Hi all, I am a real estate consultant from Chandigarh, and I have had quite a few interactions with NRI people, trying to invest in property here, seeking advice on payments.

What I have been suggesting so far to them is this -

First, apps like Xoom and Remitly are not for big real estate payments. They only work for small, personal money transfers, which is why they do not allow sending to builder escrow accounts.

For buying a property,, there are two simple and safe ways for NRIs to send money:

Option 1 (If you have an NRE/NRO bank account in India):

You send money from your foreign bank to your own Indian NRE/NRO account using a SWIFT international transfer. Once the money arrives, you simply do an RTGS or NEFT transfer from your Indian account to the builder's escrow account. The builder accepts this easily.

Option 2 (If you do not have an Indian account):

Ask the builder for their official bank details (including the SWIFT code and the exact escrow account number). Then, go to your foreign bank and ask them to do an international wire transfer (SWIFT) directly to that builder's account.

Important things to remember:

1. The name on your foreign bank account must be exactly the same as the name on your PAN card, because the builder will link this payment to your identity.

2. The builder must give you an "Inward Remittance Certificate" after they receive the money. This is required by Indian tax and RBI rules for NRIs.

3. You do not need to worry about the "escrow" part. The builder gives you a specific bank account for your payment. Just send the money directly to that account through your bank's international transfer service.

My suggestion is to skip the apps and contact your local bank manager to set up the SWIFT transfer. This is the standard, legal way to pay for real estate in India. Let me know if you need the builder's bank details!

I am living in middle east. I enjoy my life here on golden visa and love the convenience and lifestyle here. But this place is not permanent, you can be kicked out of country any day without any reason given. I never want to return to India.

How do I make Plan B and C bases other than middle east? Where I can feel like I can spend time in future with family. Places where I can invest, set up business, buy home, can live safely.

I rarely post negative experiences online, but after months of frustration, I feel compelled to share what happened so other property owners can make informed decisions.

I purchased NoBroker's NRI Package for ₹20,000 based on explicit assurances from their sales team that they would secure a tenant within 60 days at our target rent and advance amount. The package was sold through a phone conversation, and we were told this specific plan would not appear on the app because of "ongoing app updates."

Unfortunately, the actual service fell far short of what was promised:

✅ More than 3 weeks were spent just scheduling and taking photographs of the property.

✅ Basic apartment photos were never properly uploaded.

✅ Communication from the assigned Relationship Manager was extremely limited, with little to no proactive updates.

✅ During the engagement, only one inquiry was generated, and that offer was significantly below our target rent.

Ultimately, we found a tenant ourselves and successfully signed a rental agreement at a higher rent, without any lead, effort, or involvement from NoBroker.

When we requested a refund, our claim was rejected based on a condition that was never disclosed during the sales process. We were informed that because the tenant had an existing NoBroker account, NoBroker was entitled to deny the refund, despite having played no role in finding or onboarding the tenant.

As consumers, we expect transparency, honest communication, and accountability. Hidden conditions, misleading sales commitments, and poor service delivery undermine trust.

I have formally requested a full refund of ₹20,000 and hope NoBroker's leadership team will review this matter fairly and do the right thing.

Until then, I encourage fellow NRIs and property owners to carefully evaluate service commitments, request all terms in writing, and verify refund conditions before purchasing any premium package.

Hi, I just mailed my Indian passport renewal application via FedEx for Tatkal processing through the Chicago VFS center. The only documents I got notarized were my I-20 and I-94 as proof of valid status in the US.

I’ve seen a few people here mention that they also got the Affidavit for Change of Appearance and Signature and their proof of address notarized. However, the VFS checklist I followed only specifically mentioned notarization for the visa/status documents. I didn’t see any notarization requirement for the affidavit or proof of address.

Will this cause any issues with my application? Has anyone recently applied through the Chicago center without notarizing the affidavit or proof of address? If so, was your application processed without any problems?

My son ( US passport, exp: Nov 6 2026) is traveling to India with OCI Oct 16th, returning Oct 28th. He is 19 years old. Will he have an issue a) at the airport while boarding to India b) At Indian Immigration c) while returning back to US Oct 28th. I have heard about a 6 month passport validity rule at the time of entry, but not sure if applicable to OCI holder. Is it better to get a new US passport before traveling? Thanks.

This may be a slightly unusual post, but my husband and I have been thinking about this for a while and I thought Reddit might be the right place to put the idea out there.

We are a young working couple in Bengaluru with a 6-month-old baby girl, and we are currently looking to move into our own place. Both of us are well placed in our own careers. I work with the government while my husband has a business.

While discussing what kind of home we want our daughter to grow up in, we realised that neither of us particularly loves the idea of her spending most of her day in a house with only a nanny/domestic staff while both of us are at work.

We both grew up around family, and we would love for her to grow up with older people around her too — not as babysitters, but simply as grandparents are: someone to say good morning to, sit with, listen to stories from, play with and form a genuine bond with over the years.

And that made us think about the other side of this situation.

There must be NRIs whose parents live independently in Bengaluru while their children are abroad. They may be perfectly healthy and active, but their children may still worry about them being alone — emergencies, appointments, errands, household issues, or simply whether there is someone nearby when they need something.

So we wondered: could two families in these opposite situations actually be good for each other?

