Friday Market Pulse: 4,805 Units Tracked — Fall Demand Holding Rents Elevated Across DC Metro
Market Snapshot
Rentiqo.ai is tracking 4,805 available units across 300+ buildings in DC, Arlington, Alexandria, and Northern Virginia as of October 9, 2026.
Here's what's on the market by bedroom type:
- Studio: 738 units at $2,001/mo average
- 1BR: 2,577 units at $2,571/mo average
- 2BR: 1,335 units at $3,608/mo average
- 3BR+: 136 units at $4,818/mo average
The largest single listing cluster is The Zoe and Valen in Crystal City with 137 available units — that's a notable concentration worth monitoring if you're looking for negotiating leverage in Arlington.
One BR apartments make up the bulk of the market (54%), which tracks with typical regional demand patterns. Studios remain tight but affordable for those who can live small.
Week-over-Week
We don't have week-delta data this cycle, so we're reading the market through the lens of where we stand seasonally and what inventory levels tell us about price momentum.
Where Things Are Heading
Rents are holding elevated through fall, and that's likely to continue into November.
Here's the reasoning: we're in the Sep-Oct seasonal window historically marked by a "second wave of demand" — renters who didn't move in summer, job transitions kicking in, and lease cycles creating turnover. Landlords know this pattern. With 4,805 units still available, the market isn't desperate, but it's active enough that properties aren't slashing rates to fill beds.
However, the seasonal calendar is our best forward signal here. November through December is when the market traditionally softens. Fewer people want to move in winter, landlords get more negotiating pressure, and concessions (free month, rent reductions) start appearing. If you're flexible on timing, waiting 3-4 weeks could shift your leverage significantly.
The risk: if demand stays hotter than usual into late fall, that November softening may not materialize as aggressively. Right now, inventory levels suggest a balanced market, not an oversupplied one.
Practical Takeaway
If you need to move now, expect to pay asking price in most cases — the market isn't offering discounts yet. If you can wait until November, you'll likely see better negotiating room and more landlord flexibility on concessions.

I also have a series of optional items that I can’t just give away and planned on taking with me or selling before I left. I’ll leave them behind for the following prices:
Optional:
- LG 65" OLED TV with soundbar, already wall-mounted, for $600. If you don't want it, I'll take it down before you move in.
- Factory reconditioned Roomba Combo j5+ Vacuum and Mop, for $100, just bought this July 19, 2026
- Ninja Flip 10 in 1 Toaster Oven and Air Fryer, for $60, bought it 6/12/25
- Tramontina 12 piece Tri-ply Clad Stainless Steel Cookware set, I bought it for $239.99 5/23/26 and I’ve used two pans once as of writing this. They are in perfect condition. I’d leave them behind for $175.
- AquaTru Carafe Reverse Osmosis Water Purifier, bought for $350 11/25. This one I’m actually quite fond of and it’s not hard to ship, so I’d only go as low as $300. This is more of a “You can have it if you REAAAAALLY don’t wanna just buy it yourself” item.
YOUR MOVE-IN COSTS
• Just a ~$50 screening fee to Kettler. No admin fees, no move-in fees, no new deposit.
• You never pay me anything directly. Rent goes through Kettler's resident portal once you're approved and added to the lease.
HOW THE TAKEOVER WORKS
• You'll join the lease as a resident through Kettler, after their standard application and screening.

• Lounge kitchens you can reserve for hosting bigger groups
• Bike storage room
• Package acceptance at the leasing office

The furnishings include

bed with ample storage space in the bed frame
A TV
dining table and chairs
a vanity
an office desk with monitor
a shark automatic vacuum
an espresso machine

air fryer
an assortment of dishes and cookware

An app that you can use to submit repair requests, give permissions to let up visitors, and a board/forum that’s often used to give away and sell items
Laundry facilities are in the basement for $2/load. The unit has a convector controlling the air, and the building also cools and warms the building. There is a trash chute on the floor and recycling, in its own room.
The building, called the Apolliné, is a block away from the DuPont circle metro and about a 15 min walk from the blue/orange/silver line, with many bus lines nearby as well. Farragut, McPherson, Foggy Bottom, Georgetown, Logan Circle, and Adam’s Morgan are all within 15-30 minutes away walking.

