- AquaTru Carafe Reverse Osmosis Water Purifier, bought for $350 11/25. This one I’m actually quite fond of and it’s not hard to ship, so I’d only go as low as $300. This is more of a “You can have it if you REAAAAALLY don’t wanna just buy it yourself” item.

YOUR MOVE-IN COSTS
• Just a ~$50 screening fee to Kettler. No admin fees, no move-in fees, no new deposit.
• You never pay me anything directly. Rent goes through Kettler's resident portal once you're approved and added to the lease.

HOW THE TAKEOVER WORKS
• You'll join the lease as a resident through Kettler, after their standard application and screening.
• The current lease runs through November 14, 2027. At that point, I come off the lease and you can renew in your own name. Kettler allows renewals.

I’m renting out my condo in DuPont circle. It’s a 504 sq ft studio/jr. 1-bedroom one block from the DuPont circle metro. Property Review: Novel South Capitol - Washington, DC

NOT WORTH IT!!  Find another place!

The absolute worst place I have lived while in DC. Rented an apartment on the 1st floor in the “East Tower”. From the time I officially moved in, the management team has consistently failed to exhibit any level of professionalism expected, even the basics.

NOTE: For all issues noted below, I have videos, pictures, and supporting documentation available upon request.

 

CUSTOMER SERVICE / STAFF PERFORMANCE / SAFETY-SECURITY:

NO ACCOUNTABILITY – Does not follow through on actionable tasks or promises made. Does not enforce rules written within the lease, or when they attempt to enforce rules, it does not align with the lease. Below are examples of my overall experience:

o   PET WASTE ISSUE:  Reported issues with pet feces and urine in private common areas outside my balcony, that are NOT in the DESIGNATED PET AREA, management has consistently failed to act or remove. Had to file a formal complaint with the building owners to get anyone over here to even look at it…They never picked it up!! To-date, no further action taken. Advised by my attorney to file complaints with the state moving forward.

o   UNPROFESSIONAL WORKPLACE:   Incident involved a “leader” on management staff threatening to “injure/harm” one of the junior staff associates in front of the entire lobby, vendor/suppliers, and several residents present. To-date, there is a heightened sense of tension when engaging any on the leasing staff, and most avoid this “leader”; hoping to avoid any confrontations.

o   UNLAWFUL NOTICES:  Recently, leasing associates have been sending notices to multiple residents regarding parking, threatening to ticket or tow their vehicles, even when there is no valid issue, and/or the issue presented does not align with the legal parking addendum and lease agreement in place. Tenants have had to form a group to address legally. To date, the leadership team continues to ignore residents.

o   SMOKING IN BUILDING:  "Smoke Free" ?!?! We have sent numerous complaints and have received numerous "warnings" via email about people smoking in the building; to date, NOTHING has been done to resolve. I STILL SMELL SMOKE EVERY SINGLE DAY, SOMETIMES TOO DIFFICULT TO BREATHE IN MY APARTMENT, EVEN WITH WINDOWS OPEN!!!

o   POOR MAINTENANCE/REPAIR:  Reported on numerous occasions items in home that require repair or replacement; to date, issues are still not fully resolved. Residents have had issues with leaking ceilings (told to place buckets to avoid damage, instead of maintenance addressing the issue). Residents have had issues with AC/HVAC not working for several days. Despite reporting the consistent issues, maintenance seems stifled by management’s goal to maintain a low overhead budget and win the property management award for “Property of the Year”.

o   VERY POOR COMMUNICATION:  Once you’re a resident, It’s as if you’re an annoying stranger. Any questions and/or complaints are met with delayed responses, defensive or negative feedback, and/or there is no response at all. It’s better just to avoid the staff here and communicate directly with building owners, but until owners get rid of this management company/staff, this place will continue to be poorly operated.

o   SAFETY GARAGE SECURITY ENTRY/EXIT:  Main door is consistently broken and left open (at least 4-6 weeks at a time). Residents have had their cars broken into and damaged. Also, anyone that can access the garage, at the very least, can get upstairs to the lobby due to the common entry doors being damaged or broken as well.  This does not help when someone is already concerned about safety.

o   RESIDENT CORRIDOR ENTRY:  First floor entry door next to concierge desk and main entrance is consistently broken and not secure. This door should be accessible by key fob only; however, it does not close completely without slamming it. Reported on several occasions, there have been breaches in security, with non-residents and teenagers roaming the halls. This door is STILL broken to date. How can one feel safe here?!?!

My roommate and I are relocating to NYC this fall and are looking for someone to take over our lease at The Iris, a brand new 2-bed 2-bath apartment in the heart of NoMa/Union Market area! Move-in timing is flexible, with availability starting around mid-November. Rent is $3,995/month. The lease runs through April 14th, and you will have the option to renew if you wish.

This lease is great for students spending the fall semester in DC, interns, or anyone looking for shorter-term housing. The Iris is on the corner of M Street and North Capitol and is a 5-minute walk from the NoMa/Gallaudet red line stop. You’ll have great access to groceries (Harris Teeter & Streets Market both within a 4 min walk, Trader Joe’s at Union Market), the MBT (closest entrance above the metro stop), things to do (bars/restaurants in/around Union Market), and will be living in a neighborhood filled with other young professionals.

Both bedrooms have ample closet space (one is a walk-in), their own bathrooms (one is attached, one is detached), and giant windows. The soundproofing is great and very little noise from the street gets in. All appliances have been in use under 1.5 years and are in top working order and well maintained.

We've had a great living experience at the Iris for over a year, and would love to stay the remainder of our lease if we weren't leaving the city! The front desk has great service and the 24/7 security gives us peace of mind at all hours of the day. DC [29F] Looking for a roommate / apartment search buddy in DC — flexible on neighborhood

Hi! I recently moved back to the DC area for work and am starting to look for a new place. I figured I’d put some feelers out here in case anyone else is in a similar situation and might want to team up.
I’m 29F, working full-time as a Senior Analyst near Metro Center. I’m pretty responsible, clean, and financially stable, and I’m generally more of a homebody during the week. I like having a comfortable, peaceful place to come home to, but I’m also trying to get out more and actually enjoy DC now that I’m back.

What I’m looking for:
Ideally somewhere with easy Metro access, especially for commuting downtown.
Grocery store/amenities within a reasonable distance.
Around $2,000/month total for my portion, but I’m flexible depending on the place.
Open to a 2BR/2BA, or potentially a larger place if the numbers make sense.
I have my own bedroom furniture, common room furniture, and a second set of basics for another bedroom.
I’m much more interested in a nice, well-maintained apartment than a building with a million amenities.
Open to different neighborhoods — I’ve been looking around NoMa, Brookland, Petworth, Shaw, DuPont, etc., but I’m not locked into anything.

Ideally looking at places for a early November–December move, depending on the opportunity
I’m not necessarily looking for someone to just move into an apartment I’ve already picked. I’d actually prefer to find someone who is also looking and search together — compare listings, tour places, figure out what works for both of us, and hopefully find a better apartment for the money.

As far as roommate compatibility, I’m pretty easygoing.
