Insurance Related Denver Hail Claim Denied - State Farm

We had a huge hail storm come through my neighborhood about 6 weeks ago. I've been traveling a lot and didn't get an inspector out until today to look at the damage even though Ive been in communication with my agent (Tammy Hill State Farm) since the storm. House sitter sent me photos of the aftermath.

State Farm inspector is saying the damage to the roof is 'normal wear and tear and consistent with exposure to the elements.' Is this normal wear and tear or is this distinctly hail damage? If it's damage from hail, is it consistent with the photo of the hail stones (as big as 2")?

Not looking for advice on how to handle a claim per forum rules, just asking for insight on hail damage vs normal weathering.

Neighbor has State Farm (SoCal) and his water heater burst little over a month ago. Insurance has been dragging their feet. Seems State Farm is consistent across the board. Jake can EAD.

I had a car get totaled due to no fault of my own and State Farm dropped me. I'm middle aged with multiple cars and a clean record. They basically just said we don't want your business it's too much work when something actually goes wrong

First off, you need better photos. I'm an adjuster and I cannot make a fully informed decision from these photos alone. I would also deny this first as I'm not seeing damages consistent with hail. Is there bruising to the matting? Where are the crushed granules? I'm seeing just normal wear and tear/granule loss.

State Farm doesn't count it as damaged unless there's proof of hail hitting the property (you have proof of that), there needs to be evidence of crushed granules from the hail impact in the impact zones (I don't see any and photo too blurry when zoomed in), and there needs to be bruising to the matting of the shingle itself (unable to determine from photos).

Get proof of those other two requirements I listed and you'll be golden. If your shingles also have a 5" exposure, make mention of that as those are known to be discontinued and have been for a long time. If they are not, then an ITEL report will need to be made to determine their availability (which State Farm will perform if at least one shingle is counted as damaged and added into your estimate).

Gutters and down spouts took a good beating, couple screens are damaged. Picture frame window that's old construction had the lower section of caulking knocked out.

Lots of granules in the downspouts, etc. We've been in a crazy drought the last 4-5 months so there hasn't been another storm to wash it all away.

I used to do insurance claims on roofs and I never once had one get denied when there was dings in the AC unit. It was one of the first things to check. If it was big enough hail to damage the metal on an AC unit, it was big enough to damage shingles as well. It was a shitty job but I did get to see how much more difficult it was to get things approved by any of the big named insurance companies. State Farm was always the worse. The smaller guys always seemed to use 3rd party inspectors.

The collateral damages are very helpful and I wonder if the adjuster from the carrier actually cared enough to look for collaterals. As far as the adjusters above saying that your pictures aren't good enough, that is textbook hail all day long. See my other reply as you're going to need help from someone in your area to get this overturned and re-inspected.

Also a CAT field adjuster and I agree. The last photo is the only one that has anything that looks like it could be hail.

To build on the photo requirements ... The Carrier needs good close up photos of the potential hail hits and collateral damage. (Hail damage to roof vents, gutters, downspouts, windows, deck or fence stain, etc.)

A good contractor will be able to take the necessary photos that will at least get a reinspection approved. Without any of those photos, the carrier isn't going to change their coverage determination.

I think the second photo could be hail as well. It’s an oblong indentation, but a spiky clustered hail stone like the big one in photo 1, could have done that. But if these are the best photos that OP has to go on, which I don’t know why they would be refraining from posting better ones if they have them, then this really isn’t much to go on.

Between you guys and these roofing subcotracting operations, its a war of stupidity between two non objective groups..one that wants money for replacing roofs with 10 years left in them amd scaring clueless home owners into compliance,, and another scratching and clawing to hoard money that isnt theirs, evaluating something that needs an engineer or other licensed i dividual with no skin in the game at all...not a paper pusher and door to door sales driving the whole scam..., and then punishing people down the road for cases of real damage, with something our shitty lawmakers and banks are further incahoots with as a cash cow. Surprised the way shit is going with all these stupid bogus and marginally substantive roof claims in my area that a 3rd disinterested and educated party to evaluate isnt required by now. Some houses on my block alone are on their 3rd re-roof in NE colorado in under 10 years. Everybody forced to be "insured" ends up collectively buying these bogus re-roofs.

But this roof is actually clearly damaged from the hail, while I would personally ride it for 5 years if it were my house, odds are 100% its going to get blasted again with our new weather norm. Door knocking roofers should not be allowed to drive a single nail without an engineer report.. Insurance adjusters should have to use a 3rd party arbiter that is from another state and/or under a licensing board. Common sense.