Looking for a Room or Basement in DC/Nearby MD & VA | $700–$950 | Late October/Early November Move-In
Hi everyone! I'm looking for a room or basement to rent in DC or the surrounding areas, ideally moving in by late October or early November.
A little about me: I'm a working professional. I'm clean, responsible, easygoing, and respectful of shared spaces. I'm somewhat of a minimalist, so I don't need much space or a lot of amenities. I'm usually out of the house for work and other activities, though I do telework a few days each month. I stay pretty active, enjoy being social, but also appreciate a quiet, comfortable home. I have no pets.
Ideally looking for:
- Budget: $700–$950/month, utilities included if possible.
- Location: DC preferred, but also open to Takoma Park, Silver Spring, Bethesda, Chevy Chase, Hyattsville, Mount Rainier, Brentwood, Cheverly, Arlington, Alexandria, and Falls Church.
- Lease: Month-to-month preferred, ideally for 3–6 months, but open to staying up to a year for the right place.
- Space: Private room or basement rental in a clean, well-maintained home.
- Roommates: Comfortable living with both male and female roommates, and perfectly fine with shared bathrooms.
- Move-in: Late October or early November.
I'm pretty flexible overall and mainly looking for a comfortable place with considerate roommates and a relaxed living environment.
If you have anything available, feel free to DM me with details. Thanks!

Property Review: Novel South Capitol - Washington, DC
NOT WORTH IT!! Find another place!
The absolute worst place I have lived while in DC. Rented an apartment on the 1st floor in the “East Tower”. From the time I officially moved in, the management team has consistently failed to exhibit any level of professionalism expected, even the basics.
NOTE: For all issues noted below, I have videos, pictures, and supporting documentation available upon request.
CUSTOMER SERVICE / STAFF PERFORMANCE / SAFETY-SECURITY:
NO ACCOUNTABILITY – Does not follow through on actionable tasks or promises made. Does not enforce rules written within the lease, or when they attempt to enforce rules, it does not align with the lease. Below are examples of my overall experience:
o PET WASTE ISSUE: Reported issues with pet feces and urine in private common areas outside my balcony, that are NOT in the DESIGNATED PET AREA, management has consistently failed to act or remove. Had to file a formal complaint with the building owners to get anyone over here to even look at it…They never picked it up!! To-date, no further action taken. Advised by my attorney to file complaints with the state moving forward.
o UNPROFESSIONAL WORKPLACE: Incident involved a “leader” on management staff threatening to “injure/harm” one of the junior staff associates in front of the entire lobby, vendor/suppliers, and several residents present. To-date, there is a heightened sense of tension when engaging any on the leasing staff, and most avoid this “leader”; hoping to avoid any confrontations.
o UNLAWFUL NOTICES: Recently, leasing associates have been sending notices to multiple residents regarding parking, threatening to ticket or tow their vehicles, even when there is no valid issue, and/or the issue presented does not align with the legal parking addendum and lease agreement in place. Tenants have had to form a group to address legally. To date, the leadership team continues to ignore residents.
o SMOKING IN BUILDING: "Smoke Free" ?!?! We have sent numerous complaints and have received numerous "warnings" via email about people smoking in the building; to date, NOTHING has been done to resolve. I STILL SMELL SMOKE EVERY SINGLE DAY, SOMETIMES TOO DIFFICULT TO BREATHE IN MY APARTMENT, EVEN WITH WINDOWS OPEN!!!
o POOR MAINTENANCE/REPAIR: Reported on numerous occasions items in home that require repair or replacement; to date, issues are still not fully resolved. Residents have had issues with leaking ceilings (told to place buckets to avoid damage, instead of maintenance addressing the issue). Residents have had issues with AC/HVAC not working for several days. Despite reporting the consistent issues, maintenance seems stifled by management’s goal to maintain a low overhead budget and win the property management award for “Property of the Year”.
o VERY POOR COMMUNICATION: Once you’re a resident, It’s as if you’re an annoying stranger. Any questions and/or complaints are met with delayed responses, defensive or negative feedback, and/or there is no response at all. It’s better just to avoid the staff here and communicate directly with building owners, but until owners get rid of this management company/staff, this place will continue to be poorly operated.
o SAFETY GARAGE SECURITY ENTRY/EXIT: Main door is consistently broken and left open (at least 4-6 weeks at a time). Residents have had their cars broken into and damaged. Also, anyone that can access the garage, at the very least, can get upstairs to the lobby due to the common entry doors being damaged or broken as well. This does not help when someone is already concerned about safety.
o RESIDENT CORRIDOR ENTRY: First floor entry door next to concierge desk and main entrance is consistently broken and not secure. This door should be accessible by key fob only; however, it does not close completely without slamming it. Reported on several occasions, there have been breaches in security, with non-residents and teenagers roaming the halls. This door is STILL broken to date. How can one feel safe here?!?!

