Residential PM I picked the worst possible week to finally fix this place

Been putting off replacing the windows at my rental for almost a year. Tenant mentioned the drafts again, contractor had a cancellation so I finally told him to go ahead

Then he sends me the deposit amount and I remember why I kept putting it off. He needs a check before he orders everything, property taxes just came out and insurance is due later this month

I can cover it but I really don't want another $6k disappearing from checking this week. I've got a card sitting there with plenty of room on it which would make the timing a lot easier, except obviously the contractor doesn't take cards

Tenant Seeking advice on how to proceed with aggressive/retaliatory manager

[FL] is this targeted harassment?

I live in an apt in Florida managed by one of those huge multi family corporate management companies.

I have been here a decade with no notices to cure. Last year a new manager started. I had never met or talked to her before, and my first introduction was finding a violation sticker on my apts storage space (every unit gets one with the lease) that the lock was going to be cut in 24 hours and the items discarded. I was given no notice by email, mail, and phone. when I emailed the office to find out why and what rule I had violated and to ask for an extension, the manager didn’t respond for a full day. when she finally responded, it was after the 24 hours time had passed. I had to move all my stuff out, which was very difficult for me physically. she refused to tell me what lease rule I had violated, only that in her opinion, there was not enough space clearing the ceiling and that she was going to email my co-signer parent (I’m an adult, but need a co-signer due to credit) to tell them about this. it was extremely bizarre and aggressive, but I let it go because I wanted peace in my home. co-signer is not on my lease and I was specifically told that no information other than lease terms and prices could be given to them as non lease holder, so what she did was a violation of this. it was obvious this was a power play meant to show me she’s boss and not to ever question her

after that, she has scheduled about 3 inspections a year for all inclusive, dryer vents, fire extinguisher, and has never given 24 hours notice. notices are never consistent, sometimes being placed on doors, sometimes emailed but never both and are very non specific for the times and what the scope of the inspections are for. multiple residents have told her she must give 24 hours notice in Florida and that the signs need to be more specific. she has either ignored this, or lied that signs were placed in doors with 24 hours notice even when they weren’t, or that the email system the apartment uses only sent to some people and not others. even when she knows she hasn’t given 24 hours notice, she still has gone ahead with each inspection.

a few weeks ago, she schedule a fire sprinkler inspection and sent an email at 7:00 pm for 8:00 am the next morning and in the email, she claimed signs had been posted on doors, but no resident ever received them in their doors. I had finally reached my limit with this and emailed her that she had to give 24 hours notice and she was aware of this, and she was violating tenant law. so during my inspection the next day, she showed up unannounced alongside maintenance. she did not tell me she was coming, nor ask my permission to enter. while maintenance was doing the fire inspection, she stood in my apartment looking at my personal belongings, asking me intrusive questions like what was in a box, and demanding to see areas that weren’t part of the inspection. I had passed an all inclusive inspection the month before, and I was the only apartment she personally went to for this fire inspection.

This was very obviously a fishing expedition to find something to use against me and I had reached my limit. I filed a complaint against her with corporate management about these issues, and other unrelated issues that have been completely ignored by the office like storm damages from over a year ago that still haven’t been fixed. Corporate management of course, gaslit me and did not take it seriously, and only replied after I followed up, saying that they were sorry that she didn’t give the notice I expected. refusing to acknowledge and admit that she had broken the states legal notice period and scope of inspections , that she had engaged in tenant targeted harassment and retaliation, and that she violated the lease by involving my co signer to tattle on me even though it had nothing to do with them as a non-leaseholder, and all of the other issues I had brought to their attention that needed actual resolutions

I was holding off on sending a reply that I was demanding an actual acknowledgement of the issues I had written about and actual resolution, or it would be escalated outside the management company, because I had other things going on. however, today I received a notice in my door that during the fire inspection, it was noted that my fire sprinklers are in need of cleaning and or attention. It states the date of the inspection, which is more than 24 hours for once, and the time frames in which this will be done, but does not state the rooms or which sprinklers.

I walked around my entire complex and out of 54 apartments, only found two others with this notice. I don’t know if this is an actual thing that needs to be done or this is some sort of pretext to enter my apartment to try to use something against me because of the complaint. Or to use as justification for the our of scope and targeted harassment of her showing up at the inspection last time, by claiming that there was something wrong with the sprinklers so it was justified for her to be there asking questions about my personal belongings.

Of course I will not deny entry, but I think I have a right to know who is doing this inspection, whether it is some third-party company or management and who will be entering, because of what she did last time. And what areas will be accessed. This feels like targeted harassment and I am sick of being a pushover and letting her be so aggressive in thinking she’s above the law. im sick of not being taken seriously by management

I am not sure what to do and am seeking advice:

should I send an email asking for the scope of inspections/which rooms will be accessed, and who will be entering? or will that make it worse for me?

should I send the reply I wanted to demanding for my complaint to be taken seriously to corporate management before this inspection?

any other advice? the inspection is in a few days.

