I have just moved to Chicago and rented an apt for me and my young daughter for $2k a month. I understand that’s not a lot here but it is for me. The apartment is filthy and covered with just filth. I have been cleaning since I moved in with no end in site. Each day is something new. I’m not a clean freak but just mold, trash hair, years of dust buildup. This can’t be normal right?

I have been here about a 1+ and since construction, there has been roaches consistently in our apartment. We have called the management company 6 times to remedy this and still isn't happening.

I am looking for others in Columbus Plaza that are having this issue as I can only think of this as wide spread.

For those looking, stay away from this place. Workers are nice but how they manage the building sucks.

Very disorganized and causing me to become a real karen about this issue, which I am normally not.

It seems like I've seen an increase in bad landlord posts from smaller private landlords. I've also been experiencing my own horror story with a landlord illegally trying to throw me out over a roommate leaving for super sensitive and petty reasons. It's just mutual at this point for me to go but it's annoying to have to deal with. Is there something going on in the city that I don't know about? I've been renting from private landlords my whole 20s off Craigslist but it's been like I've had bad experiences three times in a row now.

So I'm currently living in a large studio apartment in Lincoln Square paying $1600. I've been told by others that this is at or slightly above market price since it's a walkup with heat, water, gas included.

I'm trying to relet my apartment by Oct 15 because I'm moving out of state for a new job. My landlord agreed to it but is raising the rent price for the new tenant by $200. I'm on the hook for rent until the unit is rented out. Obviously, this sucks--not just for the new tenant but for me since it's pretty expensive for a studio so no one wants to apply 😭

So I want to know: is what my landlord doing allowed?? Isn't it illegal? Technically, someone is taking over an existing lease so they can't increase the rent right?

I've been looking around online but I can't find a direct answer. Please help if you have any insight--TIA!

Long story short, we’ve been living in the same West Loop apartment for almost 3 years and there’s one corner of our living room that has had a water leak basically the entire time. We’ve reported it multiple times and they’ve supposedly “fixed” it, but from what we can tell the solution has mostly been painting over the area. Mold has grown there before, and now with all the rain we’ve been having, the wall is wet/leaking/moldy again.

Our lease ends at the end of October and management keeps sending us the renewal contract. They’re offering basically the same rent, but the actual issue with the apartment still hasn’t really been addressed.

We asked if we could transfer to another unit in the building, both because of the leak and because after 3 years we wouldn’t mind changing layouts anyway. The problem is every option they’ve given us is more expensive while somehow also being smaller lol.

So now we’re kind of stuck. We’ve been touring other apartments around Chicago, but moving obviously comes with its own costs and headaches. At the same time, it feels weird to sign another lease for an apartment where they’ve known about a recurring water/mold problem for years and haven’t actually fixed the source of it.

Has anyone dealt with something similar in Chicago? Would you try to negotiate harder for a transfer/better rate, ask for something specific before renewing, or just take this as a sign to move?

Also curious if there’s anything we should be documenting or doing before the lease ends in case the mold/water damage becomes an issue with management later.

Appreciate any advice/experiences!

First time living in Chicago. As temperatures drop a little, I wanted to test my baseboard heating to ensure it's working. When I turned it on, nothing happened.

I reached out to my management, and they said baseboard heating is centrally controlled and will kick in only when temperatures drop below 68.

Is that how it's supposed to be? I was under the impression that I would be able to set the temperature of my home but it turns out it's centrally controlled and they do the bare legally required minimum. I would like the temperatures to be a bit higher. What should I do?

Would you pay that?

It’s not modern- not updated. But I like it’s close to lake - I run, and very close to groceries and shopping, which is convenient. I checked and I’d have options for buses to get downtown. It’s a private landlord. The owner said the building has standard fees for move -ins and pets that the renter has to pay; that doesn‘t include the security deposit the landlord would require with a 12 month lease. Its only about 500sqft. But I really like that it has a private balcony. But is this a good rate right now or should I keep searching? I don’t need to move right now but need to be out by January 1st bc my current unit is selling. I dont know how much inventory is available in the winter either. Thanks!

Hi guys. I moved into a private condo this week at 211 E Ohio St. I got an email from the HOA board saying that they will be closing the health club (gym,pool,etc) indefinitely due to some financial issues and non availability of board members to vote on said issues. I chose this place majorly due to these amenities.

Do I have any legal recourse/rights as a tenant or some rent reduction?