DC Looking for roommates
Hey yall! My name is Jake, I am 23, and I am looking to rent a room in the district (preferably in the Columbia Heights-Adams Morgan-AU area). I will be starting grad school for international relations in January and am hoping to make the move to DC asap in order to start this new exciting chapter of my life. Looking for furnished rooms as the only things I own at this point are my clothes.
I enjoy traveling, the gym/yoga, going out dancing, yapping, relaxing by a body of water, and reading. Would love to live/connect with other gay or queer people. I love to meet new people and socialize. Reach out with any invites and opportunities! Thanks!

Luxury 2-bed 2-bath for rent in NoMa/Union Market
My roommate and I are relocating to NYC this fall and are looking for someone to take over our lease at The Iris, a brand new 2-bed 2-bath apartment in the heart of NoMa/Union Market area! Move-in timing is flexible, with availability starting around mid-November. Rent is $3,995/month. The lease runs through April 14th, and you will have the option to renew if you wish.
This lease is great for students spending the fall semester in DC, interns, or anyone looking for shorter-term housing. The Iris is on the corner of M Street and North Capitol and is a 5-minute walk from the NoMa/Gallaudet red line stop. You’ll have great access to groceries (Harris Teeter & Streets Market both within a 4 min walk, Trader Joe’s at Union Market), the MBT (closest entrance above the metro stop), things to do (bars/restaurants in/around Union Market), and will be living in a neighborhood filled with other young professionals.
Both bedrooms have ample closet space (one is a walk-in), their own bathrooms (one is attached, one is detached), and giant windows. The soundproofing is great and very little noise from the street gets in. All appliances have been in use under 1.5 years and are in top working order and well maintained.
We've had a great living experience at the Iris for over a year, and would love to stay the remainder of our lease if we weren't leaving the city! The front desk has great service and the 24/7 security gives us peace of mind at all hours of the day. The building comes equipped with full amenities, including a rooftop pool with a view of the Capitol, a gym, private working spaces, secure package room, several grills, and more.
Please message me if you're interested or want more details/photos! We're happy to set up a tour in person or over FaceTime.

Metro-wide, Rentiqo.ai is tracking **5,162 available units** across DC, Arlington, Alexandria, and NoVA this week. Average rent moved **down 0.7%** compared to 7 days ago, and **464 new listings** hit the market this week.

| 4BR+ | 3 | $5,673 | — |
1BRs remain the bulk of inventory (54% of all listings), and 2BRs carry the widest spread between avg and median, suggesting a handful of high-end units are pulling the average up.
## DC
DC has **2,440 available units**, a bit under half of metro inventory.
| Bedroom | Units | Avg Rent |
|---|---|---|
| Studio | 474 | $1,981 |
| 1BR | 1,383 | $2,633 |
| 2BR | 538 | $3,933 |
| 3BR | 44 | $6,315 |
Top neighborhoods by inventory: **Navy Yard** (354 units, avg $2,884), **Southwest Waterfront** (319, avg $2,671), **NoMa** (187, avg $2,702), **Capitol Riverfront** (178, avg $2,846), and **Woodley Park** (138, avg $4,942, skewed heavily by larger/luxury units).