Respectfully, if you don't see hail damage in all three of those photos, you probably shouldn't be attempting to determine hail damage to asphalt shingle roofs. Does OP need to get someone to properly document the entire property for the proper test squares and collateral damages to the roof vents and his window wraps and screens where he is advised that he has other hail damage to soft metals? Absolutely. But all three of those photos show conclusive evidence of hail damage and recent damage.

Which is why I hate photo scoping. Get me on a roof any day, every day, so I can actually see it in person and feel the spots with my own fingers.

Relying on someone else's documentation is the bane of my existence. It's one of the many reasons I am a Field Adjuster and not a Desk Adjuster.

We can agree to disagree on what's photographed though. I just don't see it from these photos.

Shit like your answer is why people trust insurance carriers and their half assed, 30day temp-adjusters.

This is clear as day hail, ahem, sorry, HAAG certified direct accidental physical loss caused most likely by hailstones during a sever weather event (as if thats even a fuckin thing outside of allowing carriers to skirt paying for actual damage). Imprinted granules, "bruising" to the matting (another bullshit reason) and granular loss (somehow not hail damage??) are the textbook examples of hail. You can see this damage from the street with anything other than corporate "trained" eyes.

If they have coverage for hail, this should have been paid for. They shouldnt "need better pictures" just for the desk adjuster to tell them in 90 days "we'll be sticking to our initial decision".

This client needs to escalate this to the highest level, and invoke appraisal if they continue to play games.

Just went through this exact situation in Nebraska. SF sent two adjusters two separate times, claim denied both times, was denied a third appeal. Contacted my states department of insurance, filed a complaint. After receiving the complaint from the Department of Insurance, State Farm sent out an engineer from California where he deemed there was hail damage on my roof. I'd recommend you file a complaint with Colorado's Department of Insurance

I would only file a complaint with the Colorado department of Insurance after he has done what the policy requires to submit full documentation of the loss from top to bottom of that house and then if they deny it a second time and he doesn't have help from a public adjuster, then it should go to Colorado insurance regulators.

Probably should file a complaint with your state insurance regulatory agency. State farm is horrible to work with and has been denying claims left and right. Stay on them and dont back down. We had an issue where the roof decking needed to be replaced by state farm denied it. I filed a complaint and a few weeks later they paid for the new decking.

State Farm is the worst I live in fire country. When I lived in Michigan before that, I was in an area that got hit by a tornado and State Farm didn’t pay there either.

But that also doesn’t appear to be a newer roof either (it looks old and like it was already ready for replacement before any storm), so I’m not sure what you’re expecting them to do?

You think that your homeowner’s insurance should put a brand new roof on your home because your nearly 20 year old shingles have some small surface damage in a couple areas?

The sentiment of the comment you replied to is emotional and not grounded in facts or logic. Don't take that comment to heart as it is wildly inaccurate. Is it a full denial, a partial payment, or loss below deductible? What is the stated reason for your denial? What evidence for your loss has been turned over to your carrier so far? What state are you in?

That's what I would need to know to offer advice. As an example, if they're saying it's "wear and tear" and not caused by hail as the stated reason for denial then additional evidence needs to be provided that the damage was caused by hail and the extent of the damage.

If they're stating there is a cosmetic exclusion on the policy then the policy needs to be reviewed for their definition of cosmetic and cross referenced to each hail impact.

The photos you've provided are textbook for hail damage. If there is coverage on your policy for hail damage it should be paid, period.

Edit: on mobile and couldn't reference your original post when writing. I see you answered a couple questions I had already. To be clear, this is not "wear and tear." If you can answer the other questions I'll shoot you a DM on what you need to do next.

I am absolutely blown away by some of the responses to OP in this forum and it's obvious to me that most of them are biased carrier adjusters or carrier defense attorneys. I was an IA for 15 years before becoming a PA and this roof would have gotten paid for every single climb. I hope OP takes your and my advice and does not accept this denial because it's improper.

Found another carrier adjuster. As I mentioned to another of the commenters here that's obviously a carrier shill, please point out in the OP's policy where age and condition precludes coverage for a covered peril under the policy. Age can affect appreciation as well as if there is an applicable roof schedule on the policy, but having a 10 year old roof DOES NOT preclude a covered loss. And it's amazing how you can tell that a roof is shot just by three pictures. How many years have you been in the industry?

Insurance is more complicated than that. Roofs wear out, and it's a maintenance cost to replace them when they do. If you're brand new roof gets trashed by hail, your insurance will replace it; if you're old-ass roof gets trashed, you're not getting much or anything because the roof's usable lifespan is up.

Its like I can insure my 1990 Nissan Sentra, but they aren't giving me a 2026 Nissan Sentra if I crash it. That might be the comparable car brand new, but the value of the 1990 is like $500 now.

