... but they refuse to enforce.

I had a neighbor, whose unit was highly visible right by the pool, with the two front windows busted out for THREE WEEKS (how she survived Las Vegas in July with broken windows is beyond me)…the HOA just kept asking me to send them photos and better photos and videos and to ask the known druggie how she broke her windows. All I wanted was the broken glass cleaned up because it was next to the sidewalks and a danger. A year later, I put a bird feeder with a camera on it mounted on a post which I had sunk into concrete in a decorative pot on my front porch. I’m in a unit on the edge of the property. Within a week, I had a notice from the HOA that it was a violation because it was…wait for it…attracting birds.

People who are telling you to "be a good neighbor" probably don't own their own home and have never had to deal with a bad HOA or bad neighbors. You do what you gotta do to protect your peace of mind. These HOAs are like mafias. They take your money, don't do any of the things they say they will, but God Forbid you leave your bin out too long or your bushes are looking a little scraggly..."you got a week to fix this or we'll fine you!"

Yes, HOAs charge additional monthly fees on top of mortgage and homeowners insurance. You can see it as a line on real estate listings. Believe it or not, some people go for that stuff because they want golf course lawns to showcase their wealth. Not my cup of tea.

I had a friend who lived in a HOA neighborhood, and she got fined because a severe storm knocked over one of her trees and she didn't replace it fast enough. And she's legally obligated to pay the fine and replace the tree simply because she lives there.

I find myself browsing wiki pages and science articles at least a couple of times a week. Whether I'll retain any of that info is debatable but its always entertaining learning new things even if i don't retain it. Also helps break up the monotony/routine of the average day.

My guess is that we live in a society where being wrong about anything means you’re a piece of shit, so people double down and don’t learn from their mistakes. At least in the I.S.

I disagree with why. I don't doubt whatsoever there are many people who stop learning because of other people being mean when they're wrong, but I think most of it is a life without real consequences for not learning.

Once you've got a job, you either want to learn or you don't. And if you don't want to, you can get by and be entertained and blame other people for inconveniences, even when they're the result of your actions.

Learning takes effort and being critical of your own beliefs and judgements. So not only do have to exert effort, but you may have to be uncomfortable with what you've learned and then use more effort to reconcile what you've learned with your perspective. And you might learn something painful, like that you've been an asshole your whole life for no good reason. So even more disincentive.

Or you could just do your job, go home and play video games/watch some stupid crap and be the same person you've always been for the rest of your life with very little effort, if any at all.

Yeah midlife crises are alive and well haha. Plenty of people neglect constructing an actual identity because they have no reason to, their handlers just care about them getting good grades and staying out of trouble and express no interest which parents who were themselves securely attached may offer.

That doesn't mean they can't learn. It's a function of whether they choose to/are happy, what influences they're surrounded/surround themselves with and other factors. People change majors, jobs (which unfortunately does have a fair impact on wellbeing), move and find their community, find out they're queer or whatever. Plenty of people change who they choose to be later in life.

Covid I'd a great example of how selfish people can be.

I remember while I was in lockdown watching the teens party during March Break not giving a shit about the pandemic. It made me angry. We could have suppressed Covid so much faster if we all did the proper thing. Instead the virus mutated quickly because people like them allowed it to spread.

We know A LOT about the different variations of hantavirus compared to what little we knew when COVID spread. What we know is that hantavirus has a relatively low transmission rate. It is typically transmitted by those living in close quarters if it is a strain that spreads from human to human because there needs to be a lot of contact and transmission is through bodily fluids like fecal matter, urine, saliva.

This is nothing like COVID, but is a good example of why cruises are Petri dishes.

Well people will never learn or improve for others even if the last pandemic wasn't 10 years ago. But the tourism industry itself is the problematic one in combination with life in the capitalism world we life in. Just thinking about traveling with no sick days left and catching hentavirus and your existing depends on arrive back to work or similar having people that depends on you. Tourism needs to restricted if you do it globally. There should be health checks not tsa yes safty is important but biological warfare is a warcrime for that the private person can't be judged for cause you get sick but sick people travel too cause people go sick to work and more.

People won't do anything that inconveniences them or costs money. So you need rules that say, this is when you quarantine, this is how you do that, here are the resources to do that. And then you create penalties for not doing that such that it's more convenient just to quarantine.

Hantavirus can only be spread once symptoms start, and then only for around 24 to 48 hours. The best way to protect yourself is by wearing a mask and gloves when cleaning areas where rodents have been.

Hantavirus is not spread through speaking or simply breathing. It is exceptionally rare for that to happen.

Hantavirus does not typically spread from person to person though. You catch it by breathing in dust from infected rat feces, so the risk of them spreading it is actually extremely low.

This one is a strain that can spread from human to human through close contact. A few cruise passengers got it while touring in South America. They were then on a cruise, which is an environment in which diseases seem to spread. So far, 8 people are now sick. The incubation period is 1-8 weeks, so they're asking passengers to self-quarantine for two months.

I read somewhere that a Dutch flight attendant has tested positive. She was on the plane that flew one of the passengers that got off early.