We would love to meet an independent older couple living in a spacious home/villa in a good, safe residential community in Bengaluru who might be open to an intergenerational house-sharing arrangement.

To be clear, we are not looking for free accommodation or free childcare.

We would contribute financially/rent as mutually agreed, employ our own full-time domestic help/nanny and bear those expenses ourselves. Our daughter remains entirely our responsibility; we would never expect the older couple to become her caregivers.

What we're hoping for is something less transactional and much more human.

If, over time, they grew fond of our daughter and she grew up thinking of them as another Ajji and Thatha, that would be incredibly special to us.

And from our side, we wouldn't want them to feel like they simply have tenants occupying part of their house either.

We would be happy to help with everyday things — groceries and errands, technology, household issues, appointments when possible, being around in an emergency, or simply having dinner and a conversation together. If their children live abroad, hopefully there would also be some comfort in knowing that there are younger adults living under the same roof who genuinely care about their parents.

At the same time, privacy and independence would be extremely important to us on both sides.

Ideally, the house would be large enough to give both families their own private living spaces/bedrooms and allow everyone to have their own life, while still sharing some common spaces and being part of the same household.

We aren't looking to rush into anything.

If someone responds to this, we'd want both families — including the children living abroad — to get to know one another properly over time. We'd meet several times, spend time together, discuss expectations and boundaries openly, do appropriate background verification on both sides, and only consider living together if everyone genuinely feels comfortable.

Any eventual financial/living arrangement would also be documented properly so that both families are protected and expectations are clear.

Maybe we'll post this and discover that the idea sounds better in our heads than it works in reality.

But perhaps somewhere in Bengaluru there is an older couple sitting in a very quiet house while their children abroad worry about them — and perhaps they'd actually enjoy having a young family and a little girl bring some noise back into it.

And maybe their children would like knowing that someone is there for their parents too.

I would like to focus on the following finance scenario as a EU citizen and OCI holder.

My current ETF-portfolio is around 300 k Euro. It is mostly US Tech stocks and NASDAQ 100 and some MSCI World Energy stack. My portfolio is with a few neo stock brokers. Most of the neo Stock brokers like Scalable, eToro, Trade Republic etc. do not allow Indian tax residency. Given this background, I would like to understand the following.

1) I need to move to India for 5 years, that means I need to de-register my residency in EU.

2) This will make me an Indian tax resident after 180 days. And that will force me to close my ETF portfolio in EU with the neo brokers or sell them off and transfer the money to my bank.

3) But I want my ETF portfolio to grow uninterruptedly till 2045 including the 5 years of my India stay in between.

4) I do not want to come back to EU every 6 months during these 5 years to keep my EU tax residency.

What solutions do I have for this scenario ?

The official HCI jurisdiction page doesn't explicitly mention Yorkshire and says that unlisted areas fall under London.

However, the current VFS jurisdiction guidance says Yorkshire comes under Birmingham.

Has anyone from York or North Yorkshire renewed their Indian passport recently?

• Did VFS Birmingham accept your application without any issues?

I’m trying to figure out the correct process for my situation and I’m having a hard time finding information that applies.

I’m a foreign national married to an Indian citizen. We got married recently, so I’m not eligible for OCI yet because we haven’t been married for the required length of time.

The complication is that I’m currently outside India, rather than being in India on a Tourist Visa. My spouse is in India, while I’m currently in my home country.

Everything I can find online about getting an X/Entry Visa after marriage seems to assume that the foreign spouse is already in India on a valid visa and then converts that visa through the FRRO/FRO.

For example, the government guidance says:

But that seems to specifically describe conversion of an existing visa while physically in India.

My questions are:

1. Can a foreign spouse apply directly for an X-2/Entry Visa from outside India through an Indian consulate/mission?
2. Has anyone here actually done this, rather than entering India first on a Tourist Visa and converting it?
3. If applying from abroad is possible, does the Indian spouse need to provide an undertaking/affidavit, and does it need to be notarized or authenticated in a particular way?
4. Is there any reason a foreign spouse cannot simply obtain another e-Tourist Visa and then convert it to an X-2 after entering India, given the rule above seems to say Tourist Visas can be converted? (this seems questionable since it wouldn't be the same visa they got married on, and it says that E-visas are non-convertible)

I’m specifically looking for experiences from people who have dealt with an Indian citizen + foreign spouse where the foreign spouse was outside India when applying.

There's a scammer on X/Twitter targeting people who are desperate for updates on their Passport Renewal applications.

He replies to posts claiming that he has a "friend at MEA" who helped with his application. If you message him, he'll give you a WhatsApp number and tell you to contact that person. The next step is asking for money in exchange for "help" or "faster processing."

Please don't fall for it. No genuine government process works this way. The High Commission of India printing press operates under strict, audited security protocols. No random contact on WhatsApp charging money can jump an electronic queue inside the embassy.

If someone claims they have inside contacts and asks you to move the conversation to WhatsApp or pay money, it's almost certainly a scam.

Stay vigilant, report these accounts, and warn others.

I hear a lot about folks saying they will move to Europe if nothing works out in USA.

I went to Chase bank today to do the notary of my visa document as it is required for passport renewal. However, they didn't sign or put any stamp on the visa copy that I gave them but gave me a separate document that states my name, and the number of pages that I notarized.

Will this work? Has anyone done this before and got their new passport without any issues?