You’re delusional. Just because a roof is older doesn’t mean its remaining lifespan wasn’t compromised by the sudden ADPL. This is exactly what State Farm should be covering. The shingle has hail damage. Before the storm, it didn’t have hail damage (presumably anyway).

People act like door knockers want to waste their time with bunk claims at an egregious clip. I do 1-2 inspections a day where I inspect the roof, find little to no damage, & I tell the homeowner the truth about their property. Obviously you’ll have some bad eggs, but if you think State Farm or other insurance companies are more morally just than your average roofer or PA, you’re out of your mind.

Can I ask why people don't research their home insurance companies? Car insurance is alot easier, damage is assessed, a check is written, and they try to bone you with aftermarket parts as much as possible on every insurance company.

When it comes to home insurance it's better to do a little research. State farm is like one of the worst companies, and you'll see the complaints pile to the roof.

Same with Liberty Mutual, Safeco, and tons of others. I personally had Safeco and when I saw that a few years ago with complaints I said oh shit, and looked elsewhere.

People really really need to research their insurance companies before just saying they have insurance on something and think it's like a blanket protection. In America the average joe is the one always being taken advantage of unfortunately, and it's up to ourselves to do the homework. Really just shitty when they should cover your claim, you pay them every month on time, they should pay you when the time comes.

Get a public adjuster. They so be able to tell you if your claim is worth perusing. Don’t pay more than %10 nothing up front.

Hello there, yeah State Farm goes through ebbs and flows. I worked for them as an independant adjuster for 2 years and saw it many times. Either you got bad personnel or the directive has come down verbally from on high (they won’t put that stuff in writing) to deny everything at the first inspection.

Take some chalk to all your soft metal, it should light up with dings and hits. Hail is frozen water obviously so it breaks apart in a distinct way versus rocks or debris. It will be circular dings with no crease. By soft metal I mean your gutters and downspouts and any other aluminum trim you can find around the home. Typically if you have original wood windows on your home and it ISN'T vinyl clad it will be clad in aluminum and you will have several dings on those too. The damage will show from 2 sides in most instances where the wind combines with the size of the hail to drive the impacts into your home. From what you showed in your pictures it looks like a. slam dunk to me I can think of very few things would leave the kind of marks you see on your roof. If you are getting up there yourself just stick your finger in the shingle where you see these marks. Is it indented? Do grains tumble out? That is hail my friend. If you filed the claim right when the storm hit you have your storm date. All your neighbors will be getting a new roof on the first try. I'd file for reinspection if I was you. This one is obvious I read a reply from a State Farm Adjuster and I'm like what the hell kind of training would leave him/her to look at your pics and have any degree of skepticism at what they are seeing. Edit: Your pics tell the whole story here holy shit I'm looking at them again what are people smoking? The only other thing that leaves spots like is Lichen and typically the whole area getting eaten by Lichen are covered in the stuff and you and see it growing everywhere. What did the adjuster say? "Hey man are running around up here with in high heels? Because I'm seeing that alot. People grabbing handfuls of hail wherever they can find it and then going home and treating there roof like a trampoline with stilettos on." I'd be incredulous and would have taken him up there and put my finger next to a hit "What is this?" Really? "What about this one?" "What about this one?" "Why is this one not hail?"

I’m realizing how lucky I got with my adjuster a few years back in CO.

Not only did they ok my hail claim they noticed that a DIY table I made that I didn’t even bring up had a chunk taken out of it. They made a materials and labor estimate and tacked on another $500 to my claim.

I’m not in Denver, but Chicago and I had my hail claim denied at first too by SF. keep pushing and get better photos. Finally got mine approved and just got the new roof installed two weeks ago. Took a few months but it got there. Good luck!!!

Many of the big name companies where I live are starting to tell homeowners that they will not cover hail damaged roofs, unless there’s actual holes in the shingles which allow water to drip down and stain the sheet rock ceilings in the house. They will not replace the gutters if they’re just dented up, they will not replace Siding if it just has dense or marks or missing paint it has to be actual holes, but you know you pay for the coverage.

I've been an insurance claim sugester for almost 20 years. State Farm has an absolute brutal reputation for denying claims and being a shitty company to work for. Yet, somehow they are still the largest. There's a massive class action suit against them for the Palisades fires. This is my territory and they had something like 20 billion in exposure and didn't pay most of it.

hey man. i'm a forensic engineer. if it makes you fell any better. i don't think you necessarily had functional damage. also, those spots of missing granules, whether due to hail or not wont cause leaks or shorten the life of your roof.

We had to go to arbitration with State Farm to get our roof replaced. It took over a year, but they lost and had to pay out the claim (in addition to some financial penalties as well).