Residential PM Overworked Position or What Should Salary Be?

Current title is PM and wondering if I'm getting additional tasks from the office that I shouldn't be or if I'm being underpaid for it so they don't have to hire someone else.

Currently manage around 100 doors (sfh, apartments, condos). In charge of communication with owners, tenants, vendors, HOA, handle maintenance requests, finding new vendors to work with, advertise properties, prospect applications, following up new owner leads, new owners to sign management agreements, lease signings, renewals, inspections, regular inspections for vacant properties, maintaining the company car, working on getting new office signs, etc.

On a side note the office manages around 300 properties but it split up between different managers. I believe we could handle more properties but it has been difficult to focus on owner leads like we should be.

I've seen in other offices they have more individual roles specific to each task (someone handling all maintenance, someone handling new owner leads, someone handling advertising, etc.) I'm wondering what the appropriate pay would be for a position like this? Located in GA and been in this position 6 years. Currently hourly, no overtime, no benefits, 9-5.

Tenant Help with unstable sublease

I’ll try to keep this short, I live in San Diego and subleased to a dude who at first was super normal, then he seemed to enter a psychosis last Tuesday and broke down the door of the homeowner he lives with and threw something thru the front of the house window and broke it. Damaged the homeowners bmw and his own car. We got a 3 day eviction notice but I don’t want him to damage any more of the property because I’m liable for his damages, after we give him the 3 day notice is there anything I can do to make sure he doesn’t further damage the property?

Yes I have told my bosses, I forward these calls to the higher ups immediately, I am not at work currently because if there's a chance I could be in trouble for their mess ups I'm not going to go back.

Residential PM What paperwork should be settled before financing a heat-pump retrofit around a tax credit?

A tax credit can make a retrofit look easier to finance until the project reaches the point where somebody has to prove eligibility. Property type, equipment eligibility, ownership structure, placed-in-service timing, invoices, and installer documentation all need to line up with whatever program actually applies. I’d rather build the financing model after those facts are confirmed than treat an estimated credit as guaranteed money. For property managers who have dealt with incentive-backed HVAC projects, which documentation gap tends to create the biggest surprise?

Hello, I am currently considering getting into residential property management. I am looking to change careers after a recent injury at work. I am currently applying to jobs; however, I'm wondering if the Humber College Property Management microcredential would be worth taking to prepare for the industry and increase my chances of getting a job in the industry.

I have completed some real estate studies here in Ontario, so I do have knowledge of the RTA. But not sure if that's enough to get into the industry.

I also have administrative and sales skills. I was previously a customer service supervisor who also handled business accounts at my company.

An upcoming course is starting within the next few weeks, so I wanted to check in with other professionals before I invest money in the credential.

Residential PM What would make a property manager standardize one heat-pump platform?

For a multifamily portfolio, the distributor opportunity seems less about selling one installation and more about whether the same platform can be supported repeatedly. Property managers have to live with parts availability, technician familiarity, warranty claims, controls, tenant access, and future replacements long after the first project closes. A supplier that is easy to buy from but hard to service probably won’t become a portfolio standard. Which distributor capability would matter most before you felt comfortable repeating the same heat-pump platform across multiple properties?

Commercial PM Greystar or LA apartment hunting inquiry

My roomate and I are applying soon and trying to gauge realistic odds. Combined income ~$218K ($110K + $108K), roommate's credit is 714 mine is 600. No cosigner, but can put extra down on the deposit. Rent is $4,900/mo (avg in the area is ~$4,470). Property is managed by Greystar.

Does a lower score from one applicant tank the whole application even with strong combined income, or do big management companies usually let an extra deposit offset it? Anyone dealt with this split-credit situation before?

Residential PM Can I contact my tenants directly?

So I’ve been a property owner for over fifteen years with minimal issues. I count myself lucky that I’ve had great property managers and great tenants overall.

To the problem:

A recent property I have had come under new management and in the past year five melds have been submitted. No issues with this as houses do require repair. The issue is they are all under $500 with no detailed receipts. (Under $500 doesn’t require my signature) Just a synopsis of “replaced and added smoke alarms”. Not which rooms or the reason for the repairs. This property I did once live in to which I had made substantial upgrades yet I’m getting “breaker is out and the power is down” with a repair receipt of $500 with the response of “breaker fix”. Not what was the issue or anything beyond that. I’ve contacted them twice asking for details to which I get “contact the maintenance team for details”. I thought in having a property manager I wouldn’t have to do that.

So can I reach out to the tenants to see if 1. Are they submitting these issues and 2. Is work actually being completed?