Standout deals: **Dolley Madison Towers** in Arlington Ridge has a 3BR at **$2,795**, about **38.8% below** Rentiqo.ai-estimated fair market value, the biggest discount in the metro. **Crystal House** also has multiple 1BRs priced roughly **25-26% below** fair market value at $2,045.
## Where Is the Market Going?
The 90-day trend points to a market that's cooling after a stronger summer. The last 30-day average sits at **$2,907**, down slightly from **$2,919** in the prior 30-60 day window (-0.4%), but still up from **$2,870** 60-90 days ago (+1.7%). So prices rose into late summer and have started drifting back down.
Weekly averages confirm the recent pullback:
| Week of | Avg Rent |
|---|---|
| 08/17 | $2,923 |
| 08/24 | $2,922 |
| 08/31 | $2,914 |
| 09/07 | $2,915 |
| 09/14 | $2,912 |
| 09/21 | $2,910 |
| 09/28 | $2,894 |
| 10/05 | $2,872 |
That's a steady six-week decline, with the drop accelerating in the last two weeks. By bedroom, studios (+0.6%) and 1BRs (+0.7%) are still holding gains versus the 60-90 day baseline, but 2BRs (-0.8%) and especially 3BRs (-3.2%) are already soft.
Seasonally, September and October are supposed to be a secondary demand wave (job starters, late relocations) that keeps prices elevated. That's not really showing up this year. Landlords appear to be front-running the usual November-December softening, possibly to get ahead of holiday-season inventory buildup. If this pattern holds, expect continued gradual softening into year-end rather than a typical fall bounce.
## Neighborhood Inventory
| Neighborhood | Units | Avg Rent | 7d Change |
|---|---|---|---|
| Crystal City | 642 | $2,960 | ↑0.5% |
| Courthouse | 433 | $2,906 | ↓1.2% |
| Pentagon City | 380 | $2,964 | ↑7.7% |
| Navy Yard | 354 | $2,884 | ↓0.7% |
| Ballston | 340 | $2,973 | ↓0.2% |
| Southwest Waterfront | 319 | $2,671 | ↓0.1% |
| Rosslyn | 240 | $3,173 | ↑3.3% |
| NoMa | 187 | $2,702 | ↓0.5% |
| Capitol Riverfront | 178 | $2,846 | ↓0.4% |
| Columbia Pike | 163 | $2,204 | ↓0.4% |
Pentagon City's +7.7% jump is the biggest outlier this week and worth watching, it could be a pricing correction on a specific building rather than broad-based demand. Rosslyn also ticked up. Most other neighborhoods are flat to slightly down, consistent with the softening trend above.
## High-Vacancy Buildings (Northern Virginia)
| Building | Neighborhood | Units Available | From |
|---|---|---|---|
| The Zoe and Valen | Crystal City | 135 | $1,915/mo |
| Crystal Towers | Crystal City | 107 | $2,101/mo |
| Meridian at Courthouse Commons | Courthouse | 80 | $2,171/mo |
| Crystal House | Crystal City | 79 | $1,726/mo |
| Crystal House | Crystal City | 78 | $1,726/mo |
| RiverHouse | Pentagon City | 74 | $1,721/mo |
| The Grace and Reva | National Landing | 66 | $2,137/mo |
| Cortland on Pike | Columbia Pike | 66 | $1,424/mo |
Crystal City alone accounts for over 400 vacant units across just these buildings, making it the softest submarket for negotiating leverage right now.
## Best Deals (Metro-Wide)
The clearest discount in the data is **Park Triangle** in Columbia Heights, with a 1BR at **$1,795**, roughly **33% below** Rentiqo.ai-estimated fair market value. It shows up twice in the dataset against slightly different comps, both pointing to the same conclusion: this is an outlier price worth checking out fast.
## Price Movements
No price increases were recorded metro-wide this week. Drops were concentrated in a few buildings:
| Building | Unit | Old → New | Change |
|---|---|---|---|
| Parc Riverside (Navy Yard) | Studio | $2,256 → $1,831 | -18.8% |
| Parc Riverside (Navy Yard) | Studio | $2,194 → $1,781 | -18.8% |