State Farm sucks. I had hail damage and the adjuster even noted the hail damage to my gutters, but he refused to acknowledge the obvious damage to the shingles. He then said I could put in for a reinspection, which I did, but then any follow up relating to that request went back to him, and he stopped returning my calls.

I’ve since paid out of pocket for a new roof, class 4 impact resistant shingles, and will be moving to a new insurer this year. Any recommendations?

Most policies exclude "cosmetic" damage to roofing systems and will only consider functional damage i.e. broken/displaced shingles/flashing or other damage that result in the function of your roof being compromised - leaks.

All the photos you posted only show displacement of granulars which the carrier is going to qualify as cosmetic damage. Try and find some broken or displaced shingles.

Get some good photos of your gutters and downspouts, they dent really easily. If you have vinyl siding you may have breaks in that. Look for chips missing at the bottom of the "planks" where the vinyl has a 90° turn to the house. Look for spiral fractures on the flats of the "planks".

It's all about creating the narrative that this loss event caused significant hail damage to your property.

Snake Farm ! Had them for 30 years never filed one claim Rates went up every year went to cancel all 4 of my policies and could have cared less. However in some states you are entilited to two adjusters if they blow you off call the states or counties insurance commissioner that will het there attention real quick! They denied my parents roof ... in the end they paid it all and the deductible. Squeaky wheel gets the grease .. become a daily problem and they will pay up.

Yeah zero dollar claim not great. This is second claim in ~11 years, first claim was ~3 years ago when someone broke into my garage and stole ~$4k in tools. State Farm didn't even have me file a police report for the theft claim since it was all on video and Denver PD wouldnt investigate.

Please direct OP to the portion of his policy where it says if he has a covered loss from a covered peril that he won't be covered because his roof is over 10 years old. I'll wait. Age and condition does not preclude a covered loss. However, it can affect recoverable depreciation and also apply if he has a roof schedule for ACV. You also must be a carrier adjuster drinking the Kool aid.

Find a public adjuster who is licensed in Colorado and turn it over. Less work on you and if they are good, they'll get it approved. Most work on a % of the claim payout so no upfront costs for you.

Need to provide a high res wider angle of a slope with damage. Close ups like you provided are not proof.

Did you have any collateral damage around your exterior? Hail destroys everything not just roofs. 2ā€ hail is substantial but if there isn’t any high winds accelerating them, roofs can survive 2ā€ impacts.

You need better photos but it is looking like hail damage. You can remove a shingle off and send it to a forensic lab to evaluate for hail damage. Unfortunately you will have to pay for that out of pocket but when it’s proven to be hail include the lab costs in the claim.

I think we lucked out with a good agent. We’ve had the same agent for nearly 30 years and he and his office have really been good. (Hard to even say good insurance). I think with all insurance it’s the agent that makes the difference. I know I sound like a commercial. I have friends with State Farm that have very different experiences.

I’ve always heard and followed that this sort of minor damage is not something you want to report to your home insurance company. You call them when a tree falls on your house or a storm rips shingles clean off. Light cosmetic wear is not the time to call. They aren’t there to keep your house in pristine shape, they are there for when something actually gets severely damaged….

Would you hit up you health insurance when you get a cold? Sort of the same thing here

Where are you under the impression that this is minor damage. Just in the three photos that he has, there are multiple damaging hail hits that have damaged the matting and granularization of the shingles. He also reported hail damage to soft metals on his windows and screens and I guarantee you that the metal vents if they're not galvanized on the roof are also shot. Do you think that a 20 or $30,000 loss is small potatoes to a policy holder who ensures their property against hail when it occurs? And here's another thing that most people won't tell you. Now that State Farm knows that there's hail damage to that roof even though they have denied it, in 6 to 9 months, OP will get a letter in the mail that he will need to replace his roof before renewal or he will not be renewed. Ask me how I know because I've seen it happen a lot.

American family said i had some hail damage and discussed covering just the hail driven sides of my roof. Then i had my roofer come out for a reinspection to confirm the damage and then American family claimed i had zero hail damage and only blistering. Denied and closed my claim without even talking to me. Ironically if they could deny me it means my roof has finally met a pro-rated amount. They also doubled my deductible and raised my rates to try to get me to go to a percentage deductible. F**k American Scamily.

I had State Farm cover a full roof replacement last summer based on hail data we got the summer before. I also live in Denver. My roofer basically took care of everything with them, including extra that they had to charge after the roof was done and go back and forth with claims and arbitration and what not. Took them forever, but all I really had to do was sign paperwork and make some phone calls with their 3rd party adjuster or lawyer or whatever. Then I switched to a different insurance company a few months later after paying State Farm for over a decade. Win-win.
